FARM HOUSE REMODEL
Formal project
This Charter formally authorizes the Farm house remodel to create a new and inviting space in
an old brick farm home located in Amanda Ohio. The home currently is in bad shape and in need
of repair. A project plan will be developed and submitted to the Project Sponsor for approval.
The project plan will include: Project scope, schedule; cost estimate; budget; and provisions for
scope, resource, schedule, communications, quality, risk, procurement, and stakeholder
management as well as project control. All resources will be assigned by the Project Sponsor,
Elizabeth Carter and Human Resources Director.
Project Scope
The purpose of the farm house remodel is to improve the efficiency and quality of the current
home, which drastically improved the living conditions for the homeowners. This project meets
Peabodys Property LLC need for improved efficiencies across all departments by reducing time
and minimizing staffing required for payroll operations. The project deliverables shall include
the overall structure design, style and dcor needed to be bring this space together. The
objectives of the project scope are to reduce the amount of time it takes to remodel the
farmhouse while the home is still in use, impacting ongoing operations and ensuring there are no
issues with contractors or employees. Success will be determined by the Project Sponsor once
the system is implemented and the first day of demo has begun.
Organization and resources
The Project Managers, Michael Peabody & Elizabeth Carter, are hereby authorized to interface
with management as required, negotiate for resources, delegate responsibilities within the
framework of the project, and to communicate with all contractors and management, as required,
to ensure successful and timely completion of the project. The Project Manager is responsible
for developing the project plan, monitoring the schedule, cost, and scope of the project during
implementation, and maintaining control over the project by measuring performance and taking
corrective action.
Summary of milestones
The project plan will be submitted and approved in accordance with the milestone schedule
below. Upon approval of the project plan resources will be assigned to the project and work will
commence within 8 months. The Project Sponsor must approve any schedule changes which
may impact milestones. A detailed schedule will be included in the project plan. The high level
milestone schedule is:
Feb 1, 2015 Project plan complete and approved
Feb 15, 2015 Building plan and blue prints created
Feb 31, 2015 Budget plan and payroll decided
Mar 3, 2015 Demo started
Mar 15, 2015- Remodel begins
Apr 1 , 2015- Remodel completed and inspected

Project Budget
The budget for the design and build is 35,000. It is to be funded through a loan 203k loan.
The budget for the Payroll project is $5,000. It is to be funded through PNC Bank.
