TENANCY AGREEMENT

This tenancy agreement is made and entered this 4 th day of April, 2014
BETWEEN
MR. Adesola Adelaja of B81, Army Estate, kubwa Abuja herein referred
to as the landlord which expression where the context so admits shall
include his heirs assigns and executors of the one part.
AND
EZE VIVIAN IRUOMA of UN House, Diplomatic Zone, Garki, Abuja
herein referred to as the tenant which expression where the context so
admits shall include her heir and assigns of the other part.
IT IS HEREBY AGREED AS FOLLOWS
1.0

Description of property

1.1

The landlord lets and the tenant takes One Bedroom Flat, situate at
B81, Army Estate, Kubwa Abuja.

2.1

Terms of Lease
The term of this lease is one year, beginning on the 4 th day of April,
2014 and terminating on the 3 rd day of April, 2015, with option to

Rent
The total rent paid under this lease is Four Hundred Thousand
Naira (N400,000.00)

only, being payment

for the year rent in

advance, whereof the receipt of the rent which the landlord hereby

acknowledges.
Timely payment of rent
The tenant shall pay her rent as and when due and shall not withhold
rent for any reason whatsoever.

3.3

Termination of the Tenancy

The tenancy can be terminated by any of the parties by giving the


other six months notice in advance and before the expiration of the
current term. However, this tenancy stands terminated automatically if
the tenant delays renewal or payment of rent even for a day after the
expiration of the current term.
4.0

Tenants Obligation

4.1

The tenant shall pay promptly, all charges/rates for electricity, water,
annual Neighborhood and other utilities consumed on the premises
and to indemnify the landlord against the payment of such bills
(unless previously paid) on the determination of the tenancy.

4.2

The tenant shall keep interior of the demised property including the
doors, windows and window frames in good and tenantable condition,
fair wear, force majeure exempted

4.3

The tenant shall maintain the surrounding of the premises in good


condition always.

4.4

The tenant shall not make any structural alteration in the premises or
any part thereof without previous consent in writing of the landlord.
And where such alteration is carried out with the landlords consent,
to re-instate the building to its original structural and architectural
state at the determination of the tenancy.

4.5

The tenant shall not sublet or in any way part with the possession of
the property or any part thereof.

AS WITNESS WHEREOF the parties hereby duly execute this Tenancy


Agreement and to discharge the obligations herein on the day and year first
above written.
