Your amended plans in connection with the above mentioned proposals have been
examined and it has been noted they still do not comply in respect of the items shown
overleaf.

General

1) Floor plans of the existing building, including layout of both flats will be required
to establish if pre completion sound testing of the wall/s separating the flats will be
required. This will depend on the layout of accommodation of existing and proposed
dwellings. In addition to this bricking up of openings in flank wall may have detrimental
effect on ventilation requirements.

A - Structure

2) Insulated Catnic or similar type of lintels over all new openings to be specified.

3) Ceiling joists to run perpendicular to front wall to prevent rafter spread.

4) Your revised foundation design, incorporating base and beam design and
associated structural calculations is considered to be satisfactory.

B1- Means of Escape

5) Clarify if existing staircase serving first floor accommodation is timber and if so,
then , the soffit of stairs that penetrate through habitable rooms to be constructed to
provide half hours fire resistance and sound insulation. Provide details.

B5 Access and facilities for the fire service

6) Please forward one set of the final revised hard copy plans to enable Fire
authority consultation to take place with respect to B5 Access and facilities for the fire
service. On the cover please state "FIRE PLANS DO NOT SCAN hard copies."

E1/E3 Resistance to Passage of Sound

7) Sketch sheet drawing number 30 is satisfactory, however, indicate stud wall
provision on floor plans. (Wall separating new staircases to be constructed to provide
airbourne sound resistance of 43 dB and to achieve one hours fire resistance. Provide
section and support detail with manufacturers literature for materials adopted. )

G1-G5 Sanitation, Hot Water Safety and Water Efficency.

8) Provide full details to show compliance with provisions G1, G2 G3, G4 and G5
of approved document G 2010 edition. (a conditional approval will be issued on this
point)

H Drainage and Waste Disposal

9) Permission to be obtained from Thames Water Authority for use of existing
sewers. We have notified Thames Water of your proposals, however should you wish
to contact them directly, the address is as follows: Developer Services 1st Floor, Rose
Kiln Court, Rose Kiln Lane, Reading RG2 0HP.

J Combustion AppliancesProtection From falling.

10) Time control for space and water heating to be in accordance with table 2 of
Domestic Building Services Compliance guide 2010. All relavent information to be
included on plans and submitted for approval..

11) Temperature control of space heating to be in accordance with table 2 of
Domestic Building Services Compliance guide 2010. All relavent information to be
included on plans and submitted for approval..

K2 Protection From falling.

12) Provide full specifications for all new staircases.

13) Minimum 600mm landing is required between first riser and front door.

L1A Conservation of fuel and power in new dwellings

14) Your response to point 23 of my last letter has been noted, however, the
checklist should be submitted prior to commencement of works. (The proposed work
includes the erection of new dwellings and will be subject to the requirements of
Approved Document: L1A Conservation of fuel and power in new buildings other than
dwellings. This document requires compliance with five criteria set out in sections 8-
13 of L1A. Submit the associated checklist completed, to ensure all provisions have
been met satisfactorily.)

15) Flat roof insulation to be increased to 140mm Kingspan or similar.

16) All Entrance doors and adjacent glazed panels/windows new dwelling and to
first floor flat to be double glazed and to achieve u value of 1.8w/m2k.

17) Partition between both staircases to be constructed to achieve u value of
0.28W/m2 as wall separates a conditioned space from a non-conditioned space. In
addition clarify measure proposed to prevent control of condensation to the existing
staircase enclosure. Also refer to point 11 of my last letter

18) Air pressure tests should be carried out on each dwelling type. A certificate to
show compliance should be submitted by a person who is registered by the British
Institute of Non -destructive Testing In respect of pressure testing for the air tightness
of buildings.

M1 Access and use

19) Your response to point 28 of my last letter is not sufficient. (New wc to be
designed for Disabled use and to be in compliance with
Provision 10.3 and diagrams 31 and 32 of Approved Document M. Please annotate
and dimension plans.)
