Whereas the LESSOR is the sole and absolute owner of the schedule
property bearing Flat No B-2, First Floor, White Oaks Apartments,
1st Cross, D’costa Layout, Cooke Town, Bangalore-560084.
WHEREAS the Lessor has agreed to grant and the lessee has agreed
to accept a lease premises of the first floor above said premises, here
in after referred to as the Schedule Premises subject to the terms and
conditions hereinafter set out.
NOW THIS AGREEMENT WITNESSED
RENT
The rent payable by the lessee for the schedule premises shall be a
sum of Rs.5000 { rupees five thousand only} per month and sum of
Rs.4500/- {rupees three thousand five hundred only} towards
amenities per month payable by the lessee to the Lessor not later than
the 5th day of each month for the calendar month immediately
proceeding such payment.
DURATION
The lease be deemed to have commencing on and from 1st May 2007
and shall be only for period of eleven [11] months
DEPOSIT
MAINTENANCE
NATURE OF USE
The lessee shall use and permit the Schedule Premises solely for the
residential purposes of lessee’s family.
INSPECTION
The lessee shall permit the Lessor of his behalf to inspect the
schedule premises at all reasonable time provided that the Lessor
shall give notice of such inspection at least twenty four thereto.
ENHANCEMENT
The rent will be enhanced by five percent [5%] after the lease period
i.e. after Eleven [11] months
SUB-LEASE
The lessee shall not be permitted to sub-let of under-let the schedule
premises and any portion thereof to any persons strictly, and shall not
be permitted to allow or to stay other than the lessee.
TERMINATION
SCHEDULE
Mr. Balakrishnan shall use and maintain the said fixtures and fittings
tenantable condition at no extra cost of charges subject to normal
wear and tear and damages by the act of God, fire (not caused by any
act of the default on the part of the user) war riot civil commotion,
mob violence or any irresistible force being expected. The users will
carry out all repairs.
This agreement shall be effective from the 28th day of April 2007 for
a period of eleven months.
WITNESSES

Lessor and lessee have agreed to renew the agreement for the period of 11
month. Effective from 1 st May 2009.
Hereafter the rent payable by the lessee for the schedule premises shall be a
sum of Rs.5000 { rupees five thousand only} per month and sum of
Rs.5500/- {rupees five thousand five hundred only} towards amenities per
month payable by the lessee to the Lessor not later than the 5th day of each
month for the calendar month immediately proceeding such payment.
