CENTRAL PUMPING STATION
OPERATION & MAINTENANCE MANUAL

The Central Pumping System you have installed can greatly reduce the normal maintenance required on your
evaporative cooling system. The following are key factors in keeping your system operating properly.

1) START-UP PROCEDURES: Inspect tank and cooler for trash and dirt. Remove and clean debris as required.

2) Set internal ball valve at each evaporative cooler to 50% open.

3) At the Tank, using the float valve adjustment, fill water level to within 3 of the overflow.

4) Make sure overflow is clear and unobstructed.

5) Check for leaks.

6) Using the Hand-Off-Auto switch, turn the system to on. The water level in the tank will go down drastically.
Low level switch shuts off pump. Adjust the TDR1 from 10 1000 seconds to allow tank to fill before pump
turns back on.

7) For FANair: Adjust the flow of water over the media, starting at the unit farthest away from the Central Pumping
Tank, to accommodate approximately of flowing water in the sump area of the cooler. Repeat this at every
cooler, working back to the tank. This procedure is to be followed on FAN AIR units only.

8) For CELair: Adjust the flow of water to the unit at a rate of 1 to 1.5 gpm per square foot of top area of evaporative
media. Example: If your evaporative media is 60 wide by 12 deep then you would calculate proper flow by
multiplying 60 x 12 = 720 square inches. 720 square inches / 144 square inches per square foot = 5 square
feet. 5 square feet @ 1 gpm = 5 gpm required. 5 square feet @ 1.5 gpm = 7.5 gpm required.

Your unit will have one of the following Controllers.
1. (TDS Controller) HANNA/Black stone Instruments: proceed with step#9A.
or
2. (Conductivity Controller) Jenco Model 3101, proceed with step#9B.
3. (Conductivity Controller) Microtrac 9C.
NOTE: The difference between Conductivity and TDS? The value is double when reading conductivity. Example 1600
TDS = 3200 Conductivity.

9a) Set the slide switch to the AUTO position. Back side of controller; check that the jumper is removed located below
the Min/ Max time adjustment.
Press the MEAS key, the LCD will show the TDS value of the water in ppm unit. Next with the use of a TDS
meter take a reading of the water in the tank.
Make sure the controller is in the measurement mode MEAS LED lights on. Using a small screwdriver
adjust the calibration trimmer until the controller displays the value from the TDS meter. NEXT, press the set
key. The display will show the previous value for the set point. Using a small screwdriver, adjust the

SET trimmer until the required limit value is displayed at 1600ppm.
Decreasing the set point number will increase the bleed rate and will tolerate less contaminates in the water.

9b) Press & hold the HI set switch on the front of the panel. Adjust the HI Set control trimmer to read 3.20. Next
release the switch, the meter will read the measured conductivity value.
ALLOW 2 MINUTES FOR TEMPERATURE COMPENSATION.
Next, using a Conductivity meter measure the value of the water in the Pump Tank. On the front
of the Conductivity control panel adjust the cell adjustment trimmer to read the value found.
Decreasing the Hi set control will increase the bleed rate and will tolerate less contaminates in
the water.
9c) Press the M button, press up/down arrow to uS, the display shows the current conductivity level of the water.
Next with a conductivity meter test the tank water and compare the two readings. If adjustment must be
made, press and hold the M button until the light begins to blink, then the value can be changed with the
up/down arrows. The setting is saved when the M button is pressed again.
Set Point: is factory set at 3200. To change this setting press and hold down the M button until the light blinks,
then the set point can be changed with the up/down arrows. The setting can be saved by pressing the M
button again. To change the Sensor calibration refer to the Microtrac O&M page 12.

10) Allow the system to run for two weeks after start-up. Visually inspect the evaporative media pads. They should
be free from mineral build-up and scaling. If minerals are collecting in the pad surfaces, the bleed rate must
be increased to tolerate less contaminates. If excess foam appears, you may need to add a de-foaming agent
to the water in the Tank.

11) We recommend that the TDS sensor probe is removed and cleaned once every month. This can be done while the
Tank is running by closing the isolation valves upstream and downstream of the sensor T fitting and
withdraw the sensor probe. The sensor probe can be re-calibrated as needed. See conductivity controller
O&M for details. When the probe has been cleaned and/or calibrated it should be re-installed and the
isolating ball valves should be returned to the open position.

12) Note: The actuated water return valve will open as the tank is started and will remain open whenever the pump
is running. Upon shut-down the valve has a delay in closing to prevent water in the return line from
overflowing the vents and overflowing the pans in the units. The TDR2 must be adjusted to the proper setting
to delay time between 12 390 seconds. This will need to be adjusted on each pump tank. This important
feature allows for a safety margin in mineral build-up within the system.

13) Caution: Never run the pump without water in the tank as this may cause pump failure. Only operate the pump
when tank has been filled to capacity.

14) WINTER SHUT DOWN: Close off water supply line to the float valve. Open the ball valve on the drain located
under the tank. At the motorized valve on the 4 return line, loosen the two (10mm) nuts on the U-bolt clamp,
and rotate the shaft on the butterfly valve towards the open position. This will allow the water that is in the
units on the roof and the water in the return line to drain down. Located at the bottom of the supply pump is a
hose bib. Attach a garden hose and extend to a drain then open valve. This will allow all the water from the
supply side of the system to drain.
