PROJECT INTRODUCTION
For this particular project, we were required to work in a
group and find a small land to initiate a small construction
project. The requirements was that the size of the land
should be from 50m x 50m to 50m x 70m. The site is
analyse and observed in great detail under the Site
Introduction and Analysis page. We are then required to
present our own ideas and initiate our own design
proposal. We were required to design a type of building
which serves a purpose and analyse any benefits and
impacts as well as provide rationale for the design. The
following pages is my documented ideas as well as some
information regarding my site proposal.

SUGGESTION AND PROPOSAL


According to our site observation, we found out that the area,
Zone H of Bandar Baru Seri Petaling is designed for residential
areas. Upon further observation, it can be said that there is a
high demand for more housing to be built in this suburban area
of Kuala Lumpur.
The location of the chosen site is also suitable for a residential
building as it is in close proximity to a primary school, a local
park/playground as well as only minutes away from the nearest
local shopping mall and restaurants/caf located at Endah
Promenade1.
In terms of residential building, the most suitable building to
build in a 50m x 70m site is an apartment which has around 510 floors. Apartment is also viable compared to other types of
houses as it is capable of housing hundreds of people in a
limited space, allowing rooms for the never-ending population
growth. Currently, the highest demand for this area are student
housing (cheap and affordable) and middle-income housing as
there
are
shortage
of
both.
For my proposal, it would be best to build a seven floor
residential apartment which caters for lower to middle income
class people. I will also choose to combine it with a commercial
shop lots which allows for more business, restaurants and caf
in the area. This in turn will attract people from the surrounding
area as well as allowing more variety of consumer choice.
To save some areas, there will also be an underground parking
lot. This allows for more visitors to come as well as reserving
parking lots for residents of the apartment.
Last of all, I will also maximize the usage of the apartment roof
by designing a small community area on the roof which contain

a relaxing area as well as a small park for the residents as well


as people living on the surrounding area.
Security for the resident is also an important aspect to be taken
into account, particularly a residential mixed with commercial
building. To solve this, there would be a guard house which
monitor vehicles going in and out.

BENEFITS AND IMPACTS


Benefits:
There are some positive benefits if this apartment is built. The
most obvious and self-explanatory one is that it could bring
more housing for people who wants to live in this area. This
apartment will slightly alleviate the impact of population growth
overall. Furthermore, it gives chances to people who desired to
live in the area. Building a relaxing area and park on top of the
roof allows people to enjoy and rest which enhance the quality
of living for the park.
Another benefits of building an apartment for lower to middleincome group is that it is economically viable for the client and
the maintenance does not cost as much compared to other
types of residential building such as condominium or luxury
apartment. This mean that the client will be guaranteed some
profits.
One benefits of including combining commercial shop lots is
that it allows the residents in the apartment as well as
surrounding area to go to restaurant/caf or a grocery shop
without walking further. Moreover, this also allows for more
variety of shops in the area and thus increase competition of
small business. In terms of business, this has several business
as it motivates all the small business in the area to work more
effectively and efficiently. Lastly, clients will also benefited from
this as they could get extra revenue from renting the lots as
well as making the apartment more interesting to live in thus,
attract more people to live in the apartment.
Impacts:

For everything, they will have a positive benefits as well as


drawbacks. The most important issue will be dramatic increase
in traffic in the area due to having commercial shop lots there
as well as an apartment. This will also cause disruption to
surrounding houses particularly those directly in front of it 2.
Furthermore, due to having commercial shop lots, the area will
be expected to be much noisier to the surrounding houses.
They may also have security concern for the surrounding
houses due to increase in traffic. The road is also a semi-private
road which is monitored by guards and by building this
apartment, it is harder for guards to monitor the entrance.

DESIGN CONCEPT

DESIGN EXPLAINATION
The apartment is built over the 50m x 70m site. It will be a
gated community with 24/7 security guards. There will be
outdoor parking as well as 2 floor underground parking. Some
of the underground parking is reserved for the resident of the
apartment. The building itself will have contemporary modern
architecture that fit with the surrounding. Around the building,
there is 5m gap to allow room for traffic movements in and out.
Residential Apartment
The apartment is 7 floors excluding ground floor and
underground levels. There are five types of room, each with
different dimension and sizes;

Due to the different sizes, they will have different price and
aimed at different group of people (bigger one for family and
smaller one for people living alone). There is 2 elevators and 2
staircase in case of emergency.
On the roof of the residential apartment is a dedicated space
for relaxation and rest which contains a small park and a
childrens playground. It can be access by the public through
elevators or stairs.
Commercial Shop Lots
The space reserve for the shop lots is very limited. Due to this,
there is only 4 available space. The shop lots will be for grocery
stores and restaurant/caf.
