HOUSE RULES & REGULATIONS FOR THE PEAK AT SUDIRMAN


FOREWORD
First of all, the Building Management, on behalf of the Residential Apartment Tenants
Association (PPRSH) of The Peak at Sudirman would like to extend our gratitude to all
Residents of The Peak at Sudirman.
In order to achieve collective order at the residential area and based on the Articles of
Association of PPRSH The Peak at Sudirman Chapter X on the Appointment, Duties,
Rights and Authority of the Management Board, Article 24, paragraph 1, this House
Rules & Regulations is established, based on the principles of fairness and order, to
ensure an orderly, comfortable, safe and welcoming atmosphere for all Residents of The
Peak at Sudirman.
Residents are required to comply with this House Rules & Regulations, according to the
Bylaws of PPRSH The Peak at Sudirman Chapter IX of the Residents Code of Conduct
Article 33 paragraph 1.
The Building Management welcomes any suggestions, ideas, criticism and proposals, to
achieve our shared goal at The Peak at Sudirman.
It is important for all Residents to understand and adhere to the House Rules and
Regulations of The Peak at Sudirman.

I.

HOUSE RULES & REGULATIONS FOR RESIDENTIALS AND COMMON AREAS

1.

Apartment units can only be used as residences only and not for other commercial
or illegal purposes.

2.

Each unit is supplied with 2 (two) access cards for the private elevator to the floor
of each unit and other facilities.

3.

If any access cards are lost, the Resident is required to report this to the Building
Management no later than 24 (twenty-four) hours after the loss occurs. Lost
access cards will be blocked by the Building Management. The charge for
replacing a lost access card is Rp.200,000.

4.

Unit Owners are required to inform the Building Management of any lease
agreement or sale of apartments owned, complete with the following data: the
name and address of the new occupant/owner, the term of the lease or sale
agreement and any other supporting documents such as IDs/Passports and
KITAS/ Work Permits and a copy of the Lease Agreement or copy of the Notarial
Sale and Purchase agreement

5.

Residents are prohibited from making any noise or conducting activities that create
noise potentially annoying to other Residents, either in the unit or the common
areas.

6.

Residents are prohibited from hosting a parties or social gatherings in the units
and may instead use the Multipurpose Hall facilities, by providing prior notice to
the Building Management.

7.

Residents are prohibited from installing additional canopies, glass windows,


shutters, grilles, radio antenna, televisions or other electronic equipment, and from
drying laundry in the balcony area. The Building Management is authorized to
remove all the items listed above.

8.

Residents are prohibited from perforating the walls or ceilings and adding devices
or other objects that could affect the structural integrity of the building without the
permission and approval of the Building Management.

9.

Residents are required to be familiar with the emergency procedures, as well as


actively participate in emergency response exercises carried out by the Building
Management. The Peak at Sudirman apartment building is equipped with fire
protection systems and fire-fighting equipment.

10. Residents are prohibited from storing firearms, ammunition, flammable or


explosive materials and toxic or dangerous chemicals within the apartments.

11.

Residents are required to maintain the cleanliness of the apartments and common
areas. Household garbage in sealed plastic bags must be placed in the garbage
chute provided on every floor. After dumping the garbage, the door of the garbage
chute must be closed.

12. Residents are prohibited from throwing away the following types of garbage;
glassware, rotten food and garbage from renovations that may cause damage to
the garbage system. Please inform the receptionist so that this type of garbage
can be immediately removed by a janitor.
13. Residents are prohibited from dumping, throwing or dropping anything from the
balconies, windows or open spaces of their apartments.
14. Residents are prohibited from storing or placing personal belongings in the
common areas and emergency stair wells.
15. Emergency exits must remain closed.
16. Residents are required to close all the doors and windows of their units.
17. Residents who have plants in the unit are required to ensure that these plants are
well maintained so as not to disturb or harm others.
18. Permission from the Building Management is required for each placement of
brochures, ads, flyers and other similar materials.
19. Bicycles, children's toys or other similar items must placed in the corridors,
emergency staircases, lobby or elevators.
20. Gambling, excessive drinking of intoxicating liquor and immoral conduct in the
common areas is prohibited.
21. Residents are prohibited from engaging in sports activities in the corridors and
emergency stairs. Please use the sports facilities provided by the Building
Management.
22. Damaging or moving furniture, fire-fighting equipment and medical devices, as well
as common items of property is prohibited.
23. Any accidental or negligent damage of common areas caused by the Residents or
Residents guests is the responsibility of the Residents.
24. Residents are prohibited from bringing pungent foods or objects into the
apartments.

25. Any apartment owners renting apartments to foreign nationals are required to
provide the Building Managements Office with a completed registration data form
and a copy of the relevant passports and KIMS/KITAS.
26. Residents who employ household assistants, nannies and drivers are obliged to
provide these household staff with an ID card obtained from the Building
Managements Office. Household assistants, nannies and drivers are required to
use these identification cards at all times while at the apartment building. Only
household assistants, nannies and drivers whose names are registered with the
Building Management are permitted to enter the apartment building.
27. Residents are required to fill in a letter of permission for outgoing goods when
giving goods to household assistants, nannies or drivers. Security officers may
conduct an examination of staff belongings when they leave the apartment
building.
28. Residents are required to report any replacement of household assistants, nannies
or drivers to the Building Management.
29. Household assistants, nannies and drivers may not sit or wait in the lobby or other
facilities, but they may do so in the waiting rooms provided by the Building
Management.
30. Residents are required to report any guests staying at their apartments to the
Building Management no later than 24 hours after arrival.
31. Residents are required to inform the Building Management when leaving the
apartment for any period of greater than 24 hours by filling out the form available
from the Building Managements office. This information is required related to the
payment and/or delivery of electricity, water, telephone services, drinking water,
newspapers/magazines, etc.
32. Pets are not permitted at The Peak at Sudirman.
33. Smoking is prohibited in areas displaying "No Smoking" signs.
34. Residents are prohibited from cleaning balconies with running water or buckets of
water. Cleaning balconies with a mop is permitted.
35. The Building Management is not responsible for the contents of any letters or
packages addressed to Residents received by the receptionist or placed in the
mailbox.
36. Residents with daily needs providers are required to report each delivery made to
the Building Management.

37. Residents are prohibited from entering the roof area and the engine room,
electrical or other equipment rooms without the permission and consent of the
Building Management.
38. During an emergency situation, or to repair a leak in another apartment caused by
the related apartment, the Building Management has the authority to enter the
apartment without prior notice. The Building Management will notify the apartment
owner/occupant by written notification or email on the occurrence of such an
emergency.
39. Residents are encouraged to conduct AC servicing every three (3) months. The
Building Management will provide AC maintenance services at the Residents
expense.
40. The Building Management or its security officers may at any time ask any person
found in any common area or facility to produce proof of his or her identity and
state the purpose of their visit.
A. PROCEDURES FOR THE USE OF PRIVATE ELEVATORS
1.

Each tower is equipped with private elevators leading to each apartment.

2.

Each apartment may be accessed with the access card programmed according to
the respective floor.

3.

Private elevators measuring 1.5 m (width) x 1.5 m (length) x 2 m (height) have a


capacity to carry 1000 kg or a maximum of 10 persons.

4.

Private elevators may only be used by Residents. Contractors workers, household


assistants, nannies and drivers are prohibited from using the private elevators
unless with the permission of the residents.

5.

Residents and their guests are prohibited from littering, damaging, wearing wet
clothing, smoking, drinking or eating inside private elevators or at elevator lobby.

6.

Children under age 5 must be accompanied by an adult.

B. PROCEDURES FOR THE USE OF SERVICE ELEVATORS


1.

Service elevators measuring 2.10 m (width) x 2.40 m (length) x 2.30 m (height)


with a capacity to carry 1350 kg or 20 persons are available for Towers A, B, C and
D.

2.

Service elevators may be used by household assistants, nannies, drivers and


Building Management employees, but contractor workers may not use the service
elevators without the permission of the Building Management.

3.

It is prohibited to litter, damage or wearing wet clothes, smoking, eating or drinking


inside service elevators or at elevators lobby.

4.

The use of service elevators to transport building materials, furniture, equipment


and heavy machinery, etc. is limited to the service elevator assigned by the
Building Management. These activities are only permitted from Monday to Friday
from 09:00 to 17:00.

5.

Children under age 5 must be accompanied by an adult.

6.

Residents are required to inform the Building Management at least 24 (twentyfour) hours in advance of the date and time of any delivery or removal of furniture
or other heavy items in order to arrange the use of the service elevator by filling
out the form available from the Building Managements office.

II. PARKING REGULATIONS


A. CARS
1.

Each unit is entitled to the amount of parking space as stated in the SPA (Sale and
Purchase Agreement). All vehicles must be registered with the Building
Management by submitting copies of vehicle ownership documents.

2.

Only the cars of Residents with registered parking cards are permitted to park in
the GF, B1 and B2 parking areas.

3.

Vehicles are prohibited from parking in areas not designated for parking, including
the lobby area, the emergency meeting point areas and areas where parking
would disrupt the traffic flow.

4.

Unregistered vehicles entering The Peak at Sudirman area must take a guest
parking card.

5.

The parking space belonging to any apartment, when that apartment is leased or
rented out, is transferred to the tenant. The apartment owner is required to provide
the tenant with the parking card.

6.

Vehicles must always be locked. Residents are prohibited from leaving valuables
in vehicles. The Building Management is not responsible for any loss, damage or
theft of belongings from vehicles.

7.

Residents are required to report lost parking cards no later than 24 (twenty-four)
hours after the loss, and file a report form for any lost cards. Any Resident who
loses a parking card will be charged for a new card.

8.

Vehicle owners are required to report any changes in license plate numbers or
vehicles to the Building Management.

9.

Moving trucks or trucks taller than 210 cm may not enter the basement apartment
area. The transportion of goods to the apartment must be carried out using a
trolley or pick-up vehicle.

10. Washing vehicles is only permitted at the carwash area in Basement 2. Residents
are required to be responsible for the cleanliness of this area.
11.

Maintenance/repair of vehicles is not permitted within the apartment area, except


in an emergency situation and after obtaining permission from the Building
Management.

12. Residents and drivers are required to comply with all the parking rules. Penalties
will be applied for any violations of the rules.
13. Vehicles parked not at their allocated parking space will receive Parking Warning
Notice and a letter of reprimand sent to the respective unit. If the offence is
repeated, then the vehicle's wheels will be chained. The charge for each instance
of chain removal is Rp.500,000.
B. MOTORCYCLES
1.

The Motorcycle parking area is reserved for vehicles registered at the Building
Managements office and belonging to Residents, employees of the Residents
(housekeeping assistants, nannies and drivers) and outsourced employees.

2.

Residents are only charged for the fee of their motorcycle parking card. The
employees of Residents (household assistants, nannies and drivers) and
outsourced employees must pay for their own parking card and monthly parking
fees.

III. USE OF FACILITIES


1. All recreation facilities/gyms are exclusively for the use of Residents and their
guests. Each facility has its own rules that must be obeyed.

2. Residents are permitted to invite a maximum of two (2) persons to use the
available facilities. Guests are required to be accompanied by Residents while
using the facility.
3. Use of the facilities is based on the access card carried by the Resident. The
access card is used as the entry card to the facilities. Only Residents with active
access cards may use the facilities.
4. Residents are responsible for guest or family compliance with the applicable
regulations, and must notify the Building Management of any damage to the facility
due to the improper use of the facility.
5. Gadgets or audio/video devices in use at the facilities must be set at a low volume
to avoid causing interference with/inconvenience to other Residents.
6. Activities and games such as football, roller skating, skateboarding, etc. are
prohibited in or around the facilities.
7. Residents and their families and guests are required to maintain the cleanliness of
the facilities they use. All trash must be placed in the bins provided.
8. Residents and their families and guests are required to dress properly and in a
manner appropriate for the type of the facility used.
9. Residents and their families and guests are required to look after their belongings
while using the facilities. The Building Management is not responsible for any loss
or damage to belongings.
10. Household assistants, nannies and drivers, and the employees of Residents are
prohibited from using the facilities.
11. The Building Management is not responsible for any accidents caused by the
negligence or carelessness of Residents using the facilities.
A.

TENNIS COURT

1. Tennis court operating hours are 6:00 to 21:00.


2. Tennis courts may only be used by Residents accompanied by a maximum of 3
(three) guests.
3. To request a tennis court reservation, please contact the facility officer no later
than 20:00.

4. Reservations are not transferable to other users. If person who booked the court
does not arrive within 10 (ten) minutes of the booking time, then the opportunity is
offered to other users on a first come first served basis.
5. The tennis court is only to be used for playing tennis, other games are not
permitted.
6. Tennis coaches are required to obtain approval from the Building Management.
7. Children under the age of 8 (eight) years are not permitted to be on the tennis
court without their parents or an adult.
8. The Building Management is not responsible for any accidents caused by the
negligence or carelessness of Residents playing tennis.
B. SQUASH COURT
1. Squash court operating hours are 6:00 to 21:00.
2. The squash court may only be used by Residents accompanied by a maximum of
two (2) guests.
3. To request a squash court reservation, please contact the facility officer no later
than 20:00.
4. Reservations are not transferable. If within ten (10) minutes the person who
booked the court fails to arrive, then the opportunity will be offered to others on a
first-come first-served basis.
5. The squash court may only be used for playing squash, other games are not
permitted.
6. Squash coaches must receive approval from the Building Management.
7.

Children under the age of 8 (eight) years may only visit the squash court when
accompanied by parents or an adult.

8.

The Building Management is not responsible for any accidents caused by the
negligence or carelessness of Residents playing squash.

C.

BASKET BALL COURT

1. Basket ball court operating hours are 6:00 to 21:00.


2. The basket ball court may be used by Residents accompanied by a maximum of
three (3) guests.
3. To request a basket ball court reservation, please contact the facility officer no later
than 20:00.
4. Reservations are not transferable. If within 10 (ten) minutes the person who
booked the court fails to arrive, then the opportunity will be offered to others on a
first-come first-served basis.

5. The basket ball court may only be used for playing basket ball, other games are
not permitted.
6. Basket ball coaches must receive approval from the Building Management.
7. Children under the age of 8 (eight) years may only visit the basket ball court when
accompanied by parents or an adult.
8. The Building Management is not responsible for any accidents caused by the
negligence or carelessness of Residents playing basket ball.

D. JOGGING TRACK
1. The jogging track may only be used by Residents accompanied by a maximum of
two (2) guests.
2. The jogging track may only be used for jogging and pets are not permitted at this
facility.
3. Unreasonable or immoral actions in the jogging track area are forbidden.
4. Children under the age of 8 (eight) years are not permitted to be in the jogging
track area without their parents or an adult.
5. The Building Management is not responsible for any accidents caused by the
negligence or carelessness of Residents jogging at the track.

E.

SWIMMING POOL & JACUZZI

1. Swimming pool & Jacuzzi operating hours are 06:00 21:00.


2. The pool & Jacuzzi are reserved for the use of Residents and a maximum of two
(2) family members or guests whose identity has been made known to the facility
officer.
3. Children under the age of 8 (eight) years must be accompanied by parents or an
adult.
4. Residents who use swimming coaches are required to obtain the permission and
approval of the Building Management.
5. Swimming is forbidden while the pool & Jacuzzi are being cleaned.
6. Water sports and other similar activities are not permitted in the area in and
around the pool & Jacuzzi.
7. Dangerous or rough games that cause a commotion in the pool & Jacuzzi are
forbidden.
8. Users with a bandaged wounds, open wounds, infections or infectious diseases
are prohibited from swimming.
9. Users must dry themselves off before leaving the pool and changing room area.
10. Swimming during rain and storms is forbidden.
11. It is forbidden to conduct social activities, parties, barbeques and others events in
the pool & Jacuzzi area.
12. Eating, drinking or smoking are forbidden in the pool & Jacuzzi and the
surrounding area.
13. It is forbidden to remove the available furniture from this area.
14. Equipment in the pool & Jacuzzi area may not be moved or removed.
15. Swimming pool & Jacuzzi users must wear proper and appropriate swimwear.
16. Unreasonable or immoral actions in the swimming pool area are forbidden.
17. Scuba gear, large flotation devices and other similar items may not be used in the
pool. Only swimming goggles and childrens small pool toys are permitted.

18. The Building Management is not responsible for any accidents that occur due to
negligence or carelessness while swimming.

F. WHIRLPOOL ROOM
1. Whirlpool operating hours are 06:00 21:00.
2. The whirlpool room is reserved for the use of Residents and a maximum of two (2)
family members or guests.
3. Eating, drinking, smoking or other inappropriate activities are forbidden while using
the whirlpool.
4. The use of soaps, detergents and similar items in the whirlpool is forbidden.
5. Users must wear proper and appropriate swimwear while using the whirlpool.
6. Users must shower before using the whirlpool.
7. Users with a bandaged wounds or open sores, infections or infectious diseases
are not permitted to use the whirlpool.
8. Children under the age of 8 (eight) years must be accompanied by parents or an
adult.
9. The Building Management is not responsible for accidents due to negligence or
carelessness while using the whirlpool.

G. FITNESS ROOM
1. Fitness room operating hours are 06:00 22:00.
2. The fitness room is reserved for the use of Residents and a maximum of two (2)
family members or guests.
3. Users are required to bring their access card when using the fitness room and
register with the facility officer.
4. Eating, drinking, smoking or other inappropriate activities are forbidden in the
fitness room.
5. Drinking water is available only for users of the fitness room.

6. The use of fitness room is prioritized on a first come first served basis for 1 (one)
hour.
7. Children under the age of 8 (eight) years must be accompanied by parents or an
adult.
8. Fitness room users are expected to supply their own towels.
9. Gadgets or audio/video devices in use at the fitness room must be set at a low
volume to avoid causing interference with/inconvenience to other Residents.
10. Users of the fitness room are required to wear proper and appropriate clothing and
sports shoes.
11.

While using the fitness room Residents are required to be responsible for any
damage or loss of fitness equipment due to negligence or carelessness.

12. If any equipment in the fitness room is not working properly the user is required to
inform the facility officer.
13. Users must exercise caution while using exercise equipment. Equipment that has
been used must be returned to its original place and users are prohibited from
taking equipment out of the fitness room.
14. Users are prohibited from holding fitness classes without the permission and
approval of the Building Management.
15. Fitness trainers or coaches are required to obtain approval from the Building
Management.
16. The Building Management is not responsible for any accidents caused by the
negligence or carelessness of Residents while using the equipment in the fitness
room.

H. SAUNA & STEAM


1.

Sauna and steam operating hours are 06:00 to 21:00

2.

The sauna and steam can only be used by residents, family residents and guests
occupants maximum of 2 (two) people.

Do not eat, drink, smoke and do things not appropriate in the sauna and steam
room area

4.

To be able to use the sauna and steam please submit a reservation through the
concierge facility. Last booking at 20:00 pm.

5.

Doors sauna and steam must be closed but not locked.

6.

Children under the age of 8 (eight) years of age must be accompanied by a parent
or adult.

7.

The Building Management shall not be liable for accidents that occur while using
the sauna and steam room.

I. CHILDRENS PLAYROOM (KIDS ROOM)


1.

Children's playroom operating hours are 06:00 to 21:00.

2.

Children under the age of 5 (five) years must be accompanied by a parent or adult.
This facility may only be used by children up to 7 (seven) years old.

3.

Residents, household assistants, nannies/baby sitters are required to ensure the


child's safety. The Building Management is not responsible for any accidents
caused by negligence or carelessness occurring while a child is using the
playground.

4.

Residents, household assistants, nannies are required to maintain the cleanliness


of the playroom area.

5.

It is forbidden to bring food or drink into the children's playroom area.

6.

Users are responsible for any damage to or loss of equipments due to negligence
or carelessness while using the children playroom.

J. CHILDRENS PLAYGROUND
1.

Children playground operating hours are 06:00 to 21:00.

2.

Children under the age of 5 (five) years must be accompanied by a parent or adult
and the facility may only be used by children up to 12 (twelve) years old.

3.

Residents, household assistants and nannies/baby sitters are required to ensure


the child's safety. The Building Management is not responsible for any accidents

caused by negligence or carelessness occurring while a child is in the playground


area.
4.

Residents, household assistants and nannies are required to maintain the


cleanliness of the playground area.

5.

It is forbidden to bring food and drink into the playground area.

6.

Use of the playground area for any other undesignated purpose is forbidden.

7.

Users are required to be responsible for any damage to or loss of equipment due
to negligence or carelessness while using the playground equipment.

K. MULTIPURPOSE HALL (MPH)


1.

Multipurpose hall operational hours are from 06:00 to 21:00.

2.

The Multipurpose Hall may be used by Residents and apartment owners for
various events for periods of time based on demand.

3.

Residents wishing to use the Multipurpose Hall are required to submit a


reservation 2 request (two) weeks before the event to the Building Managements
office.

4.

The use of the Multipurpose Hall is subject to a rental fee of Rp.1,000,000,- as well
as a guarantee fee of Rp.1,000,000,- which will be returned after the event,
dependant on the rooms condition and absence of any damage, according to the
applicable regulation.

5.

All costs for the use of the Multipurpose Hall are required to be paid at least 1
(one) week before the event.

6.

Audio or other musical equipment must be operated at a reasonable volume to


avoid creating excess noise and disturbing other Residents.

7.

Residents are required to maintain the cleanliness of the Multipurpose Hall they
use.

8.

Residents using the Multipurpose Hall are required to be responsible for any
damage or loss of equipment due to the carelessness or negligence of the
Residents or their guests. The Building Management will deduct any repair or
replacement costs from the guarantee fee.

9.

It is forbidden to leave valuable belongings in the Multipurpose Hall. Any damage


or loss is not the responsibility of the Building Management.

L.

LIBRARY ROOM

1.

The library room is reserved for the use of Residents and a maximum of 2 (two)
guests.

2.

It is forbidden to bring food and beverages into the library room, or to smoke in the
library room.

3.

Children under the age of 12 are required to be in the company of their parents or
an adult.

4.

Users are required to maintain the books, cleanliness and silence of the library
room.

5.

Users are forbidden from taking the books outside of the library room.

6.

The library room must be used according to its purpose.

7.

Any damage to equipment caused by the carelessness or negligence of users is


their own responsibility.

M.

DRIVER'S WAITING ROOM

1.

Driver's waiting rooms are provided on the GF floor and Basement 1.

2.

Drivers are required to read and adhere to the waiting room rules and regulations.

3.

Gambling, consuming alcohol or narcotics and overstaying are forbidden. Other


written rules and regulations may be found in the driver's waiting rooms.

4.

It is forbidden to leave valuable belongings in drivers waiting rooms. Any loss or


damage to belongings are not be the responsibility of the Building Management.

5.

Drivers are required to maintain the cleanliness and orderliness of the driver's
waiting rooms.

N.

PRAYER ROOM (MUSHOLLAH)

1.

Available on the Basement 1 floor, near the public toilet.

2.

The prayer room (Musholla) may be used by Residents, employees or guests of


Residents.

3.

It is forbidden to sleep, eat, drink or smoke in the prayer room.

4.

Users are required to maintain the cleanliness and orderliness of the prayer room
to keep the room in a suitable state.

5.

Users are required to pay attention to their belongings. Any loss or damage to
belongings is not the responsibility of the Building Management.

O. PUBLIC TOILET/RESTROOM
1.

The public toilet or restroom is reserved for Residents, employees of Residents,


and employees of the Building Management and located on the GF floor (near the
driver's room) and on the Basement 1 floor (near the prayer room).

2.

Smoking in public toilet is forbidden.

3.

Users are required to maintain the cleanliness of the public toilet.

4.

Users are required to pay attention to their belongings. Any losses or damage to
belongings are not the responsibility of the Building Management.

P. CARWASH AREA
1.

The carwash is operational 24hours.

2.

A maximum of 2 (two) vehicles owned by Residents or operated by drivers may


use the carwash area.

3.

Users of the carwash area are required to maintain the cleanliness of the carwash
area, including the removal of any trash, mud and oil/grease after washing cars.

4.

Unreasonable or immoral actions in the carwash area are forbidden.

5.

Any damage to equipment at the carwash area caused by the carelessness or


negligence of Residents or drivers of Residents is the responsibility of the
Resident.

6.

It is forbidden to leave valuable belongings in the carwash area. Any damage or


loss is not the responsibility of the Building Management.

7.

Any accidents occurring at the carwash area due to the carelessness or


negligence of Residents or the drivers of Residents is not the responsibility of the
Building Management.

IV. RENOVATION WORK/FITTING OUT REGULATIONS


A. RENOVATION PERMIT FORM
Residents are required to fill in the renovation permit form provided by the Building
Management which explains all matters of compliance and completion in detail. This
application form is available from the Building Managements office.
B. OBLIGATORY ILLUSTRATION REQUIREMENTS
1. Resident(s) of apartments are required to provide illustrations of the planned work in
A0 size, or other approved sizes. All illustrations must include the name(s) of
apartment owner(s).

Two sets of layout plans which include details of the required materials and
layout changes.

Two sets of electrical installation illustrations which demonstrate the required


capacity and MCB (only for plans requiring electrical installation changes).

2. All illustrations must be signed by apartment owner(s). One copy of the illustration
will be returned to the owner(s) as a record of the plan and the other illustration will
be stored by the Building Management.

C. RENOVATION WORK PERIOD
1. Owners are required to finish the renovation work within a period of 3 (three) months
from the time they receive approval to carry out the work.
2. The permitted work periods are as follows:

Monday - Friday at 08:30 16:30.


Work may not be carried out on Saturdays, Sundays or national holidays.
D. GUARANTEE FEE
1. Apartment owners are required to provide a guarantee fee of Rp. 5,000,000,- (five
million Rupiah) to the Building Management with the submission of the renovation
request. This fee will be returned once the work is finished if there has not been any
violation of the existing regulations or any damage to equipment owned by the
building.
2. Apartment owners are required to pay a cleaning fee of Rp. 300,000,- (three
thousand hundred Rupiah).
3. Appartment owners or designated contractors are required to request proof of the
payment of the guarantee fee and work execution permit from the Building
Management after the final check of the apartment and any relevant areas, such as
the lobby lift, has been conducted, which is is required before Residents may reclaim
the guarantee fee.
E. CONTRACT WORKER REGISTRATION
Apartment owners or contractors are required to report the numbers of workers in
an apartment to the Building Management, providing photocopies of ID cards to the
Building Management, and workers must be provided with Contractor ID Cards. All
workers are required to wear and display the cards to the security officers when
entering or exiting the apartment building area.
F. PROTECTION OF CONTRACTOR WORKERS
Apartment owners are required to guarantee the safety of workers during any
renovation work. The Building Management are not responsible for any accidents
G. USE OF NAILS IN WALLS
Nails used in the walls may not exceed 50 mm. Contractors are required to ensure
that the integrity of wall structures is not compromised.

H. SPRAY PAINTING
Spray painting may not be conducted within the apartment (must be conducted at
the factory). Light painting work approved by the Building Management may be
carried out from Monday - Friday at 10:00 - 15:00. Work may not carried out on
Saturdays, Sundays and national holidays.
I. POWER SUPPLY
1.

220V electrical outlets must be available in every apartment.

2.

The use of electricity exceeding 220V requires approval from the Building
Management.

3.

Using voltage exceeding that approve by the Building Management is forbidden.

J. WATER SUPPLY
1.

Any water supplies required within apartment must be provided by the apartment
owners.

2.

It is forbidden to take water from the collective areas.

K. OVERTIME
Contractors are forbidden to work overtime.
L. ACCIDENTS AND THE DAMAGE OF GOODS
Apartment owners are responsible for all losses, working methods, damages, costs,
charges and expenses, accidents (fatal or otherwise) or any other type of accident
that occurs due to renovation work.
M. VIOLATION OF EXISTING REGULATIONS
If contractors of apartment owners conduct any violation of any rules and regulations
the Building Management has the authority to halt the work, disconnect the electrical
supply and, if necessary, remove the contractor. A permit to re-enter the building to
finish the work and resume electrical supply may be granted after a written
statement from apartment owners of their compliance with the rules and regulations
of the Building Management is accepted.

N. TRANSPORTATION OF CONSTRUCTION MATERIALS


1. Workers are required to use the service lift for the transportation of construction
materials.
2. The permitted period for use of the service lift does not exceed 2 (two) hours.
3. The Building Management has the authority to regulate the use of the service lift for
carrying construction materials.
4. The maximum load capacity is 1,350 kg. Construction materials that exceed the load
capacity must transported via the emergency stairs or any other method approved
by the Building Management.
5. The private Residents lift may not used by contractor workers.
O. GENERAL PROVISIONS
1. Any changes to the approved illustrated plans must be re-approved by the Building
Management.
2. The owners or appointed contractors are responsible for any violations of the agreed
rules and regulations.
3. Garbage or leftover construction materials must be immediately cleared away and all
areas must be cleaned every day, as well as free from any hazardous materials.
4. Flammable materials may not be stored within the apartment. The Building
Management has the authority to remove any material deemed hazardous, and all
removal and storage costs incurred will be borne by the apartment owners.
5. Welding work within the apartment is forbidden.
6. Contractors or apartment owners must put down 5 mm multiplex boards to protect
the service elevator lobby floor and the service corridor floor while the work is in
progress.
7. Contractors or apartment owners are to designate 1 (one) person to supervise the
work and he/she is required to be on site all the times.
8. Contractors or apartment owners are required to make at least 2 (two) fire
extinguishers (APAR) available while the work is in progress.

P. PROCEDURES FOR MATERIALS ENTERING & EXITING THE BUILDING


1. Materials may be carried into or out of the apartment building on Mondays - Fridays
from 09:00 to 17:00 after the permit form for this process filled out by the Resident is
approved by the Building Management.
2. Residents are required to make a request for the use of the service lift (stating date
and time) to the Building Management at least 24 (twenty-four) hours in advance by
filling out the form available at the Building Managements office.
3.

The service lift located in each tower may be used to carry large and heavy goods
according to the permitted capacity.

4.

The maximum load is 1,350 kg. Goods that exceed this weight may not be
transported via the lift.

V. BILLING PROCEDURES
A. SERVICE CHARGE & SINKING FUND
1.

The billing of service charge & sinking fund is issued on the 1 st of each month,
every 3 (three) billing months.

2.

Apartment owners are required to pay the bill on time. Payments must be settled
by least the 20th of the month. Should this due date occur on a holiday, then
payments may be made 1 (one) working day after the holiday. If by the due date the
Building Management has not yet received the payment, then a late payment fine of
a 5% (five percent) of the billing amount will be imposed.

3.

The First Notice will be delivered on the 21 st of the month and include a 5% fine.
The Second Notice will be delivered on the 29th of the month and include a 5% fine.
The Third Notice will be delivered on the 8th of the following month and include a 5%
fine. A letter confirming the temporary severance of electricity and water supplies,
as well as the deactivation of any access cards, will be delivered on the 16th of the
following month.

4.

The reconnection of electricity and water supplies, as well as the reactivation of


any access cards suspended due to arrears, will be conducted after the payment by
the owners/Residents of the total amount billed and any fines, as well as an
administrative fee of Rp 500,000,- (five hundred thousand rupiah), is received.

5.

The Building Management must be informed in writing, enclosing any supporting


document(s), of any changes in the address or the apartments occupants/tenants.

B. ELECTRICITY & WATER BILLING


1.

Bills for electricity and water use are delivered on the 1st of each month.
Electricity and water use figures are based on readings of the electricity and water
meters on the 20th.

2.

Apartment owners/Residents are required to pay the bills on time. Payments are
to be settled by at least the 10th of the month. Should the due date occur on a
holiday, payments must be made 1 (one) working day after the holiday. If by the due
date the Building Management has yet to receive the payment for the billing, then
late payments will incur a fine of 5% (five percent) of the billing amount.

3.

The First Notice will be delivered on the 11th of the month and include a 5% fine.
The Second Notice will be delivered on the 19 th of the month and include a 5% fine.
The Third Notice will be delivered on the 27 th of the month and include a 5% fine. A
letter confirming the temporary severance of electricity and water supplies, as well
as the deactivation of any access cards, will be delivered on the 5 th of the following
month. If after the Third Notice there is no payment by the due date, then on the 5 th
of the following month a letter of confirmation will be delivered to notify the Resident
of the disconnection of the electricity and water supplies, as well as the deactivation
of any access cards.

4. The reconnection of electricity and water supplies, as well as the reactivation of any
access cards suspended due to arrears, will be conducted after the payment by the
owners/Residents of the total amount billed and any fines, as well as an
administrative fee of Rp 500,000,- (five hundred thousand rupiah), is received.
5. The Building Management must be informed in writing, enclosing any supporting
document(s), of any changes in the address or the apartments occupants/tenants.
C. BILLING DELIVERY
1. Billing Delivery to apartments may be conducted via:
a. Mailbox
b. Courier/Delivery service
c. E-mail
d.SMS blast
2. Owners/Residents are forbidden from entrusting the payment of bills to employees
of the Building Management.

D. PHONE BILLING
1. Phone bills may be paid via TELKOMs bank branch, namely PLASA TELKOM,
which specifically handles phone payments. Phone payments are required to be
settled by least the 20th day of each month. All fines resulting from late payments or
phone line disconnections due to a failure to pay phone bills are fully the
responsibility of owners/apartment tenants.
2. Phone bills (TELKOM) may currently be paid via the internet. TELKOM suggests
customers self-check their phone bills via various alternatives such as the internet,
to avoid late payments.
VI. NOTIFICATIONS/ANNOUCEMENTS
1. All communications and billing to owners/Residents by the Building Management
are addressed or delivered via e-mail, SMS blasts, or to their respective mailboxes,
except where other addresses have already been provided in writing. If delivery is
via courier, all courier costs for mail or billing deliveries are the responsibility of the
owners/Residents.
2. The notice board provided may only be used by the Building Management.
VII. OTHER MATTERS
1.

The Building Management provides the House Rules & Regulations, as well as
procedure guidelines for emergencies to every new Resident.

2.

Every written agreement provided based on the House Rules & Regulations may be
added to, modified or annulled any time by the Building Management based on the
agreement of Owner Association PPRSH Building.

3.

Should any member of a Residents family pass away while in the area of The Peak
at Sudirman, Residents are required to immediately report this to the Building
Management.

VIII. MODIFICATIONS TO HOUSE RULES & REGULATIONS


If necessary, the Owner Association (PPRSH) is entitled to modifying the House
Rules & Regulations which will then be legalized during the annual general
meeting.
