Asset Manager- Heritage Fields (formerly the El Toro Marine Corps Air Station)
Designed and implemented the business plan to optimize interim net income
from the 4,700 acre $1 Billion base during its initial year under private ownership
(LNR/Lennar/et al). Direct supervision over third-party property management.
Negotiated all leases and licenses with new and existing tenants. Direct interface
with City and County governments, as well as private-sector stakeholders and
investors.

Directed day-to-day operations and all leasing activities for firms largest thirdparty client: TA Realty, a Boston-based pension fund advisor. 9-million square
foot portfolio included assets throughout Southern California. Supervised 10
property management teams responsible for 35 office and industrial complexes.
Managed all third-party brokerage teams as well as on-site, direct marketing
efforts. Negotiated over 1,000 leases and closed multiple sales. Sourced and
evaluated opportunities to acquire various commercial properties for Davis
Partners. Analyzed due diligence, shaped underwriting criteria and assessed
economic viability of new developments and core investments. Principal as both
equity investor and promote member of various Davis Partners ownership
entities.

five new developments totaling $147 million and four value-added renovations
representing an additional investment of over $100 million. Coordinated equity
and debt components with owners/partners. Direct lender and servicer interface
and reporting. Determined exit strategies and led regional disposition effort
culminating in marketing and sales of $173 million.

the pension fund advisor. Oversight for all operations of the 4 million square foot
Los Angeles County industrial portfolio, valued at $200 million.
Negotiated and signed more than 2.5 million square feet of leases. Achieved No
Further Action closure of contaminated industrial property named in Superfund
lawsuit by Environmental Protection Agency.
