LEASE AGREEMENT

This Lease Agreement is made and effective on11 August 2015


BETWEEN:

II.

Mrs. Cheryl Anne Schleyer, occupation: Managing Director CMS Legal


Recruiting, Melbourne & Sydney, Australia, Australian passport no. N7755827
& Harold John Schleyer , occupation: a retired Flight Captain with South
African Airways & Ansett Australia, Australian passport no. M9670233 (the
TENANT), address: unit 25F, 3 Darling Point Road, Darling Point NSW 2027
Australia , passport no
LANDLORD, in consideration of the rents to be paid and the covenants and
agreements to be performed and observed by the TENANT, does hereby lease
to the TENANT, and the TENANT does hereby lease and take from the
LANDLORD, a house located on Jl. Mertasari No.11A Sanur, Denpasar, Bali
80227 (Leased premises), land size 560 sqm, together with, as part of the
parcel, the furniture and fixtures located in the leased premises (furniture list
is as attached). Both parties acknowledge that the lease has taken place and
approved under the below conditions:
Article 1
LEASE PERIOD

The lease is valid from 13 August 2015 to 13 August 2016 (1 year) provided that the
TENANT performs its obligations as stipulated in Article 3 below.
Article 2
LANDLORD
The LANDLORD guarantees that the TENANT obtains the right to use the leased
premises for the duration of the lease period free of any legal encumbrances.
Article 3
LEASE PRICE AND PAYMENT TERMS
The TENANT agrees to pay the LANDLORD and the LANDLORD agrees to accept US$
23.000 (twenty three thousand United States Dollars) or AU$. 31.303 (thirty one

thousand three hundred three Australian Dollars) as the total rent for the 1-year
period as described in Article 1, with payment terms as follows:
1. First payment: AU$. 7825.75 (Seven thousand eight hundred twenty five dollars
and seventy five cents) to be paid by 12 August 2015 at the latest
2. Second payment: AU$. 7825.75 (Seven thousand eight hundred twenty five
dollars and seventy five cents )to be paid by 12 November 2015 at the latest
3. Third payment: AU$. 15,651.50 (Fifteen thousand six hundred fifty one dollars
and fifty cents) to be paid by 12 January 2016 at the latest
The TENANT shall occupy the leased premises only after the First payment is
received by the LANDLORD.
If the LANDLORD does not receive the payment in accordance to the schedule, the
LANDLORD has the right to renegotiate the terms of this lease with the TENANT.
Article 4
TENANT ALTERATIONS & ADDITIONS
The TENANT shall have the right, at its sole expense, from time to time, to
redecorate the leased premises and to make such non-structural alterations and
changes in such parts thereof as the TENANT shall deem expedient or necessary for
its purposes; provided, however, that such alterations and changes shall neither
impair the structural soundness nor diminish the value of the leased premises. The
TENANT may make structural alterations and additions to the leased premises
provided that the TENANT has first obtained the consent thereto of the LANDLORD
in writing. The LANDLORD agrees that it shall not withhold such consent
unreasonably.
Article 5
TENANTS REPAIRS
The TENANT is obliged to take good care of the leased premises and all its contents,
including furniture and fixtures, white goods, paintings and other decorative
artworks, kitchen utensils, bed linens etc., and is obliged to return them to the
LANDLORD in good condition at the expiry of the lease period.
The TENANT shall keep the leased premises and all its contents in good order and
condition, except for reasonable wear and tear. Responsibility for replacing minor
items in the leased premises to ensure the property is in good order, such as light
bulbs, lie on the TENANT.
Article 6

LANDLORDS REPAIRS
The LANDLORD shall repair defects or failures of materials, workmanship, durable
goods or fixtures in the leased premises, unless the damage is caused by the
TENANTs act, omission, or negligence.
Article 7
SUBLETTING
The TENANT is allowed to sublet the lease in part or in whole after obtaining the
approval of the LANDLORD.
Article 8
EXTENSION
This lease is extendable and renewable upon agreement by both Parties. The terms
and conditions of the new lease are to be negotiated between the Parties according
to prevailing market conditions.
Article 9
LANDLORDS REMEDIES
If the lease period has ended and the leased premises remains occupied, the
LANDLORD has the right to take possession of the leased premises, if necessary
with police assistance, with costs incurred borne by the TENANT.
Article 10
UTILITIES
The TENANT shall pay for monthly bills, including but not limited to, electricity,
phone, internet, water, garbage disposal, neighborhood contribution, and other
services incident to the Tenants use of the leased premises. The LANDLORD will
only pay for the cost of two staff workers to clean the house, maintain the plants
and grass and the pool being Mr. Dian Rai Imadi and Mr. Roni Patinasarani.
Or a replacement in the case of any of the above having left the employment of the
landlord.
Article 11
SECURITY DEPOSIT
The TENANT is to deposit with the LANDLORD the sum of AUD 1000.00 (One
thousand Australian Dollars) as security for the full and faithful performance by the
TENANT of all the terms of this lease required to be performed by the TENANT. Such

sum shall be returned to the TENANT after the expiration of this lease minus any
deductions to cover for damage or loss of items listed in the Inventory List and any
unpaid bills.
Article 12
ADDITIONAL OCCUPANTS
FULL NAMES of all ADULT persons (age 19 or older) other than tenant (s) to occupy
the rental unit. Include given names for each person.

FULL NAMES of all MINOR persons (under age 19 including infants). Include names
of each minor to occupy the rental unit and their ages.
ADDITIONAL OCCUPANTS. No person other than those listed in paragraphs under
heading FULL NAMES above may occupy the rental unit. A person not listed in
paragraph above who resides in the rental unit for a period in excess of fourteen
cumulative days in any calendar year will be considered to be occupying the rental
unit contrary to this agreement and without right or permission of the landlord. A
tenant anticipating an additional person to occupy the rental unit must promptly
apply in writing for permission from the landlord for such a person to become an
approved occupant. Failure to apply and obtain the necessary approval of the
landlord in writing is a breach of a material term of this agreement, giving the
landlord the right to end the tenancy after proper notice.
Article 13
DISPUTES
The cost of drafting and executing this agreement is to be covered by both Parties.
If at any time a dispute shall arise between the Parties, it shall be settled by
deliberation, failing which it shall be settled in the local court.
