PAG-IBIG FINANCING

Who is eligible for a PAG-IBIG Housing Loan?

First and foremost, one must be a Filipino citizen. Dual citizens (e.g. Filipino-American) can also
avail of the loan provided they have their un-expired Philippine passport.

He/she must also be EMPLOYED (whether locally or overseas) or SELF-EMPLOYED and has
the legal capacity to acquire real property.

He/she must be a Pag-IBIG member with at least 24 monthly contributions at the time of loan
application.

He/she is not more than 70 years old at loan maturity.

Has no outstanding Pag-IBIG housing loan, either as a principal borrower or co- borrower.

Has not availed of a Pag-IBIG housing loan that was foreclosed, cancelled, bought back due to
default, or subjected to cases where the borrower is no longer interested to pursue the loan and
surrenders the property

I have an existing PAG-IBIG Housing Loan at the moment, can I avail of another housing loan?
No. A borrower who has an outstanding housing loan cannot apply for another loan. He/she must
completely pay in full the first loan before availing the second one.
On the other hand, a borrowers
spouse can avail, if eligible.
I have an outstanding PAG-IBIG multi-purpose loan, can I avail of a housing loan?
A member whose multi-purpose loan is in arrears shall be required to pay his/her arrears over the counter
to update the account.
How many times can I apply for a housing loan?As many times as you want, provided each loan has
been completely paid off and the borrower is still eligible.
I'm unemployed but I pay my PAG-IBIG monthly contributions as a member, can I apply for a
housing loan?
No. A member MUST be employed or self-employed.

What is MRI?
MRI stands for Mortgage Redemption Insurance. It is a type of decreasing-term life insurance that
pays the balance on the housing loan in case the borrower dies before the loan is paid off.
The
MRI amount is usually added to the borrowers total monthly amortization.
What are the 12 postdated checks for?
Pag-IBIG requires each housing loan borrower to pay their first 12 months thru checks. After that,
the borrower has the option to continue paying thru the same method by providing Pag-IBIG
another set of 12 post-dated checks. If not, they can pay over-the-counter monthly.
What does TAKE-OUT mean?
Take-out is the term used when Pag-IBIG has granted the borrowers loan and has
subsequently made payment to the developer.
When does my monthly amortization in PAG-IBIG start"
Your monthly amortization usually starts 30 days AFTER take-out.
