Hereinafter called the LESSERof One Part ,Which term shall mean and incluie their respective heirs,assigns,executor and legal representatives of the one part.

The LESSORS,have agreed to let out and ;LESSEE have agreed to take on Lease the Schedule premises under the following term and conditions. NOW THIS AGREEMENT WITNESS AS FOLLOWS: 1.The terms of this Lease be for a period of 11 month with effect from 01.11.2012 and shall be renewedfrom time to time by mutually agreed between the parties.22 2.The LESSEEhave paid a sum of Rs.60.000/-(Rupees Sixty Thousand Only) as security deposit in the following manners:- (a) Rs.60.000/-(rupees Sixty Thousand Only) BY CASH ON 01. 11.2012. The Lessor hereby acknowledges the recipt before the undersigned witness and agree to refund the security deposit to the lessee at the time of termination of this agreement without any intrest subject to deduction if any towards rental arrears,bill dues cost of damage in any.
3.The Lesseeshall pay a montly rent of Rs.5,500/-(Rupees Five Thiusand Five Hundred Only)payable on before 5 th of every aeanglish Calender month. 4.The Lesseeshall pay 5%enhancement of rent for every 12 months. 5.The Lesseeshall not make any addition or alteration in the schedule premises without permission of the Lessors in writing. 6.The Lesseeshall keep the schedule premises in good condition diring they stay and hand over the same in good conditton apart from normal wear and tear at the time of vacating the schedule premise. 7.The Lesseeshall not carryout any unlawful business or offensive trade and practice in the schedule premises.The schedule premises shall be used only for non-residental purpose of INTERNET BROWSING &COMPUTER SERVICE CENTERPurpose 8.The Lesseeshall not sub-let or part with possession of the schedule premises without the permission of the Lesseein writing. 9.The Leesee shall pay the electricity & water charges separetly and maintenance charge to be given to the LESSEE. 10.The eiyher of the party shall give three month notice to vacate the schedule premises. 11.The Lessee shall allow the Lesseeor their authorizatied agents to inspect the schedule premises at all reasonable times. 12.That this agreements has preparead in two sets and same has retained by LESSEEand the LESSEE. 13.Upon fulfilling the avove term and condition the Lesseehave put the Lessee in peaceful possession and enjoyment of the schedule premises without any let or hindrance.
