RENTAL AGREEMENT DEED

This Rental Agreement Deed is made and executed on this Day of .. 2012

(Hereinafter called Lessee)
Whereas, the Lessor is the absolute owner of the Multi-Apartment-Building, called Prabhupada
Ashram, ( situated at Devalok Colony, Opp. Nandanvan, Ramanreti, Vrindavan, Dist. Mathura, U.P.
India-281124) ) of which the Apartment No (single/ double bedroom) on the ..floor is
given on Monthly-Rent to the Lessee on /./2012 for Rs../-(Rupees
.) per month (electricity-usage, water-usage and maintenance
charges will be extra as per the tariff) and the lessee agreed to stay in the said Apartment by paying
Rs../-(Rupees.) per month for a period of .. month(s) after which
it may be renewed for further period with the increase of 10% thereafter.
The lessee also agreed to pay 3 months rent in advance as caution money which will be refunded to the
lessee at the time of vacating the said apartment.

NOW THIS DEED WITNESSETH AS FOLLOWS:

1. That in pursuance of the rental agreement, the Lessee has truly paid Rs. /- (Rupees
.. only) inclusive of caution money by cash/cheque to the
Lessor as advance on , 2011 and the Lessor have acknowledged the
receipt of the same.

2. That presently the monthly rent is fixed at Rest../- (Rupees


only) per month (exclusive of electricity-usage, water-usage and
maintenance charges) with effect from , 2011, which will be paid by the
Lessee to the Lessor (or to his agent) on or before 5th day of every month.

3. That the Lessor has all the freedom and rights to ask the Lessee to vacate the occupied portion of
the apartment at any point of time with prior notice of ONE MONTH/ OR LESS to the Lessee.

4. That the Lessee also has all the freedom to vacate the occupied portion of the apartment at any
point of time with a prior notice of ONE MONTH to the Lessor.

5. That this rental agreement will be valid for a period of . MONTH(S) after which it may be
renewed with the increase of 10% thereafter.

6. That the common water bill and electricity bill for pumps/motors installed in the said building,
repairs/maintenance charges and the watchmans salary etc. will be shared equally by all the
occupied-apartments of the building every month.

7. The Lessor will not interfere in the peaceful living of the Lessee as long as the lessee remains as
the tenant of the said building.

8. That the Lessee will not cause any damage to the interiors or exteriors of the above said building
intentionally or otherwise. If any damage is caused by the lessee, all the damage-charges will be
borne by the lessee only.

9. That the Lessee will not disturb the neighbors or cause any nuisance or louder-noise while he/she
is staying in the building. If such disturbances are noticed by the Lessor the caution money of the
lessee will not be refunded and the lessee will be asked to vacate the premises.
