Jeanerette, Louisiana and Jeanne B. Roane, whose permanent mailing address is
207 Canaan Lane Jeanerette, Louisiana 70544 both single and of full age,
hereinafter designated as "Appearers", and who further declared unto me, Notary,
that Appearers are the owners of the following described property, herein
designated as "Danielle Place Subdivision - Phase II" more particularly described
as follows:

Being that certain tract of land situated in Section 57, T12S, R7E,
Iberia Parish, LA, consisting of Lots 1 through 4, all fronting on
Vida Shaw Road, all as is shown and depicted on the above
referenced plat of survey.
And said Appearers further declared to me, Notary, that being desirous of
establishing certain restrictive covenants applicable to the hereinabove described
property, which shall be binding on all purchasers of lots therein, their successors
and assigns, and to make any subsequent sale or transfer of said property subject
thereto, although not set forth therein, Appearer does now and herewith designate,
impose and adopt the following restrictive covenants which shall bear against the
above described property:
1. No lot in this subdivision shall be used for any purpose other than single
family residential. No mpre than one residence shall be constructed on any
subdivision lot. No commercial activities of any kind shall be conducted in
this subdivision.

9. No building shall be located on any lot in this subdivision nearer to the front
lot line than 75' (seventy five feet) measured from the roof edge. No dwelling,
building or auxiliary building in this subdivision shall be located nearer to an
interior or side lot line than 5' (five feet) measured from the roof edge of the
building and no nearer to the rear lot line than 20' (twenty feet) measured
from the roof edge. No fence, wall or other similar structure shan be erected
nearer to the front lot line than the front wall of the dwelling.
Servitudes/easements for the installation and maintenance of utilities and
drainage facilities are reserved as shown on the recorded plat.
NOTWITHSTANDING THE FOREGOING SETBACK LINES, no building
shall be located on any lot within the area reserved for utility and/or
drainage easements as shown on the above reference£! subdivision plat.
10. Fences shall be permitted, however no fence, wall or other similar structure
shall be erected nearer to the front lot line than the front wall of the dwelling.
Barbed wire or similar type wire material shall under no circumstance be
used for fencing. Hurricane fencing is permissible.
11. Natural gas storage tanks (butane) shall be allowed provided that, (a) all
tanks shall be completely shielded from view of the neighborhood using
materials suitable for fencing as described in paragraph #10. (b) All tanks
shall be located to !he rear of the main dwelling and their location shall
comply with side and rear lot line setbacks as described in paragraph #9.

13. The lots in this subdivision shall not be filled by the owners or anyone else,
above the grade set for the entire subdivision by the developer. The drainage
on anyone lot shall under no circumstance be altered or restricted in any
manner that could in any way affect the drainage of any adjacent properties
or drainage of the subdivision as a whole. This does not prohibit terracing
around the main dwelling a reasonable distance, or terracing for flowerbeds
provided that the drainage for the subdivision and the adjacent properties is
not, in any way, adversely affected.
14. No vacant lot in this subdivision shall be allowed to grow up in weeds and
shall be maintained in accordance with applicable parish regulations.
15. No noxious or offensive activity shall be carried on upon any lot, nor shall
anything be done thereon, which may be or may become an annoyance or
nuisance to the neighborhood.
17. The keeping of animals, other than those generally recognized as household
pets is prohibited within this subdivision.
a. Such signs as the developer shall deem necessary to promote the sales
of his lots.
b. One sign of not more than five (5) square feet advertising any house
or lot for sale.
c. Contractors' signs of not more that five (5) square feet during the
period of construction only.
19. There shall be no dumping of any garbage or trash of any kind on any street
or lot in this subdivision, except for the collection of garbage, trash, etc. in
sanitary containers pending collection of garbage.
20. No trucks, vans, trailers, boats or any vehicle other than passenger cars will
be permitted to park on streets or on drives or yards in front of any
residence for longer than a 12 (twelve) hour period. No vehicle shall be
abandoned or junked in this subdivision by any lot owner nor shall he/she
permit others to do so.
21. Servitudes for installation and maintenance of utilities and drainage facilities
are reserved as shown on the recorded plat; no structure may be constructed
within said servitude area except fences. No planting or fences of any kind
shall be allowed within such easement areas which will in any way interfere
with, damage, or obstruct the installation or maintenance of any utilities in
such area, nor change or retard the flow of water through any drainage
channels in the area. Fences complying with Paragraph #9 and Paragraph
#10 will be allowed along the side and rear boundaries of the lots provided
that no portion of the fence shall in any way interfere with, damage, or
obstruct the installation or maintenance of any utilities and drainage.
22. Except for those improvements placed thereon by public authority or private
utility company, each lot owner shall maintain the easement areas of his
property continuously. The lot owner may enjoy full use of such area or
areas, with the exclusions noted herein. However, he/she shall at all times
allow ingress and egress by properly constituted agents of such utility to the
easement area. .,.

23. Provision has been made by the developer for the installation of all utilities
underground, and no lot owner may erect above ground any extension of
said utilities. All electrical services to houses erected in the subdivision shall
be placed underground, and that portion from the terminals of the power
line to the residence shall be installed, underground, by the lot owner at his
expense. All primaries and secondary shall also be placed underground.
24. No oil drilling, oil development operations, or mining operations of any kind
shall be permitted upon or in any lot, nor shall tanks, tunnels, mineral
excavations, or shafts be permitted upon or in any lot. No derrick or any
other structure designed for use in boring oil or natural gas shall be erected
or permitted within this subdivision. This does not prohibit the development,
outside of this subdivision area, of mineral production by directional drilling
from adjacent properties. Appearer (Seller) reserves an oil, gas and other
minerals in, or under all of the property described herein.
25. These covenants are to run with the land, and shall be binding on all parties
for a period of 20 (twenty) years from date of recordation hereof. These
covenants shall then be automatically extended for successive ten-year
periods.
THlJS DONE, SIGNED AND PASSED in the City of New Iberia, Parish of Iberia,
State of Louisiana, in the presence of the two undersigned competent witnesses who
have signed as such, together with the said Appearers and me, Notary, on the day
and in the month and year first hereinabove written, after due reading if the whole.
