Specifications For:
Chilton Park Village
Active Adult Community located in Plymouth, MA

EXCAVATING & GRADING: Contractor will determine site location and final grading. Any fill needed or
removed to be controlled by contractor and is included in this contract.

FOUNDATION & FOOTING: Required 8 thick poured concrete foundation with appropriate footing.
Exterior to be properly coated with waterproofing. 4 concrete slab floor to be poured in basement. 10
sonatube footings as needed for deck.

UTILITIES: Town water will be tied into each unit. Community septic system will be tied into each unit.
Natural gas will be tied into each unit.

FRAME: All 2x6 exterior construction and other grades as per MA State Building Code and plans. Front
farmers porch and rear deck will be pressure treated lumber with composite decking. All sheathing to be
plywood and subflooring T&G plywood, glued and ring nailed. Gas manufactured fireplace is included in
each unit.

ROOFING: Asphalt architectural roof shingles with a 50 year limited warranty. Class A wind resistant U/L
approved. Two hundred twenty-five pounds per square foot.

SIDING: Vinyl cedar impressions with 100% aluminum coverage will be installed on all sides. House
wrapped exterior shell. Vinyl shutters are included on front windows of each unit. Seamless aluminum leaf-
guard gutters and downspouts are included and installed.

DOORS & WINDOWS: All windows to be vinyl clad Marvin Integrity tilt-in double hung thermopane with
screens and grilles between glass. Doors to be Therma-Tru insulated and fully weather stripped. Vinyl clad
sliding doors to be insulated glass with screens. 9x7 foot steel paneled overhead garage doors with openers are
included. Buyer responsible for door & window blinds/coverings.

PLUMBING & HEATING: All plumbing and heating will meet code including two exterior faucets, laundry
connections, and specified baths to be provided with vanities and quality American Standard or equal value
fixtures per plan. Standard heat is forced hot air by gas with central A/C. All bath fixtures will be white.
Towel bars and bath hardware supplied by buyer. See allowances for water closets, sinks and faucets.

ELECTRICAL: As per state code with 200 AMP service, circuit breakers, two exterior outlets. Appropriate
telephone jacks and cable jacks will be installed. Smoke and carbon monoxide detectors will be installed per
code. Necessary outlets for appliances provided. Door bells & chimes are installed at front door. Bathroom
fans are included in all baths. Installation of recessed lights (supplied by builder) and one paddle fan (supplied
by buyer) are included. Builder will supply recessed lights. Central vacuum and alarm system is not included
but can be added as an option at buyer expense on any new construction.

WALLS & CEILINGS: All interior walls and ceilings will be gypsum wall board. Garage will be 5/8
gypsum fire code wallboard. All living areas to have smooth walls and textured ceilings. All other areas to be
textured.

INSULATION: Walls will have R19 fiberglass insulation. Ceilings will have R38 fiberglass insulation.
Basement ceiling will have R19 insulation. Requirements are subject to change to meet Energy Codes.

INTERIOR TRIM: All interior doors will be 6 paneled Masonite doors with 3-1/2 Stafford casing, and 5-
1/2 base. Any closet shelves will be of closet-maid style. Stairway will be oak. Interior trim is prepared for
paint.

INTERIOR PAINT: Walls will have primer and finish coat. One standard paint color throughout. Custom
colors are an upgrade. Trim, closets & ceilings to be white. Buyer responsible for any cost changes.

EXTERIOR PAINT: Exterior doors will be painted with two coats to match shutters colors predetermined.

FLOORING: All hardwood flooring to be done per plan specifications. Great room, dining room, kitchen,
half bath and nook will all be hardwood. Master & upper baths will be tiled. Bedrooms & loft area carpeted.

CABINETS: Kitchen cabinets and bath vanities with tops as is. Mirrors are to be furnished by buyer and/or
buyer expense.

APPLIANCES: See specs/allowances

LANDSCAPING: Walkways will be brick/pavers and driveways will be paved. Landscaping will consist of
loam and hydro seed with requisite bushes and trees. All landscaping is predetermined.

STANDARD ALLOWANCES AND PACKAGE:

- Appliances: $1,500 allowance, not including refrigerator. Optional GE builders package.
- Kitchen Cabinets w/ Lev 1 Granite & 4 backs; Bath vanities w/ laminate
- Flooring: $20/yard carpeting; $6/SF hardwood flooring (installed)
- Tile: $5/SF (not installed) for Master shower/floor & upper bath (labor for standard inlay only)
- Plumbing Fixtures: See plumbing/bath spec sheet for included package
