To the extent the plinth area of an inter floor called mezzanine remains within and upto 40 per cent
of the plinth area for the main storey of the building immediately below the said inter floor such an
inter floor should be regarded as mezzanine and if plinth area of the inter floor exceeds this limiting
figure of 40 per cent than the inter floor should be regarded for purpose of item No. 11.29 of this
chapter, as a regular storey. A mezzanine floor is not to be regarded as a separate additional storey
in the structure for purpose of allowing extra rate for brick work under item No. 11.29. In the case of
a building storey having such a mezzanine, therefore the storey shall be considered for the full
height as if ignoring the existence of the mezzanine inter floor.

The through rates, for the requisite mix of the mortar for item No. 11.73 and 11.74 can be arrived at
by adding Rs. 10.50 and Rs. 12.50 respectively for plains zone and Rs. 12.00 and Rs. 14.00
respectively for sub-montainous Zone to be the through rates of brick work in foundation and plinth,
of that mix.
These rates are meant for small engineering works where the total quantity of Brick work does not
exceed 15 cu.m. and for all building works and boundry walls. The labour rates for large engineering
works except building works and boundry walls involving more than 15 cu.m. of brick work shall be
reduced by ten per cent and the through rates shall be reduced correspondingly.
Through rate for brick work with 2nd class Bricks will be reduced by Rs. 30/- per cu.m, than the rates
with first class Bricks for that item of work.
The labour rates as well as through rates include the cost of water. In case water is supplied free by
the department, rates will be reduced accordingly.
CHAPTER NO. 11
BRICK WORK
Notes :-
The rates for brick work done upto 1.5 metres height above the top of foundation concrete in case of
compound walls and in other Engineering works, is the same as for brick work in foundation and
plinth. In case of foundations of bridges, for those with ordinary open foundations, masonry above
top of foundation concrete and in case of well foundations, above top of well cap, for a height of 1.5
metres shall be paid for at the rate, appearing in schedule for masonry, in foundation and plinth.

The Labour rate given in this chapter include the cost of water, tools and plants, scaffolding (Labour
& Materials) and cost of good earth for mud mortar and mud plaster, where ever required.
The depth of foundation shall be deemed upto 1.5 metres below ground level. If the depth of
foundation where no basement is to be provided is more than 1.5 metres add Rs. 8/- and Rs.
8.80/- per cu.m. for plains and submountainous area, respectively, in the rates of items of
foundation, for every additional depth of 4 metres or part there of.
In case of basement, the masonry for basement floor, above the floor of basement, shall be
payable at the rates of the items of super-structure. For its foundation portion, allow Rs. 8.00
and Rs. 8.80 per cum. for plains and sub-mountainous area, respectively extra in the
foundation rates, for every additional depth of 4 metres or part there of.
Unless otherwise stated, the labour rates include the cost of rehandling of materials within 100
metres.

Regarding the payment of extra rate, for subsequent storey above ground level, the structure above
plinth level, on natural ground level, will be considered as first storey.
The work of brick masonry, in stone-dust (from crusher) shall only be done, with prior approval of
the competent authority and the rate of brick work in cement sand mortar increased by Rs. 5/- cum
correspondingly.
Ground hydrated lime shall be used in all items of brick work in lime mortar.
