DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

THIS DEED OF ABSOLUTE SALE made and executed in Manila, Philippines, this ______
day of_____2014, by and between:
FELICIDAD D. FABROS and DINA D.REYES, both of legal age, single, Filipino citizens,
with residence and postal address at 2167 Elias St.Sta.Cruz, Manila hereinafter called the
VENDOR.
and
ANTONIO BUEN LIM married to PELITA GRAPANI LIM, both of legal age, Filipino
citizens, with residence and postal address at Ciudad Maharlika Subd. Burgos St. lyam, Lucena
City, Quezon, hereinafter called the VENDEE.
WITNESSETH: ThatWhereas, the VENDOR is the registered owner of one (1) unit of condominium located
at AVIDA TOWER SAN LAZARO covered by CONDOMINIUM CERTIFICATE OF TITLE (CCT) NO.
002-2011000487 by the Register of Deeds of Manila, and more particularly identified and
described as follows:
UNIT U, A RESIDENTIAL STUDIO TYPE CONDOMINIUM UNIT LOCATED AT THE 10 th FLR
TOWER 4 OF AVIDA TOWERS SAN LAZARO IN FELIX HUERTAS ST. STA. CRUZ MANILA
CONTAINING AN AREA OF TWENTY TWO POINT FOUR SQUARE METERS(22.4 SQ.M.) MORE
OR LESS COVERED BY CONDOMINIUM CERETIFICATE OF TITLE (CCT) NO.002-2011000487
Whereas, the VENDEE has offered to buy and the VENDOR has agreed to sell the above
described property for the price and under the terms and conditions set forth herein below;
Now, therefore, for and in consideration of the sum of One Million Nine Hundred Sixty
Thousand Pesos (P1, 960,000.00) Philippine Currency, the receipt of whereof is hereby
acknowledged by the VENDOR with complete satisfaction. The VENDOR do hereby sell, transfer
and conveys in manner absolute and irrevocable by the way of this absolute sale unto the said
VENDEE this property free from all liens and encumbrances of whatever nature including real
estate taxes as of the date of this sale.

1. Capital Gains Tax shall be to the account of the SELLER/VENDOR.


2. Documentary Stamp Tax, Registration Fee, Transfer Tax, and Documentation
Expenses shall be for the account of the buyer.
3. Real Estate Tax for the year 2014 shall be account of the SELLER/VENDOR
hence, Real Estate tax for the following years for the account of BUYER/VENDEE.
4. Notarial Fee shall be for the account of the SELLER/VENDOR.

IN WITNESS WHEREOF, the parties have hereunto signed this presents on the date
and place above written.
