4.1 Site Analysis


PUREZA - NDC COMPOUND
The National Development Corporation (NDC) Compound is well known
community that houses the largest state university of the country - the Polytechnic
University of the Philippines. It is located along Pureza St., Magsaysay Boulevard,
Sta. Mesa, Manila and is currently part of the University Cluster Zone allocated
within Manila. The area is considered the "centerpoint" because of its strategic
location and proximity to various developing cities, thus making it an ideal location
for Commercial and Residential establishments.
it was also once been turned into dispute for bidding, due to its ideal location. "In
the early sixties, NDC, a government owned and controlled corporation created
under CA 182 as amended by CA 311 and PD No. 688, had in its disposal a ten(10)hectare property along Pureza, Sta. Mesa, Manila. The estate was popularly known
as the NDC Compound and covered by Transfer Certificates of Title Nos. 92885,

No. 143590, 2001) Currently up to date, PUP one of the petitioners that time had
purchased the majority of the property for educational allotment having majority of
the poor to study.
Keypoint identity of the site is the street called "Pureza", a spanish word that means
purity. According to the National Historical Institute, the name was adopted at the
suggestion of an American Engineer named Clarence Hubbel. The name was part of
the trend used to name streets namely the virtues which is up to now being used.
GEOGRAPHICAL LOCATION
Pureza - NDC Compound is located along the street connectors Pureza to Anonas
along Magsaysay Boulevard, Sta. Mesa, Manila. Approximately 10 hectares of total
land area that lies at 1436'29.25"N North to 1435'15.13"N South and ranges from
1211'3.99"E East to 12059'54.35"E West. It is bounded by the Pasig River in the
South.

The community is linked through the Magsaysay Boulevard and PNR Tracks to the
North to Northeast. It houses within four Barangays namely from District VI, 626,
627, 628, 629 and 630.

CLIMATE
Sta. Mesa, or Manila Climate in general is characterized by Tropical Rainforest
Climate, ranging from average to fair temperatures and humidity with just amount
of rainfall. Like most areas in the metro, the area has two pronounced seasons; Type
I - Dry from November to April, and wet during the rest of the year.
Temperature
The Annual Average temperature measured in Manila is 27.7C (81.9F). Mean
monthly temperatures have the variation of 4C (7.2F) which s an extremely low
range. The range variation of diurnal mean temperatures is 7.3C (13.1F) given
that the area is also close to the Pasig River. May is the hottest month with an
average temperature of 30C (86F). And January is the coolest month with a mean
temperature of 26C (78.8F). - Manila Climate

Relatively humidity is high in the Philippines. A high amount of moisture in the air
makes hot temperatures feel hotter. This quantity of moisture is due to different
factors -the extraordinary evaporation from the seas (or bodies of water) that
surrounds the country on all sides, to the different prevailing winds in the different
seasons of the year, and finally, to the abundant rains so common in the tropical
country.

Based on the article from NASA - Earth Observatory , The world is getting
warmer. Whether the cause is human activity or natural variabilityand the
preponderance of evidence says its humansthermometer readings all
around the world have risen steadily since the beginning of the Industrial
Revolution. According to an ongoing temperature analysis conducted by
scientists at NASAs Goddard Institute for Space Studies (GISS), the average
global temperature on Earth has increased by about 0.8 Celsius (1.4
Fahrenheit) since 1880. Two-thirds of the warming has occurred since 1975,
at a rate of roughly 0.15-0.20C per decade. The global temperature has
increased by 0.8 degree Celsius this year 2015. Thus, affecting all the
countries in the world particularly in the Tropical Region including
Philippines.1

Population
Based on the Philippine Statistics Authority - Figures, the growth in Philippine
population is attributed mainly to the excess of births over deaths. Like any
other developing country, Philippines has a high birth rate and a gradually
declining mortality rate. International migration, on the other hand, is
