Hamero is owner of plot numbers 2299/1, 2299/5 en 2298/6 at K.O.
Pecurice, a total of 3.5 ha..
At this moment Hamero has permission from the municipality of Bar
to build the resort Dobra Voda. The detail urban plan under order of
the municipality has been approved.
All necessary licences are achieved.
Resort Dobra Voda

Objective

Goal is to build the resort Dobra Voda. The resort has to
achieve a minimum of 4 stars as demanded by the city of Bar.

The Urban plan allows us to build the following real estate:


Villas type A (360 m2) with ground floor and second floor (and
basement)
Villas type B (120 m2) with ground floor and second floor
Villas type D (160 m2) with ground floor and second floor
Apartments: type A1 88 m2
type A2 105 m2
type B1 51 m2
type B2 68 m2
type C1 65 m2
type C2 51 m2
Hotel building with a maximum of 5 floors (90 rooms)

About the development

Location is between the cities Bar and Ulcinje. Distance from the see is about 0.5 km
and due to the quality of the location every villa and apartment has a breath taking
view to the see and the impressive mountains in the back.
According to the Montenegrin people the level of the resort is the most ideal height.
They tell that on this level the air from the mountains and the air from the see is
merging to the ideal structure so that people with breath problems will beware of its
wellness.
This healthy atmosphere (air and water) will be used to determine the highlights of the
resort and in offering all kinds of Wellness & Health centre facilities.
Distance from Bar, one of the bigger cities of Montenegro, is 10 km. Bar is a harbour
city with a well organised marine. It has a nice centre and is suitable for a day
shopping.
Distance from Ulcinje, with its 13 km long sand beaches, is also 10 km. In the direct
surrounding we find the beach Velikij Pijesak, a small beach wit all facilities
inclusive shops and restaurants.
The resort will be fenced and guards will check the property 24 hours a day.
Facilities at the resort will include a large open heated pool and also a covered one, a
full spa with sports equipment. Some boutiques, shops, bar and restaurants are
planned as well. The entire complex will be dedicated to leisure and well-being, and
as such cycling and walking tracks will be laid for the sole use of the residents, who
will be assured maximum comfort in a country-club style environment.

The complex will also have all the amenities necessary to accommodate a longer
length of stay, and will offer the space, convenience and personal service to enable
the residents to settle in and feel at home from the moment they arrive.
Starting the end of October it is possible to go skiing in the mountains of Montenegro.
It could happen that it is possible to swim in the see and at the same time do all kind
of winter activities within a two our drive. This can be called unique.
Distance from the airport of Podgorica (capital of Montenegro) is 40 km. Distance to
the airport of Tivat is 45 km. Also Dubrovnik is a possibility to fly in.
Golf courses are developed at multiple sites and the closest one to the resort is within
25 km.

About the developers

The developer is the company HAMERO DOO, established in Bar. The
founders of the company are from the Netherlands
DOO (LTD) means a company based on limited liability.


Other project participants are:

Erol Marunovic, lawyer. He speaks fluently English and is capable to
draw the contracts in English. He is well known with Real Estate and
selling to foreigners.

Neboisja Milosovi, architect and responsible for the detail Urban plan
and technical drawings

All official contracts now in Montenegro have to be done by Notary. All
contracts have to be translated by official translators.
