• To serve as the internal brand expert for retail real estate opportunities and present the
brand's retail concepts to prospective landlords (ICSC, regional ICSC)
• To create and manage metrics and criteria for which site selection decisions will be made
(research analytics, financial performances, revenue prediction models) and to negotiate
letters of intent and key lease deal points to the brand's advantage
• To work with various retail departments to attain internal alignment on site
opportunities and sales projections
• To manage external real estate resources in locating and evaluating potential sites and
manage the creation of site justification packets as part of the capital approval processes
• To evaluate existing store portfolio to actively drive rent reductions, recommend lease
renewals and terminations and negotiate renewals and extensions where appropriate
• To contribute to the development of the AP Retail strategy
• To account for the real estate organization performance and cost base
Personnel Responsibilities:

• Build, develop and lead a strong team of Real Estate professionals in function, as well as
functional reports in countries toward the achievement of common goals (and
field/stores)
• To set personal objectives, targets, guidelines and assess all reports
• To develop the functional and social skills of direct reports on and off the job with special
focus on talents
• Build a real estate team that shares experiences, ideas and best practice approaches, as
well as challenging existing practices, in order to continuously improve overall Retail
performance and organizational efficiency
• Manage, support and develop a diverse team (in AP and on country level) to excel in
internal and external customer satisfaction.
• To be recognized as an embedded member of senior management of ROC Retail and be
a close business partner to other team members
• Eliminate the culture of ”not invented here” and encourage one of best practice sharing,
benchmarking and driving performance through KPI’s and accurate management data.

KPIs:

• Attainment of overall business objectives and Financial Targets for Group Retail.
• Securing real estate locations in alignment with all brands’ retail store growth targets.

Qualifications:

• University degree or equivalent


• Minimum of 10 years progressive work experience in real estate site selection, preferably
with major retailer
• Minimum of 4 years experience managing/negotiating external consultants and
contractors
• 5-8 years leadership experience in Retail environment.
• Multi-national, Multi-location real estate responsibilities
• Inter-Personal/Inter-Departmental Relationships, Change Management and
Organizational Development
• International Exposure, preferably worked and lived in different countries and
continents.
• Member of functional councils and networks. Ability to illustrate and inspire a Strong
cooperation and affinity in Retail.
