This is a 2 storeys bungalow that could be
categorised as a class 2 building and a Type B.

Staircase construction
This house is 100m from the breaking surf, due to its near
distance towards the beach, the structure such as the
reinforce in the concrete need to use high grade coating or
galvanised, thus to avoid rust. For the exposed structure
such as roof, handrail and pergolas, stainless steel is
implemented.
Long span truss along the facade of the house to avoid column.
It is then covered by a fascia board.
At the balcony, on top of the concrete slab the oor will be
covered with tiles because the potential of a wet surface. It
is then will be covered with decking.
A C-Bus system (smart wiring) is installed to control the
lighting and other electrical such as Audio Visual Devices,
the pergolas blade to open and close,etc. To install a smart
wiring service, it needs to be done together during the
construction.

Thus the backuo plan is to increase the
bearing at the bottom of the stairs by
inserting pvc pipe in the stringer, wich
will be lled up with grout. It should
increase the bearing if there is any
cracking.
It is an open staircase. The width of the stairs is wide and the side walls are thick.

As for the stair tread, at rst a 25mm at plate wants to be use. A 25mm at plate is very substantial but because
of the width, the stairs bounce. After working out with the contractor, They made a u-prole which was fabricated
from a at plate. It have reinforced bar in it and ll it up with. Then it will be stone clad from top to the bottom
Inside is a reinforcement bar,
which then lled up with grout.
The side nishes of the stairs will be covered by plaster board and will be polish with a layers of
plasters. As for the top (railing) will be covered with be covered with black stones.
Part of the stairs is bolt and hang on to the ceiling space.
The stringer will continue until the top of the stairs.
The internal wall is covered with plaster board which then will be
covered with plaster. At the part of the stairs of the house, a curved was
created. It was created by the plaster board which later on was smooth
by plaster.

The demolition phase : need a good job in racking all the
rubbish on site. The surface need to be racked about 75mm
deep, if there is a brick size or bigger, it need to be taken
away.
Earthworks : A bounding line need to be set up. To avoid
any damages towards any of the neighbours side of the
house, both on the boundary need to be injected the
underground beneath with a cement compound that
penetrates the sand binds in a stable like concrete situation.
the civil engineers will come in and look at the plan and the
proposal level. They will see wether the site need to be extra
ll or extra ll need to be taken away. Then they will come
through with a laser level or a bobcat depending on the size
of the project. After that spreading the soil around and use
the compacters (plate compacters).
Once compacted, lay out the plumbing and electrical need
to be dug into the site.
Footings : First do the trenchers according to the set out. It
all according to the string lines and excavate according this
line. The trenchers are set with concrete forms and the rst
concrete poured. It is the rst mash concrete footing, which
is the trench mash. Because of the soil type is sand, a
standard type of footing could be use, which is a fairly big
footing but not a lot of mesh. Some other area might need
more reinforced depends on the soil type, but this is able to
nd out during the site investigation.
Slab : Then they will form up the slabs. Slabs is formed up
onto the footings. The edge of the slab is about 2-3 courses
of bricks. In some cases the footings need to be lowered
because of the plumbing in the ground and need to be
trenched out, so the slab (at the master bedroom area) is a
bit higher, it is formed up in different levels. The set is set off
in a bout a week. After the slab is set down, the plumbing
work is carried out onto the slab in connecting the sewer
connection.

Cavity wall - The brick have cavity insulation, thin foam with aluminum. It restrict
of moisture passing through the wall (just water vapour). The wall works on the
principle that water can pass through the porous outer leaf, but then collects on
the inside of the outer leaf and runs down to weep holes. Cavity wall also known
to be a good thermal insulation, kept the cool atmosphere during summer and
kept in the heat during winter.

After the foundation and slab was done, then the bricks was brought into the site. Having a good bricky would eventually make the brick have an astonishing nish. In this case there are to
colour of brick so a good coordination needs to be done, to make sure they are in the right ratio and in the right place. Matt works with a 350mm thick wall, a bigger than a necessary cavity
but the purpose is to use the brick in full brick and avoid to be cut all the time. During the brickworks, if it rains, the the top of the bricks should be covered. If fresh brickworks get wet
it wash out the cement of the bricks and weakens the mortar. If using a scaffold, the edge board of the scaffold should be taken out, because the scaffold is covered with mortar, so when it
rains, the rains will rain onto the mortar and it splashes onto the brickworks leaving stains.

The amount paid to the bricky, is generally set the price on
a rate per-brick, say about AU1.20 a brick, so how many
brick they lay in a day is how much the price is. However
there are certain things that are counted as a daily rate, in
things that the bricky knows require longer time to set up,
such as the arch, emish bond or the corbel at the front of
the facade.

After the brick is done, brick cleaners will come and wash
the bricks with a weak acid compound, hydrochloric acid.
Hydrochloric acid is only used to remove mortar stains from

bricks will have burnt stains, which then have to be brought
down. Afterwards the walls need to be washed with heaps
of water, or else it will leave white stains onto the bricks.
The maximum cantilevered distance of a corbel is
determined by the one third rule, that is, each brick should
not project more than one third of its bed length (like the
picture on the top right). However, Matt showed on how to
place the brick half of its bed length by setting a form work,
that took about 5 days to set.
