STATEMENT OF THE PROBLEM:
An Owner has decided that his R-1 zoned property, with a Total Lot Area (TLA) of Four Hundred
Fifty (450.00) square meters and located in an upscale housing development in an urban area zoned as
R-1, shall be developed to host a low-rise residential building (the Project).
PROJECT SITE FEATURES:
The Project Site is rectangular in shape and in an interior lot, with a width of fifteen meters
(15.00m), the front part of which faces north. The single-lane three meters (3.00m) RROW for access

A Proposed Computer Chips Manufacturing Facility Project on a Project Site having a two
percent (2%) Slope.
STATEMENT OF THE PROBLEM
A privately owned company has decided to develop its property with a Total Lot Area (TLA) of
four hectares (4 has.) located in an industrial zone. The project shall serve as a light industrial Park
Development. The site will be divided into industrial lots which shall have one hundred meter (100m)
depths. The project shall include ten (10) Industrial structures each having a Total Lot Area (TLA) Three
thousand six hundred forty (3,640) square meters.
PROJECT SITE FEATURES
The Project Site is an inside lot, rectangular in shape, having a two hundred meters (200m) wide
frontage that is facing east. The project site uniformly slopes at one percent (1%) draining south. The
thirty meters (30m) road right-of-way (RROW) has 2.5m wide paver block surface sidewalk on each side.
The RROW is at 0.0 elevation. The front of the property is buffered to the road by a five meters (5m)
wide planting strip planted with mahogany and ipil-ipil trees.
An eighteen meter (18.00m) wide cluster street bisects the site at its short axis and intersects
the main RROW at right angle. The Road is at ten percent (10%) uniform slope from east to west, which
is also the direction of the cluster street that serves as direct access to the ten (10) lots, five (5) on each
side of the cluster street.
