RENTAL AGREEMENT

This agreement of tenancy is made and executed at Bengaluru, on the First


Day of April 2014, by and between Mrs..S .Saroja, W/o.Late
Mr.Shanmugam, aged 66 years, residing at No:586/1, Ground Floor, IV
Main, Basavanagar, Bengaluru 560037, here and after called the owner of
the one part and Mr. Rajshekhar V Bhat., S/o. Vishweshwar R Bhat, aged
about 26 years, residing at Baichgod, Po: Shirnala, Taluk Yellapur, Uttara
Kannada, Karnataka PIN: 581347, and presently working with Analog
Devices Inc, RMZ infnity here and after called the tenant of the other part.
Whereas the tenant has requested the owner to let out premises bearing
No:586/1, Second Floor (A part), IV Main, Basavanagar, Bengaluru
560037, consisting of one hall, one bedroom, one bath cum toilet room, in
consideration of the rent hereinafter reserved under conditions hereinafter
stated.
NOW THIS AGREEMENT WITNESSTH AS FOLLOWS:
1)The tenant shall pay a monthly rent of Rs.7525/-, (Rupees Seven
Thousand Five Hundred and Twenty Five Only) on or before 5
th
of
every following month.
2)The tenant has deposited an interest free amount of Rs.42000/-,
(Rupees Forty Two Thousand only), by way of cash as advance and
security deposit, which amount the owner hereby acknowledges,
which is refundable to the tenant on the termination of the
tenancy.
3)The tenancy shall be in force for a period of 11 months, from the
First day of April, 2014, month of tenancy being the English
calendar month.
4)The Owner shall have the right to terminate the tenancy in case
the tenant fails to pay the rent regularly for a period consecutive
period of 2 or commits breach of the terms herein and take
possession of the premises.
5)The tenant shall use for residential purpose (for only 2 people) and
shall not use it for any ofensive or objectionable purposes and
shall not without the written concert of the owner shall sublet,
underlease or part with the possession of the premises to whom so
ever or make any alternations therein.
6)The owner shall allow the tenant peaceful possession and
enjoyment of the premises, during the continuation of the tenancy
provided the tenant acts upto the terms of this agreement.
7)The tenant shall pay the electricity charges separately as per the
bill. Water charges Rs.400/-, to be paid to the owner and owner
shall pay the property taxes.
8)The tenancy may be renewed for further period/periods upon
mutual agreement between the parties on the terms and conditions
to be specifed at that time.
9)It is hereby agreement that 2 months notice on either side is
required for the termination of tenancy.
10) After the expiry of the 11 months the tenant has agreed to pay
7.5% increase in the enhancement of existing rent.
11) The tenant shall do internal painting at the time of vacating the
house or the owner hereby reserves the right to deduct the amount
for repainting and any damages and the remaining deposit amount
will be paid to the tenant.
12) Fittings: 3 Tubelights, 2 Fans, 1 Exhaust Fan, 1 Geezer.
