-and- AGUSTIN M. CANONON, of legal age, married, Filipino Citizen, with residence and postal address at Brgy. Malinao, Sta. Cruz, Laguna. The LESSOR hereby agree to lease unto the LESSEE a parcel of land for and in consideration of the payment of the yearly rental. The leased premises shall be exclusively use for agricultural purposes only.

This Contract made and entered into by and between:
MARK D. LIM, of legal age, married, Filipino Citizen, with residence and postal address at Brgy. Duhat Sta. Cruz, Laguna, hereinafter referred to as the LESSOR;

AGUSTIN M. CANONON, of legal age, married, Filipino Citizen, with residence and postal address at Brgy. Malinao, Sta. Cruz, Laguna.
-WITNESSETH-
That the LESSOR is the registered owner of a parcel of land, situated at Jasaan Sta. Cruz, Laguna, Lot No. 3382, with an area of 2.1515 hectares, under Transfer Certificated od Title No. CAD 278 and the LESSEE is desirous of leasing said parcel of land.
That the LESSOR hereby agree to lease unto the LESSEE a parcel of land for and in consideration of the payment of the yearly rental and compliance with the following terms and conditions:
1. That the period of lease shall be for one (1) year commencing on year commencing and expiring on subject to renewal by mutual agreement of both parties;
2. That the rental for the leased premises shall be FIFTY KILOS (50) times FIFTEEN CAVANS (15) PER HECTARES on rainy season and FIFTY KILOS (50) times TWENTY CAVANS (20) PER HECTARES on dry season shall be paid on every harvest.
3. That the leased premises shall be exclusively use for agricultural purposes only and the LESSEE shall not sublease any portion thereof without the prior written consent of the LESSOR;
4. That the LESSEE shall comply with any and all the ordinaces, regulations of the National or Local Government authorities arising from us regarding the use, occupation and sanitation of lease premises;
5. That the LESSEE shall not make any major structural changes, alterations or improvements in the leased premises without the written consent of the LESSOR however any major alterations or improvements made or introduced by the LESSEE in the leased premises with the written consent of the LESSOR, upon termination of this Contract, automatically inure to the benefit of the leased premises and become property of the LESSOR without any obligation on the latters part to pay for its value or cost to the LESSEE;
6. That the LESSSOR shall have the right to inspect the leased premises at any reasonable hours of the day or night for any purpose, which they may deem necessary;
7. That the LESSEE shall not directly or indirectly sub-lease, assign or transfer its right under this contract to a third party or parties without the consent in writting of the LESSOR;
8. That in case of non-payment of the rental herein stipulated or violation of any condition of this contract, the lease shall be considered rescinded, and the LESSOR shall have the right to demand the LESSEE to vacate the premises;
9. That if the LESSEE desired to vacate the leased premises before the expiration of this contract, he shall notify the LESSOR TWO (2) MONTHS prior to the date of vacation of the leased premises. However, should the LESSEE likewise wishes to terminate the lease within a period less than six (6) months from the execution of this contract, the advance payment of Php5,000.00 shall be forfeited in favor of the LESSOR;
10. That the LESSEE shall be responsible for the observance of sanitary and electrical regulatuons required or imposed by government authorities or its entities regarding the use of the leased premises;
11. That the LESSEE shall not bring any inflammable or explosive substance or materials nor any articlem which may expose the leased premises to fire hazard or any other hazardous article, which may be prohibited by the LESSOR;
12. That the LESSEE, at the expiration of the term of this lease or cancellation thereof as provided herein shall promptly vacate and deliver the leased premises to the LESSOR in good and usable or habitable conditions.
IN WITNESS WHEREOF, we have hereunto affixed our signatures, on this at Sta. Cruz, Laguna.
