This agreement entered into on the 23rd day of February between

Mary Wells (the Owner, Lessor) of Lenoir City, TN


and ________________________________________ (Lessee)

Lease to commence on the 23rd of February 2015 for a 6 month period.
The lease is at a cost of $350 to be made in two payments. The first payment due on delivery of the
horse to Hidden Hollow in the amount of __________________________.
Second payment (remainder of $350) due by ___________________________________________.
At the end of 6 month lease period lessee may choose to purchase horse for
$550. Purchase must be made within 10 days of conclusion of lease or price may be raised. During
lease lessee is responsible for all expenses pertaining to said equine.
This includes but is not limited to feed, board, farrier services, all vet services, and show expenses.
Lessee will bear all costs of treatment during period of contract if horse becomes sick or injured.. In
the event the horse is permanently injured or lost so as to be no longer usable by the owner, Lessee
agrees to pay the Lessor the sum of $800.00 minus already paid monthly lease fees.
Lessee warrants that he/she has inspected said horse and agrees to accept said horse in present
condition. Lessee shall pay and provide for the transportation of the horse from the Lessee to the
Owner at the termination of the lease.
Owner shall have the right at any time, in person or by authorized agent, to inspect the horse and
determine if said horse is being properly cared for and in good health. The title and ownership of the
leased horse shall be and remain in the name of the Owner. Lessee shall not sell, mortgage, or
encumber this leased horse in any manner whatsoever. Lessee shall not assign this lease nor sublease
the horse covered hereby.
Defaults. The occurrence of any of the following events constitutes a default and
breach of this Lease by Lessee: 1)The failure by Lessee to make any payment of rent or any
other payment required to be made by Lessee hereunder. 2) the failure
by Lessee to observe or perform any of the covenants, conditions or provisions of this Lease which
Lessee is required to observe or perform.
Remedies upon Default. If Lessee defaults under or breaches this Lease, Lessor
shall have the right at any time thereafter, without notice or demand to: 1) Terminate Lessee's right to
possession of the Horse by self help repossession or any lawful
means, in which case this Lease shall terminate and Lessee shall immediately surrender
possession of the Horse to Lessor; 2) Pursue any other remedy now or hereafter available to
Lessor under the laws or judicial decisions of the state in which the Horse is located.
Additionally, Lessor shall be entitled to recover from Lessee all damages incurred by Lessor by
reason of Lessee's default including, but not limited to the cost of recovering possession of the
Horse and reasonable attorney's fees and court costs. Any unpaid installments of rent or other
sums shall bear interest from the date due at the rate of 15 percent (15 %) or the maximum
rate permissible under state law.

Lessor has the right to hire Carol or Cliff Hodge to haul the horse and show horse at any time.
If the leased horse should at any time become missing, lost, seriously injured, sick, or dead, the Lessee
shall immediately notify Owner by telephone.
Lessee shall hold the Owner harmless for any injury to persons or damages to any property caused by
the leased horse.
No modification of this lease shall be binding unless in writing and executed by the parties hereto. This
Agreement shall be governed by the laws of the State
of Tennessee. Any legal action commenced to enforce or interpret this Agreement shall
be brought in state or federal courts with the appropriate jurisdiction, located in
Loudon County, TN. The parties hereto consent to both venue and jurisdiction.
The undersigned Owner and Lessee accept the terms and conditions of this lease and acknowledge a
copy thereof.
