DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This INSTRUMENT executed by and between, CYNTHIA ROMANO KELLY, of legal age, a
dual American and Filipino citizen, married and a resident of San Juan, Sto. Domingo, Albay, represented
herein by her Attorney-In-Fact, ROSARIO BALLATAN, of legal age, Filipino, married and a resident of
Del Rosario St., Sto. Domigo, Albay, herein referred to as VENDOR, in favor of MELANIE B.
QUINTO, of legal age Filipino citizen, married to John Carl Quinto, resident of and with postal address
at Calayucay, Sto. Domingo, Albay, Philippines, hereinafter referred to as VENDEE,
WITNESSETH:
That for and in consideration of the sum of THREE HUNDRED THOUSAND (300,000.00php)
PESOS, Philippine currency, the receipt whereof in full hereby acknowledged from the VENDEE to the
entire satisfaction of the VENDOR, the said VENDOR does by these presents: SELL, TRANSFER and
CONVEY, in a manner absolute and irrevocable, unto the said VENDEE, her heirs, successors and
assigns the following to wit:
Katibayan ng Orihinal na Titulo Blg. P-35440
A parcel of coconut land (Lot 3607, Cad.-488-D, Sto. Domingo Cadastre.), situated at
Calayucay, Sto. Domingo, Albay. Bounded on the N.E., S.E., and S.W., by lot 3582 and on the
N.W., by Creek. Containing an area of Eight Thousand Six Hundred Eighty Six (8,686) Square
Meters. Declared under Tax Declaration No. 2002-014-0709, with an Assessed Value of
5,430.00php.
of which property, the said VENDOR is the absolute owner and in actual possession her right being
evidenced by Katibayan ng Original na Titulo Blg. P-35440; said land is a coconut land hence not
covered by P.D.No. 27 and the CA.R.P. Law do not apply: that the said land is free from all liens,
encumbrances of charges of any kind whatsoever, that VENDOR has the perfect right to convey the same
and will defend the same unto said VENDEE, her heirs and assigns against the lawful claims of all person
whomsoever;
That Article 1623 of the New Civil Code has been observed, and none expressed willingness to
purchase the said parcel of land except the VENDEE herein.
