Dear Property Owner:

The property identified above was inspected by our code enforcement staff on or about 5/17/2014 and confirmed
to have the Oakland Municipal Code (OMC) violations in the table provided as an attachment to this notice. A 30
day abatement period has been provided and the corrective actions required must be completed by
7/7/2014.
Failure to abate violations identified within the required time is a violation of Oakland Municipal Code Chapter
8.58 and administrative citations or civil penalties will be assessed unless an extension is requested and
approved in writing. If access to the property is delayed due to issues with tenants, the owner may seek
additional time from the City.
Contact Senior Specialty Combination Inspector Edward Labayog at elabayog@oaklandnet.com or 510-2384793 before starting work to ensure all requirements are understood. Unsatisfactory corrective work will result in
continuing abatement charges. We will inspect your property on or after the re-inspection date shown above to
verify if you have corrected all of these violations. Send Inspector Labayong an email to the address above
when work is completed to expedite this re-inspection. If all of the violations have not been abated before the
date of our re-inspection, we will initiate the following abatement actions:

Enforcement Costs
We will invoice you for our enforcement costs, estimated at $2045, and without further notice we may contract
with third-party vendors to correct the property blight violations and invoice you for these costs as well.
Civil Penalties
We will assess civil penalties for the failure to timely abate the blight and/ or building maintenance conditions on
the property (OMC sections 8.24.020 and 1.08.60). The penalties are $1,000 per day and may be assessed for 21
days for a total potential penalty of $21,000. Penalties will commence after the applicable abatement date if the
blight and/or building maintenance conditions on the property remain unabated. You will be notified separately if
penalties have accrued after this period of assessment and provided an opportunity to appeal.
Property Resale
Resale of this property does not eliminate your obligation to fulfill the requirements of this program. If you
transfer the property without meeting the abatement requirements, you will be subject to the assessment of
applicable fees, fines, penalties and collection actions (O.M.C. 8.58.410). Transfer of the property must be
reported within 30 days by sending an email to iopRegistration@oaklandnet.com.
If you do not pay the invoices for enforcement and abatement costs, third-party vendors, citations, and penalties,
we will engage in any and all available legal remedies to collect the outstanding charges, including the possibility
of liens.
You may appeal this Notice of Violation by completing the appeal form available at
http://www2.oaklandnet.com/w/OAK042486 and returning it to us at the address above not later than thirty (30)
calendar days from the date of this notice. If we do not receive the appeal form before then, you will have waived

Dear Property Owner:

The property identified above was inspected by our code enforcement staff on or about 5/7/2014 and confirmed to
have the Oakland Municipal Code (OMC) violations in the table provided as an attachment to this notice. A 30
day abatement period has been provided and the corrective actions required must be completed by
6/30/2014. Failure to abate violations identified within the required time is a violation of Oakland Municipal Code
Chapter 8.58 and administrative citations or civil penalties will be assessed.
If access to the property is delayed due to issues with tenants, the owner may seek additional time from the City.
Any extensions must be requested and approved in writing.
Send Inspector Labayong an email to the address above
when work is completed to schedule the re-inspection.

Property Resale Prior to Registration
Resale of this property does not eliminate your obligation to fulfill the requirements of this program. If you
transfer the property without meeting the abatement requirements, you will be subject to the assessment of
applicable fees, fines, penalties and collection actions (O.M.C. 8.58.410). Transfer of the property must be
reported within 30 days.
If we do not receive the appeal form before then, you will have waived
your right to appeal.
