Tax benefits of homeownership

For the Trail-Gazette

he Colorado Association of Realtors has
provided a year-end
question and
answer piece on the tax
benefits of owning a home.
Question: Are there tax
benefits available to homeowners I need to consider
when filing my 2014 tax

returns?
Answer: With an improving housing market in
many parts of the country,
many people are becoming
new homeowners. Whether this is the first year you
own a home or you have
been a homeowner for
many years, there are a
variety of tax benefits you

will need to take into consideration when you file

your Federal and State tax
returns next April. And
these benefits are available
regardless of the type of
home you own singlefamily, townhouse, mobile
home, condominium or
cooperative housing all
qualify.

In order to take advantage of these tax benefits

you will need to itemize
your tax returns using the
longer forms. For most
homeowners (as well as
those who sold a home in
2014) the extra paperwork
should be worth the effort.
Each month your mortgage payment includes a

certain amount for interest

on the loan you took to buy
the home. That interest is
all deductible up to $1 million loan value. After that
there is a limit on how
much you can deduct.
Depending on the size of
your loan, this can be a significant deduction,

If you have a home equity loan or a second mortgage you used to withdraw
equity from the home, the
interest on those loans can
also be deducted from your
taxes.
Should you have a second home or a recreational vehicle or boat
which has cooking, bathroom and sleeping facilities
you can deduct interest
on the loan you used to pay
for that second property so

long as you live in it for at

least 14 days each year or
10 percent of the time it is
available to rent to others
(whichever is longer).
Many home buyers pay
what are called points as
part of the cost of getting a
loan.
If you paid points you
may deduct those fully if
the loan was for the purchase of your primary residence. Points paid on loans

When you sell a home
there are also tax considerations. Before 1997, in
order to avoid paying taxes
on the increase in value of
a home from the time you
bought it until you sold it,
you were required to put
all of that money into a
more expensive home.

The person on the hood got
more and more force exerted on them and would finally

We had obstacles to go

Wed run one team at a

maybe along a ditch bank to
another turn and run back to

We tried riding scoop

as long as we were towed in
a straight line, they were
somewhat rideable, but if
you were pulled across a

you probably fell off.
We always had a fire to
warm up by and to cook hotdogs and keep the hot chocolate warm.
I remember once when
the hotdogs, mustard, buns

with.
So we dug out the scoop
shovel Nick and June had in
the back of their horse trailer, scrubbed the horse
manure off in the snow,
rinsed it in Smith river and
cooked the hotdogs on it.
Later on we rode that scoop
shovel, I think it was the first
time we tried it.

Ordeal by Fire: documentary

Friday at the library
For the Trail-Gazette

by filmmaker George Sibley, tells the story of the

biggest forest fire in American history. In 1910, Italian
and Irish immigrants, African-American soldiers,
prospectors, loggers, forest
rangers, farmers and railroad men all ran up against
natures powerful fire
cycles in a harsh yet beautiful land. On the border
between Idaho and Montana, the Bitterroot Mountains caught fire, and on
Aug. 20 hurricane-force
winds blew thousands of
separate fires into one
gigantic one. The newly-

he acclaimed documentary Ordeal by

Fire will be shown
in the Hondius
Community Room at the
Estes Valley Library today,
Friday, Dec. 12 at 1 p.m.
The film recounts the
events of the historic 1910
event dubbed The Big
Burn. Last months
screening had limited seating, so todays event is
another opportunity to see
the movie on the big
screen.

thousands of men to stop
it. Burning trains raced for
the safety of tunnels, while
whole towns disappeared.
The disaster put to test one

of Americas most profound political ideas: Could

and should the federal government manage and protect the continents natural
resources?

Sibleys documentary
aired on Idaho and Montana PBS stations. The film
features extensive interviews, including Timothy

are fire scientists, fire fighters, and relatives of the
fires survivors.
