hereby e(pressly agreed and declared by and between the parties as

lease nor otherwise creating any other right or interest in the property
in favour of the O$$%&I!S which is not at all the intention of the
parties but on the contrary merely a temporary agreement or
arrangement simply to allow the occupiers to use and accommodation
and for related purposes for which purposes the occupier shall retain

the building# /he owner shall have his own staff in the said plot for
the care and supervision and maintenance of and services to the
property#
0# /he occupiers shall+ in consideration of such accommodation as
hereunder provided+ pay to the owner a fi(ed sum of !s#-----------------
as charges for such temporary occupation for the period of )* years
which sum will be paid at the rate of

month without delay of default and a further sum of

account of maintenance to the property over and above of the

shall be entitled as against the Occupiers+ e# g# arrears of charges

2# /he Occupiers shall on e(piry of the period of )* years lease and
licence hereunder granted or earlier revocation thereof surrender the
property and deliver the same to the owner when and in such an event
he will be entitled to the refund of !s----------------------------------------
sub1ect to deductions provided in clause 2 hereof#
3# &rovided+ however+ and notwithstanding any thing hereinbefore
contained+ it is here by e(pressly agreed by and between the parties
here to that in default of any payment on the dates hereinbefore
referred to above to the occupier or other appropriate authorities the
principal shall be entitled to and shall have always the power to
revo,e the licence hereunder granted at his absolute discretion and
reoccupy the said portion of the property with out sub1ecting himself
to any liability on that account and not with standing any intermediate

negotiations or waiver of breach thereof when and in such an event
the occupiers shall surrender the occupied portion of the property as
here under contemplated#
4# /he occupiers shall have no right to ma,e any addition or alteration to
the property e(cept removable of wooden partition by way of
ad1ustments but shall be entitled to ma,e interior decorations only by
temporary wooden partitions which they shall remove at their own
costs at the time of surrender of the said portion of the property of
e(piry of the term of the licence here by granted or earlier revocation
there of and repair all the damages if any caused to the property#
5# /his agreement shall come in to operation only after the notice of
commencement is give by the occupier the owner in writing+
