GALINDEZ, likewise of legal age, Filipino, married and with residence address at 215 Rodriguez Street, Mandaluyong City, to be my true and lawful Attorney-inFact with full authority for and in my name, place and stead, to do or perform the following acts and deeds to wit: 1. To represent me with any person or office, public or private, in all matters concerning the transfer of ownership in my name of that certain real property situated in the Dist. of Novaliches, Quezon City with an area of ONE HUNDRED THIRTY TWO (132) SQUARE METERS which is covered by T.C.T. No. 374174 (PR-38250) of the Register of Deeds of Quezon City, of which the undersigned Principal is the Donee, as I acquired said property by way of Donation from my sister AMELIA N. VALENCIA; 2. To transact, make payments of the needed fees/taxes for and in my behalf in the fulfillment of the aforementioned objective; 3. To receive and acknowledge receipt of documents pertaining to said undertaking; 4. To execute, sign and deliver documents, agreements or writings as may be deemed necessary, proper and convenient for the purpose aforementioned and generally to do or perform any act or deed requisite in the furtherance of this authority. HEREBY GIVING AND GRANTING unto my said Attorney-in-Fact full authority to do or perform every act and thing requisite or necessary to be done in and about the premises as fully to all intents and purposes as we might or could do if personally present and ratifying and confirming all that our said Attorney- in-Fact shall lawfully do or cause to be done by virtue of these presents.
