DEED OF ABSOLUTE SALE OF REAL PROPERTY

KNOW ALL MEN BY THESE PRESENTS:


That this deed is made and entered this 1st day of July 2013 by and between
PANFILO R. DIMASACA, of legal age, Filipino, married to Menie Javier and resident of
Sitio 5, Brgy. Palasan, Santa Cruz, Laguna and hereinafter referred to as the SELLER;
and MARINA LABRO LUENA, likewise of legal age, Filipino, single/married, and resident of
Sitio 5, Brgy. Palasan, Santa Cruz, Laguna and hereinafter referred to as the BUYER;
Witnesseth, that
WHEREAS, the SELLER is the registered owner of a parcel of land designated as Lot No. 3139-D of
the subd. plan Psd-043406-073975 (AR) situated in Brgy. Palasan, Santa Cruz, Laguna and
covered by Transfer Certificate of Title (TCT) No. C-344 of the Registry of Deeds of Laguna;
WHEREAS, the SELLER is selling an area of ONE-HUNDRED SQUARE METERS (100m2) being a
PORTION of the herein mentioned property with the technical description of said portion to
be attached to this Deed of Absolute Sale after the execution hereof. And the BUYER is
hereby acquiring the said portion by way of absolute purchase.
WHEREFORE, the parties freely agree as follows:
1. For and in consideration of the sum of THIRTY THOUSAND PESOS (PHP30,000.00) Philippine
currency, the SELLER hereby SELL, CEDE, TRANSFER and CONVEY by way of absolute sale in
favor of the BUYER an area of ONE-HUNDRED SQUARE METERS (100m2) being a PORTION of
that real property, covered by TCT No. C-344 of the Registry of Deeds of the Province of Laguna,
and hereunder more specifically described as follows
A PARCEL OF LAND (Lot No. 3139-D of the subdivision plan, Psd-043406-073975 (AR)
being a portion of Lot 3139, Cad. 278 Sta. Cadastre, LRC Record No. 16839, Case
589), situated in the Barrio of Palasan, Municipality of Sta. Cruz, Province of Laguna,
Island of Luzon. Bounded on the SW., along line 1-2 by Canal; on the NW., along line 2-3
by Lot 3139-E; on the NE., along lines 3-4-5 by Lot 3139-G; on the SE., along line 5-1 by
Lot 3139-C, all of the subdivision plan. Beginning at a point marked 1 on plan being
S. 00 deg. 44E., 126.00 m. from BBM No. 29, Cad. 278 Sta. Cruz Cadastre. Thence N.
12 deg. 30W., 31.55 m. to point 2; thence N. 73 deg. 29E., 133.55 m. to point 3;
thence S. 10 deg. 23E., 8.81 m. to point 4; thence S. 12 deg. 44E., 22.71 m. to point 5;
thence S. 73 deg. 28W., 133.33 m. to point of beginning, containing an area of FOUR
THOUSAND ONE HUNDRED NINETY TWO (4,192) SQUARE METERS, more or less. xxx
xxx Registered in the name of PANFILO R. DIMASACA, Filipino, of legal age, married to
Menie Javier and resident of Palasan, Santa Cruz, Laguna.
2. The SELLER warrants that he is the owner of the above-described real property, free from any
lien or encumbrance. The SELLER further undertakes to defend the transferred ownership of the
One Hundred Square Meters (100m2) herein sold, transferred and conveyed in favor of the
BUYER against third parties. And the BUYER hereto accepts the same from the SELLER.
IN WITNESS WHEREFORE, the SELLER and the BUYER hereto affixed their respective signatures
this 1st day of July 2013 in Santa Cruz, Laguna.
