LEASE AGREEMENT FOR RESIDENTIAL PREMISES

This Deed is made at Chennai this 27th January 2014-between Mrs.S.Manimekalai ,W/o.
R.S.Shrinivasan aged 58 years residing at S-17, D-Block, TNHB COMPLEX, 180,LUZ CHURCH
ROAD,MYLAPORE Chennai-600 004 hereinafter called the LESSOR which expression shall
wherever the context of meaning so requires or permits be deemed to mean and include its heirs and
legal representatives of the one part and Pt. R. Dakshinamoorthi S/O Shri. C.Ramasamy, aged 38
years normally residing at Plot no. 1/29, 11th Street, Babanagar, Villivakkam, Chennai - 600049
hereinafter called the LESSEE which expression shall wherever the context of meaning so requires
permits be deemed to mean and include its heirs and legal representatives of the other part.
WHEREAS the Lessor is absolutely seized and possessed of as owner and

Proprietor of the residential house comprising approx. sq.ft. Situated at NO:13,Rajammal Bhavanam,
HIG, Thamarai Nagar, Thirivannamalai and whereas the Lessor has offered to lease out to the Lessee
the Flat referred to above and the Lessee has agreed to take the lease for a period of 11 months on
monthly rent subject to the terms and conditions hereinafter
stated NOW THIS INDENTURE WITNESSETH AS FOLLOWS:
In consideration of the rent hereby reserved and the terms and conditions and covenants
hereinafter contained and on the part of the LESSEE to be paid, observed and performed,
the LESSOR hereby demises unto the Lessee, the residential house situated at NO:13,Rajammal
Bhavanam, HIG, Thamarai Nagar, Thirivannamalai comprising approx. ---sq.ft. Together
with the full right for Lessee, his relatives, friends, licensees and all other persons authorized by or
having relations with, together with parking space, stairs provided in the said premises and to hold the
same unto the LESSEE for a further term of 11months from 09th February 2014 with an option for
renewal as hereinafter provided paying and yielding unto the Lessor. During the said term, monthly
rent of Rs.7,000/-(Rupees Seven thousand only) exclusive of electricity but inclusive of water
Charges/Sewage taxes, Surcharge and house taxes and all other rates and taxes whether Municipal or
otherwise and all ground rent and other charges payable now or at any time hereafter in respect of the
demised premises, is payable on or before fifth day of every month at the Lessor's residence situated at
NO:13,Rajammal Bhavanam, HIG, Thamarai Nagar, Thirivannamalai or
at such other place where the Lessor may from time to time intimate in this behalf.
II. THE LESSEE HEREBY COVENANTS WITH THE LESSOR AS FOLLOWS:
1. To pay the Lessor the said monthly rent of Rs.7,000/-hereby reserved on the dates and in the
Manner aforesaid.
2. To pay all charges for electricity, both for light and power as may from time to be
Consumed in the demised premises by the Lessee and as registered in the meters
provided for the purpose by the Lessor.
3. To keep the demised premises including the Lessor's Fixtures and fittings therein as also the
sanitary and electrical fittings during the terms hereby created in good repair and condition

(reasonable wear and tear and damage by fire, earthquake, civil commotion, act of God and
other irresistible forces always excepted).
4. To use and occupy the demised premises solely and exclusively for residential purposes and not
for any other purpose except with the consent of the Lessor in writing in this behalf.
5. Not to assign or underlet or otherwise part with the demised premises or any part thereof
without the previous written consent of the Lessor.
7.Upon the expiry or sooner determination of this lease, to peaceably and quietly yield up the
demised premises in good repair and condition and to remove therefrom any partitions, lightings,
etc., erected or installed therein unless the Lessor shall express his willingness to purchase the same
at a valuation acceptable to the Lessee.
III. THE LESSOR HEREBY COVENANTS WITH THE LESSEE AS FOLLOWS:
1. The Lessor has good right and all power to grant lease of the demised premises to the Lessee.
2. That upon the Lessee paying the rent hereby reserved and observing and performing the several
stipulations in its part herein contained, the Lessee shall peaceably hold and enjoy the demises
premises during the said term without any interruption by the Lessor or any person claiming
through, under or in trust for the Lessor.
3. The Lessor has received an amount of Rs.Twenty One Thousand only (Rs.21,000/-)paid by the
Lessee towards interest free rent advance, which amount shall be repaid by the Lessor in full at
the end of lease period to the Lessee.
4. That the Lessee shall have the full right and authority for his relatives, Friends, servants,
licenses and persons authorized by or having relations with the Lessee to use (in common with
all others having the like right) the entrance way, lands, stairs, lifts and passage ways provided
in the said premises.
5. The Lessee shall have the right of free passage and running water in and through the sewers,
Drains and channels made or to be made upon, through or under the demised premises and/or
the land underneath and also have the right to pipes, wires and cable upon, through or under the
Demised premises and the land underneath or otherwise as may be necessary.
6. The Lessor, during the term hereby agreed, shall arrange to provide electricity and water
connections to the Lessee in the demised premises without any interruption.
7. The Lessee shall have the right to install fittings like lights, fans, air conditioners, etc., in the
demised premises to suit his own convenience without any objection from the Lessor but
subject to the Municipal Byelaws and Regulations.
8. The Lessee shall have rights of light, air and other easements and rights held, enjoyed,
belonging to or in any way, appertaining to the demised premises from or over any adjacent or
neighboring land or building.
9. The Lessor shall at all times maintain and otherwise keep the demised premises in good and
tenantable repair and condition.
10. To pay during continuance of this lease all rates, taxes and other charges payable or hereinafter
to become payable in respect of the demised premises to the Municipal, Government or any
other appropriate authorities.
11. To make arrangement for one Car parking area for the Lessee.
IV. PROVIDED ALWAYS AND IT IS HEREBY AGREEDBY AND BETWEEN THE PARTIES
HERETO AS FOLLOWS:
1. That a demand for payment or notice requiring to be made upon or given to the Lessee shall be
deemed to be made if sent by the Lessor or his duly authorized agent through post by means of
a registered letter addressed to the Lessee at the demised premises and that the notice required

to be given to the Lessor shall be deemed to be sufficiently given if sent by the Lessee through
post to his usual or last known address known to the Lessee and that any such demand or notice
shall be assumed to have delivered in the usual course.
2. If the Lessee shall be desirous of renewing the further term of 11 months hereby created on the
expiration thereof, shall give to the Lessor one month notice in writing before the expiration of
the term hereby created, then the Lessor shall at the cost of the Lessee and the Lessor in equal
share lease out to the Lessee the demised premises for further term on mutually agreed terms.
3. That the Lessor and Lessee shall mutually agree to terminate this Lease on giving one month
notice therefore to the other party.
4. That in case this Lease Deed is determined prior to the expiry date either at the option of the
Lessor or Lessee or otherwise, the Lessee shall have the right to demand and collect the
aforesaid deposit amount of Rs.21,000/- or any part thereof from the Lessor and Lessor shall
immediately pay the amount to the Lessee.
IN WITNESS WHEREOF the parties hereto have executed these presents on the day and year first
hereinabove written.
