• Expediting loan escrows:


o Preparing Escrow Instructions as per Borrower and Lender’s Instructions
o Ordering reports to confirm title to subject property.
o Ordering applicable documentation to remove any and all liens if necessary
o Ordering loan documentation for proper execution, notarization and packaging for return as per
Lender’s instructions.
o Following up with lender upon receipt and review of documentation.
o Requesting funds from lender in a timely manner.
o Prepared final statement reflecting all payoffs, receipts and disbursements.

• Handling construction loans;


o Preparing Escrow Instructions, as per Borrower’s instruction
o Ordering title report to confirm title and status of any liens
o Requesting applicable survey documentation from title company
o Requesting Constructions Contract properly executed by both Contractor and Borrower
o Review Construction Contract, making sure of insurance, bond, lien items and amounts are present
o Forward Contract to Lender and possibly the Title Officer for review, if applicable
o Request loan documentation for proper execution, notarization and packaging for return as per
Lender’s Instructions.
o Follow up with Lender regarding proper progress disbursements.
o Either Lender or Escrow Holder to make necessary progress disbursements as per contract.
o Holding approximately 10% prior to final disbursements subject to final inspection by the Title
Company and/or Lender.
o Upon release of final disbursement, prepare statement reflecting all receipts and disbursements
