I Jean Marie Ang Manlod legal of age residing at Lanzones Street St. Nino Purok 1 Dacudao
Tugbok Proper, Davao City.
My 200 square meters property located at St.Nino Dacudao Tugbok Proper, Davao City was
sold to Mr .Bernardo Ucat & Mrs. Mila Ucat at 800.00 pesos per square meters bearing the
total of amount of ONE HUNDRED SIXTY THOUSAND PESOS ONLY (160,000.00).In this
agreement said that the vendee are responsible the Land survey and the Land title transfer of
name expense.

I receive FIFTEEN THOUSAND PESOS ONLY (15,000.00) as partial payment .The remaining ONE
HUNDRED FORTY FIVE THOUSAND PESOS ONLY (145,000.00) will be payable for two years
maturity date August 25, 2016. If after two years you are not able to pay the balance I well
charge 2.5% per month the remaining total balance.

This DEED OF ABSOLUTE SALE is made, executed and entered into by:
JEAN MARIE ANG MANLOD, of legal age, married to JUNI LOVE OCAY MANLOD, Filipino, and with
residence and postal address at Lanzones Street Purok 1 St.NINO DACUDAO TUGBOK PROPER DAVAO
CITY, hereinafter referred to as the SELLER
AND
LIZIEL MANDANTES MAGARAO, Filipino and with residence and postal address at PUROK 1 ST.NINO
DACUDAO TUGBOK PROPER DAVAO CITY, hereinafter referred to as the BUYER
WITNESSETH;
WHEREAS, the SELLER is the register owner of a parcel of land with improvements located at PUROK 1
ST.NINO DACUDAO TUGBOK PROPER DAVAO CITY and the covered by Transfer certificate of Title
No.T-452258 containing a total area of ONE HUNDRED FIFTY SQUARE METERS (150sqm) more or less
and more particularly described as follows:
TRANSFER CERTIFICATE OF TITLE NO. 343983
A PARCEL OF LAND (Lot 28-B-2E, Psd -11-106914.of the subdivision plan, being a portion of lot 28-B-2,
Psd -11-063429), situated I the Barangay of Tugbok , Municipality of Davao City, Island of Mindanao.
Bounded on the SW, along line 1-2 by Lot 28-B-2-D; on the NW .,along line 2-3 by Lot 28-B-1-G; on the
NE.,& NW., along line 3-4by Lot 28-B-2-F All of the subdivision plan, and on the NE.,&SW., along line5-6-
7 by Lot 28-B-1,Psd-11-063429; on the NE., along line 7- by lot 2-A (LRC)Psd-113544; and along line.
WHEREAS, the BUYER has offered to buy and the SELLER has agreed to sell the above mentioned
property for the amount of ONE HUNDRED TWENTY THOUSAND PESOS ONLY (120,000.00) Philippine
currency;
NOW THEREFORE, for and the consideration of the sum of ONE HUNDRED TWENTY THOUSAND PESOS
ONLY (120,000.00) Philippine Currency, hand paid by the vendee to the vendor, the SELLER DO HEREBY
TRANSFER, and CONVEY by way of absolute Sale unto the said BUYER, her and assign, the certain parcel
of land together with all the improvement found thereon, free from all liens and encumbrances of
whatever nature including real estate taxes as of the date of this sale.
