STATEMENT OF WORK (SOW)

Repair of Buildings 103, 107, 115 and 116

SW1 – SCOPE: The work called for by these specifications shall consist of furnishing all
equipment, labor, and materials needed for the repair of Buildings 103, 107, 113 and 115 as
described below in SW4 – Detail.
The work shall be performed in accordance with all federal and local codes and is subject to
the terms and conditions of the contract.

SW2 – GENERAL: All work shall be done by labor skilled in the type of work involved.
Any damages caused by the Contractor’s operations shall be repaired or replaced by the
Contractor at no cost to the Government.

SW4—DETAIL:

General Description of Buildings;

A. Bldg. 103; CMU structure approx., 60 s.f., 8’-0” in height. One door, one window.
Wood roof framing and deck. Concrete slab on grade.
B. Bldg. 107; CMU structure, approx. 800 s.f., 12’-0” in height. Two double doors, two
windows. Steel roof framing and deck. Concrete slab on grade.
C. Bldg. 115; CMU structure, approx. 800 s.f., 16’-0” in height. Two single doors, eight
windows, two overhead doors. Steel roof framing and deck. Concrete slab on grade.
D. Bldg. 116; CMU structure, approx. 30 s.f., 8’-0” in height. One door. Wood roof
framing and deck. Concrete slab on grade.

Approval Procedure;

A. ALL MATERIALS, PRODUCTS, AND THE PROPOSED METHOD OF


INSTALLATION MUST BE APPROVED BY THE 99TH RSC NORTH, DPW,
PRIOR TO THE COMMENCEMENT OFWORK. Correspondence regarding this
issue is to be directed to the Area Facility Management Specialist, Mr. Robert
Bennett (Civ./Cont./ ICI, LLC) at 646-996-8561 / robert.paul.bennett@usar.army.mil.
Scope of Work;

Demolition and Removals

A. Bldg 107
1. All existing debris, furnishings and abandoned equipment.
2. All doors and windows
3. All mechanical equipment.
4. All electrical fixtures, devices and equipment.
5. Entire suspended ceiling assembly
6. All interior partitions, including CMU walls.
7. Entire built up roofing assembly.
8. All vegetation and trees within 15’ of building.
9. All interior wood flooring.

B. Bldg 115
1. All existing debris, furnishings and abandoned equipment.
2. All doors and windows.
3. All electrical fixtures.
4. Entire built up roofing assembly.
5. All metal roof deck.
6. Interior trolley system.
7. All vegetation and trees within 15’ of building.
8. All metal roof deck.

Masonry

A. Bldgs. 107, 115 and103


1. Rake and point all deteriorated masonry joints.
2. Fill all holes and cracks in CMU walls with an approved material, as required.

Concrete

A. Bldg. 107
1. Remove all steel plating over conduit trenches.
2. Chip generator pads to a point 2” below mean floor level below mean floor
level.
3. Fill conduit trenches with RCA and compact to a point 4” below mean floor
level.
4. Screed 2,800 psi concrete in affected areas bringing flush to mean floor level
Roofing

A. Bldgs. 103, 107, 103 and 115


1. Furnish and install 1 ½” polyisocyanurate insulation over entire roof surface
using screw and disc fasteners 2’ on center in all directions.
2. Furnish and install .060 fully adhered EDPM roof system as per
manufacture’s specification.
3. Inspect wood nailers around perimeter of roof and repair as required. (Except
Bldg. 115.)
4. If necessary, install additional wood nailers to match height of new insulation
(Except Bldg. 115.)
5. Install new wood nailers to match height of new insulation (Bldg. 115 only.)
6. Furnish and install .040 aluminum gravel stop and drip edge.
7. Furnish and install aluminum 5” gutters and 2” x 3” leaders. (Bldg.115 only.)
8. Furnish and install new aluminum fascias and soffits over existing galvanized
soffits and fascias. (Bldg. 107 only.)

Metals

A. Bldg. 115
1. Furnish and install 1 ½”, 20ga. galvanized “B” deck over entire roof area.
Screw to existing roof beams 12” on center.
2. Repair and make operable all window guards.

B. Bldg. 107
1. Replace 100 s.f. of roof deck in areas where existing is deteriorated. Screw to
existing roof joists 12” on center.
2. Furnish and install stationary 1 ½”, 10 gauge woven wire window guards to
all window openings.

C. Bldg. 103
1. Furnish and install stationary 1 ½”, 10 gauge woven wire window guard to
window opening.

Hollow Metal Doors

A. Bldgs. 103, 107,113 and 115


1. Furnish and install 1 3/4” thick, 18ga. flush hollow metal doors and 5 ½”
wide, 16ga. steel frames in all existing door openings. All doors and frames to
have a 1 ½ hour fire rating.

Metal Overhead Doors

A. Bldg. 115
1. Repair and make operable two, steel chain drive overhead doors.
Windows

A. Bldgs. 103, 107 and 115


1. Furnish and install aluminum, stationary, non operable sash
windows, as manufactured by Crystal Window & Door
Systems, Ltd., Model CTD-3000 AAMA Rating: C-60, or
approved equal, windows as per the following schedule;
a. Bldg. 103; 1 (East façade)
b. Bldg. 107; 1 (South façade)
c. Bldg. 115; 6 (3 East façade, 3 West façade)

B. Bldgs. 103, 107 and 115


2. Furnish and install aluminum, double hung, operable sash
windows, with screens, as manufactured by Crystal Window &
Door Systems, Ltd., Model CTD-3000 AAMA Rating: C-60, or
approved equal, windows as per the following schedule;
a. Bldg. 107; 1 (East façade)
b. Bldg. 115; 6 (1 East façade, 1 West façade)

Painting

A. Bldgs. 103, 107,113 and 115


1. Preparation: All interior and exterior masonry shall be power washed to
remove all loose or flaking material. All interior and exterior exposed steel
shall be spot blasted to remove all loose and flaking material to expose bright
metal, unless an approved, rust encapsulating neutralizing primer is provided
by Contractor.
2. All interior and exterior masonry surfaces shall be primed with an approved
primer and finish coated with two coats of an approved industrial marine
grade coating.
3. Factory primed hollow metal doors and frames shall be finish coated with two
coats of an approved industrial marine grade coating.
4. Exposed steel shall be primed with an approved primer and finish coated with
two coats of an approved industrial marine coating. Encapsulated steel shall
be finish coated with two coats of an approved industrial marine grad coating.

Electrical

A. Bldg. 107
1. Verify that all electric power to building has been
disconnected.
2. Furnish and install two exterior wall packs with photo cells.
3. Furnish and install two Emergency/Exit combos.
4. Furnish and install ten, 4’, 4 light, T-5 industrial fixtures.
5. Furnish and install one motion/occupancy sensor switch.
6. Furnish and install four, 110 volt receptacles.
7. Furnish and install new sub-panel and underground feeder.
(Feeder taken from Bldg. 106)

B. Bldg. 115
1. Furnish and install four exterior wall packs with photo cells.
2. Furnish and install two Emergency/Exit combos.
3. Furnish and install ten, 4’, 4 light, T-5 industrial fixtures.
4. Furnish and install one motion/occupancy sensor switch.
5. Furnish and install four, 110 volt receptacles.
6. Refurbish existing panel and disconnect.

SW 5– SCHEDULE OF OPERATIONS: The Contractor shall submit a schedule of


proposed operations to the Contracting Officer for approval. Such schedule shall be subject
to change so that the Contractor’s work does not conflict with or otherwise disrupt normal
operations of the Government.

SW 6 – NORMAL WORKING HOURS: Normal working hours is 0800 to 1630 hours


Monday through Friday excluding holidays. All work shall be performed during these hours,
unless otherwise approved by the Contracting Officer or reprehensive. The Contractor may
be required to reimburse the government for the cost of inspecting work performed outside of
normal working hours.

SW 7 – CLEAN UP: The Contractor is responsible for the clean up of all debris and
discarded materials resulting from his operations at the end of each workday. Materials shall
be disposed of off-Site in accordance with local, state and federal laws and regulations. In
case of conflict among these laws and regulations, the most stringent law or regulation will
apply.

SW 8- CONTRACTOR’S REPRESENTATIVE: A competent foreman or superintendent


with authority to act on behalf of the Contractor, must be present at the job site all times that
work is going on. The name of the foreman or superintendent will be furnished in writing to
the Contracting Officer.

SW 9– PROJECT ACCESS: The Contractor shall be responsible to maintain access to the


job site at all times under all normal seasonal weather conditions, at no additional cost to the
government.

SW 10– UTILITIES: Existing utility lines, electric, will be available to the Contractor for
his use. Any extension of or connections to the above lines and their restoration to original
condition and removal of extension and connections will be at the expense of the Contractor.
The above utilities will be providing at no cost, as needed to perform this contract. All
connections to existing utilities shall be coordinated with the 99th RSC North, DPW.

SW 12 If additional information regarding the scope of work is required the POC is Area
