BILL OF QUANTITIES - CIVIL WORKS
Description
Earthwork and Filling:
Earthwork excavation in all kinds of soils except rock requiring blasting for any kind of foundation including for
trenches, pits and tunnels etc., for the following depths below average ground level including shoring, strutting for
protecting the sides of foundation, pumping, bailing of water so as to keep foundations in dry conditions at
any stage of work and drain the water away from the site of work without any extra payment, levelling, ramming
the bottom of excavation and also back filling sides of foundation with selected excavated earth in layers upto
ground level including watering, consolidation and carting away and disposing of the surplus excavated earth at
places shown within the site, unloading, spreading, levelling as directed including all leads and lifts, labour etc., all
complete. If required, steel sheet soldier piling and propping the earth using 20 - 25 mm thick wooden batten in
between the soldiers as directed by Engineer to protect the sides of excavation which will be paid for separately
under relevant item.
The rate to include for extra earth work required for providing shoring, strutting, steel soldier piling, working space
etc. The length and breadth of bottom of foundation and depth from top of average ground level to bottom of
foundation as shown in the drawing or as directed only shall be measured for payment irrespective of extra
excavation done for steel soldier piling and for working space for any kind of works including water proof treatment
works.
Upto 1.50 Metre depth below average ground level.

Beyond 1.50 Metre depth and upto 3.00 Metre depth below average ground level.

Excavation in hard rock either by manual, or mechanical means using machinery such as jack hammer with
compressor or means other than blasting and conveying excavated rock and stacking for measurement as
directed with all leads and lifts air compressor etc. complete as directed.

Supplying and filling with river sand / pit sand / quarry dust in foundations and the area wherever required below
ground level with the approved materials detailed delow, in layers not exceeding 150 mm thickness, including
mixing, spreading, levelling, watering and consolidating each layer with power / hand roller of required capacity to
obtain required proctor density etc. all complete and as directed. Rate shall include for loading, unloading,
transportation, hire and fuel charges for tools and plants employed and other incidental charges etc. complete and
as directed.

Description
Providing Pre-constructional anti- termite treatment and creating a chemical barrier to the building by injecting
chemical emulsion of required concentrations under raft slab and beam, under Cellular raft slab, alround the
footings, column pits, trenches, pits, tunnels, wall trenches, back fill, plinth filling, junction of wall and floor, side
walls of foundation, external perimeter of building, surrounding of pipes expansion joints, etc. as per IS
specification and as per the instructions of chemical manufacturer and all as directed. The treatment shall be
carried out strictly in accordance with the technical specification and conforming to IS 6313 or equivalent BS
specification. The chemical to be used as insecticides for the treatment shall be CHLOROPYRIPHOS 20% (or)
50% EC and the application shall be dilute one part of chemical 20% or 50% EC with 19 or 49 parts of water to
get 1% emulsion and strictly in accordance with the manufacturer's specification.
Note : Horizontal plan area at the top of cellular raft/ raft slab level of the building will be measured.

Carting the excavated earth and filling the same in low lying areas within the area marked for grading in layers not
exceeding 230 mm in thickness up to the formation level including consolidating each layer in filled up area by
rolling and compacting with power rollers of not less than 8 ton capacity and watering and using other compacting
equipment as required to achieve 98% modified Proctor density as per relevant IS. The rate to include leveling
and compacting any loose pockets in the cut area so as to have the above mentioned Proctor density.

Providing and laying required thickness of controlled plain concrete of PCC 1:4:8 grade using 40 mm and down
size coarse graded hard stone aggregate for levelling course in foundation at any mass concrete and other similar
works at all levels and heights, elevations, mechanical mixing, transporting and placing at all lifts, vibrating,
compacting, levelling, curing, shuttering, dewatering wherever necessary, the cost of all materials, labour, leads
and lifts, tools and plant, machineries etc., complete as per specifications.

Description
Providing and laying plain cement concrete using coarse 1:3:6 graded aggregate of 25 mm down size for levelling
course under ground floor etc. including laying layers of specified thickness in alternative bays not exceeding 10
sqm as directed including form work wherever necessary and well compacted etc. all complete, as directed.

Providing & laying cast-in-situ controlled reinforced concrete of the following grades using 20mm and down size
coarse graded machine crushed hard stone aggregate including designing the mix, weigh batching, mechanical
mixing, transporting and placing at all lifts, vibrating, consolidating, curing and finishing smooth as required all
exposed faces, complete for the following RC structural and other elements including centering, shuttering, form
work either straight, curved, plain, tapered or sloped, supplying and mixing admixtures, dewatering wherever
necessary, the cost of all complete materials, labour, all leads and lifts, tools, plant and machineries, hire and fuel
charges and all other incidental charges etc., all as per specification.
specifications, drawings and as directed, but excluding steel reinforcement, IRC mesh, insert plates which will be
paid for separately under relevant items.
The rates quoted shall hold good for all foundations at any depth, flooring, all floors, heights, levels, elevation,
below ground level, basement, trenches, pits, tunnels etc.
Note :
The designing of concrete mix for different grades of controlled concrete should be done in accordance with latest
IS - SP 23. (Hand book on concrete mix design) in the field laboratory and the same should be got approved by
the Engineer. Grade of concrete for all concrete works specified in BOQ as M-20 should be invariably followed :
Wherever alternative items have been called for, in a particular item of work if there is any change in grade of
concrete during execution the upward and downward variations that quantity of cement will be paid for or
deducted at the rate of cement as mentioned by the Contractor elsewhere in the tender.

Description
Providing flooring with best quality Kajaria / Nitco / Regency / Bell / Sonara or Vetrified tile approved equivalent
make ceramic tiles ranges as listed below shall have 7.0mm thick set in CM 1:4, 20 mm thick and pointing the
joints with Roff Tile filler compound as per Manufacturer's Specification and as directed. Rate shall include for
preparation of base surface, and finished the surface, cleaning the surface, and protecting and with Gypsum /
POP layer over Plastic sheet and removing the same before handing over,work at all levels etc. complete.

Providing 125 mm high skirting with Premium quality ceramics of approved equivalent make vitrified tile of Oberoi
pink / Atena colour in profire series - 7.5 mm thick set in Roff Tile tile adhesive compound beyond the backing
mortar / plastered surface including pointing with 'Roff Tile joint filler compound of approved matching shade and
all as per Manufacturer's Specification. Rate shall include for chasing of wall, preparation of base surface and
acid wash at all levels and as directed.

Providing and fixing dadoing with best quality Kajaria or approved equivalent make ceramic tiles ranges as listed
below shall have size 300 x 200 x 6.5 mm minimum thick & laid with CM 1:3, 12 mm average thickness and
finishing with 'Roof Tile' or 'BAL" grout joint filler all as per manufacturers specification at all levels and as
directed. Rate shall include for preparation of plastered surface, jointing, cleaning the surface with acid washing
and protecting with plastic sheet, laying the tiles in approved pattern with or without spacers etc., complete all as
directed.

Description
Providing flooring with best quality approved colour granite slab with pattern not less than 20 mm thick of size
not less than 1200 x 900 mm/ 900 x 600/ 600x600 mm, machine cut with water ( without kerosene ) and factory
high pre-polished, set in combination of Laticrete adhesive L 111 and L 73 ( cementtiious powder and latex
rubberised liquid ) or Equivalent approved make to a thick not less than 9mm (for surface contact of the bottom of
the granite slab) as per approved pattern/design using irrespective of size and shape, including finishing the joints
with Laticrete make Unsanded Cementitious grout L 600 series or equivalent and cutting, edge chamfering and
polishing with tin-oxide / high gloss factory polish as per manufacturer's Specification and epoxy coating to be

Providing flooring with best quality approved Kotah stone slab not less than 20 mm thick and the size of slab in
general not less than 900 x 600 mm, hand cut and mirror finish, set in C.M 1:4, 20 mm thick topped with white
cement slurry (for surface contact of the bottom of the granite slab) as per approved pattern/design by using
irrespective of size and shape, including finishing the joints with white cement slurry, cutting, edge chamfering and
polishing rough, medium, nice and acid wash and tin-oxide polish as per manufacturer's Specification and as
directed. Rate shall include for preparation of base surface & finished the surface, protection with gypsum/pop
layer over plastic sheet and removing the same before handing over,work at all levels, as directed.

Description
Providing and fixing step risers and treads with approved Kotah stone slab of thickness not less than 28 mm in
single piece for each step rounded or patterned as per drawing over a bed of C.M 1:4, 20 mm thick, all edges
machine cut, machine polished including cutting, chamfering and making groove to the specified size in the
edges( Staicase steps),edge polishing to rough, medium, nice, acid wash and tin oxide polishing as per
manufacturers specification and as directed. Rate shall include for preparation of base surface, jointing with
matching cement slurry and finished surface protection with gypsum / POP layer over plastic sheet and removing
the same before handing over, work at all levels etc complete, all as directed.

Providing 125 mm high skirting for striacase with good quality Kotah stone slab of thickness not less than 20 mm,
with edges machine cut and exposed faces polished to match the floor set in cement mortar 1:3 of 12mm thick
including chasing of wall wherever necessary and making good at the junction with necessary plastering etc. Rate
shall include for rough, medium, nice, acid wash and tin oxide polishing as per Manufacturers specification and as
directed.

Providing and fixing ceramic tile skirting 125 mm high

Aluminum works
Providing and fixing colour anodised aluminium Single / Double leaf door with partly glazed and partly with
Navopan openable side hung shutter hinged or pivoted, fabricated and fixed at all levels, elevations and
heights. The aluminium extruded sections shall be of colour anodised - 15 Microns high strength and weight ratio
joints mitred adjointed with die cast cleats with fins to match the sections of frames and shutters conforming to
Indal Sections.
The rate includes 5 mm thick float glass plain (or)tinted of approved make for all glazing with snap fit aluminium
beading and special PVC weather proof gasket blinery etc., complete as per specification for various structural
openings and all as per IS and approved make but including cost of supplying and fixing hardware fittings in
hinges, lock and tower bolt etc.

Description
Providing and fixing Natural finish anodised fully glazed aluminium sliding windows of various sizes fabricated
as per drawing and fixed at all levels, elevations and heights. The aluminium extruded sections shall be of
anodised to natural finish - 15 Microns high strength and weight ratio joints mitred adjointed with heavy duty
aluminium pressure die cast clips with fins to match the sections of frames and shutters as per drawing. The rate
includes 4 mm thick plain glass of approved make for all glazing with snap pit aluminium beading and special PVC
weather proof gasket blinery etc., complete. The rate includes the necessary locking arrangements required
approved hardware fittings, providing and fixing 75 x 40 mm MS angles and 75 x 40 mm MS Tee sections
wherever necessary with painting etc., complete. The unit weight of sections per running metre are subjected to
tolerance due to tolerance on the wall thickness as per IS 6477 latest issue including fixing in structural steel
members.

Providing and fixing in position first class teakwood frames of size 150 x 65 mm or any other size of equivalent
section, shaped, planed and fixed with necessary joinings as approved including pins, nails, screws and
bolts as per drawing, using Teakwood conforming to Specification. Rate shall include for cost of bolts
nuts, screws, nails, pins, MS approved hold fast and concrete block grouting for fixing hold fast, anchor fastners /
coach screws and including painting with two coats of first quality synthetic enamel paint over a coat of
wood primer etc. complete as directed and providing and fixing 38 mm thick flush door shutters single leaf or
two leaves solid core bonded with phenol formaldehyde synthetic resin thermo pressed with teak wood external
lipping.
The construction procedure of the shutter should be as per clause no.6 of IS 2202 (latest issue). The shutter
shall be shop prepared for taking mortice lock or latches suitable lock block of wood may be provided for fixing the
hardware. The size of block, shall perfectly correspond to the maximum size of lock covered in IS 2209 latest
issue. All the four edges of the door shutter shall be square. The shutter shall be free from twist or warp in its
plane and of required size etc. complete as directed. Both side commercial veneer painted as per
manufacturers specification.
Door shutter are to be fitted with the following hardware:
1. 3 Nos. of brass oxidised hinges - 125 mm
2. Door set mortice lock - 6 levers - 1 No.
3. Nylon door buffer of 35 mm dia - 1 No.
4.Brass oxidised floor door stopper with supporting cap to the rubber bushing - 1 No.

Description
Providing and fixing louvered ventilator fabricated out of anodised aluminium sections sections 9835 with
adjustable aluminium louvre system, handles, cill section and 5 mm pinhead glass louvers with edges ground all.

Supplying and fixing Fully openable Patch Fitting door of ' DORMA' with "SM" range Fittings to get a clear height
of 2700mm with top & Side Fixed panels. In general, the door cum Fixed panel consists of Corner Fittings
SM1090/91, Top pivot SM1001,Top patch SM1020A,Bottom patch SM1010, with BTS 75 V Floor spring with SS
cover plate, Standard Spindle SM1049E, corner lock at top & bottom, Euro profile cylinder with 3 keys, lock strike
plate SM1052 , Pull handle(TGDI35025) SS Satin Finish and 10mm thick clear toughened glass with etching as
per design and all confirming to manufacturers specification. SS fixtures shall conform Grade SS 304 to BS 7352.
Rate shall include for providing Glass Fin to support the Patch Fitting Door, transport charges, handling, loading
and unloading, Installation, Power required for erection, protecting the module and glass till handing over, testing,
commissioning all necessary hardwares, Structural supports if any, etc. complete and all as per manufacturers
specifications as directed.

PLASTERING WORKS
Plastering the interior surface of walls with CM 1:4, 15 mm thick and wood float finish to outside and trowel finish
to inside with neat cement rendering including racking joints, hacking preparation of surface, scaffolding, forming
grooves wherever necessary curing etc., complete at all levels, elevations and heights. Rate shall include for
scaffolding, formwork as necessary and curing, providing Plaster mesh made out of galvanised iron of nominal
thickness 0.35 mm with a Zinc coating of 120 gms per Sqm to a width of 100 to 150 mm at the junctions of
Masonry and concrete works including tying in position by using suitable nails / clamps / screws etc. complete all
as directed.

Description
Two coats of plaster for external surfaces with Base coat of 10 mm thick in C.M 1:4 with water proofing compound
and finishing coat of 10 mm thick in C.M 1:3 adding with water proofing compound of CICO No1 or equivalent
as per Manufacturer's Specification and finishing coat of mix and thickness specified below after roughening the
surface of first coat in green condition with wire brush and clearing of loose particles with sponge finish (washed
sand finish) all complete as per specification and as directed.
Rate shall include for scaffolding, formwork as necessary and curing, providing Plaster mesh made out of
galvanised iron of nominal thickness 0.35 mm with a Zinc coating of 120 gms per Sqm to a width of 100 to 150
mm at the junctions of Masonry and concrete works including tying in position by using suitable nails / clamps /
screws etc. complete all as directed.

Plastering the under sides of slab and all other RCC surfaces with CM 1:3, 12 mm thick including hacking,
preparation of surface, scaffolding, forming grooves wherever necessary, neat finishing, curing etc., complete at all
levels, elevations and heights.

PAINTING WORKS
Providing two coats of paint to plastered surface of approved colour with Berger weathercoat paint or equivalent
make over a coat of primer specified by the manufacturer and (smooth sanded) to give an even surface etc.,
including preparation of surface, scaffolding, etc., complete at all levels, elevations and heights. The surface
should be thoroughly prepared and cleaned before painting. The painting must be done as per manufacturers
specification.

Providing two coats of first quality synthetic enamel paint over a coat of primer on new steel work as per
specifications and as directed.

Description
Applying decorative sprayed texture coating with 'Head cut finish as per Heritage/Nitco or equivalent for internal
wall surface including the first coat of sprayed texture coating consisting of inorganic polymer composite and
finished with two coats of plastic emulsion paint of approved make and shade, all as per manufacturer's
specification and as directed. Rate shall include for preparation of surface, scaffolding if any, and cleaning the
surface after applying etc. complete, and as directed.Rate shall also include for application of gypsum putty over
the plastered surface etc., complete

Applying white washing three coats to ceiling with pure shell lime or fat lime conforming to IS-712 all as per
Specification and as directed.

Water Proofing Works
Treatment over RCC roof slab in terrace and gutter slab and providing by BRICK - BAT COBA method covering
the following sequence of operation and specifications:

a) The roof slab/gutter slab shall be thoroughly cleaned to remove debris and dust, and applying two coats of
acrylic polymer modified cement based, flexible water proofing slurry like TAPE CRETE or approved equivalent
make compound to a thickness of 2mm and cured for 7days and as per manufacturer's specification.
b) A layer of 20mm thick cement mortar 1:4 admixed with CICO No:1 (normal setting integral water proofing
compound) or other approved equivalent make shall be spread over the operation specified in point (a) above
c) On the spread mortar (specified under point (b) above) provide and lay well-burnt brick bats (COBA) to an
average minimum thickness of 100mm (i.e. minimum 75mm thickness at lower end/near rainwater outlet and
125mm thickness at higher end/at the ridge). An additional layer of brick bat (COBA) shall be laid over the existing
brick bat COBA surface if required to get the adequate drainage giving a slope of approximately 1 in 100, which
will be measured separately under relevant item. The gap between brick bat shall be filled with cement mortar 1:4
admixed with water proofing compound like CICO No:1 (normal setting integral waterproofing compound) or
approved equivalent and curing shall be carried out for minimum two days.
d) A final layer of cement mortar admixed with water proofing compound like CICO No:1 or approved equivalent
make shall be laid to a thickness of 20mm over the treatment specified in point (c) above
e) Marking false square for the size 300 x 300mm on the treatment specified above and finish the surface neatly
and the surface shall be cured for 15 days as per manufacturer's specification and provide this treatment along
the inner side of the parapet and other adjoining wall upto a height of 300mm in the shape of round vatta (Gola).
This treatment shall be carried out in the openings provided in the terrace for rain water downtake pipes.
Rate shall include for preparation of surface by machanical upgrading to remove all loose mortar and laitance, oil,
grease, etc. and washing the surface with water to get neat surface, dewatering, finishing, curing, scaffolding,
supply and adding water proofing chemicals at the specified proportion as per manufacturer's specifications, all

Description
Supplying and filling the sunken slab area by Brick bat coba by adding CICO NO:1 or approved equivalent
admixture at the rate specified in the manufacturer's specification after entire completion of laying pipes, sanitary
fittings etc. Rate shall include for preparation of surface, protecting the laid pipes and sanitary fittings, finishing
the surface smooth to receive the top coat of water proofing application etc. complete and all as directed.
Provide and lay vatta (Gola) to the specified profile and shape at the junction between the slab and wall to a
height of 150 mm from the finished floor level, with screed concrete Mix 1:2:4 (using 20mm and down size Course
greaded blue granite Aggregate) admixed with Normal setting integral Waterproofing compound with a ratio of 2%
by weight of cement and the concrete shall be mixed with Fibers of Harbourite 100% virgin fine fibrillated
polypropylene fibers containing no reprocessed olefin materials to ISO 1873 - PP -H, FN 28-02-045 at the rate of
0.90 Kg/Cum and the fibres to confirm ASTM C -1116 & ACI 524 R - 93 standards.Concrete shall be cured by light
spraying of water for the next 48 hours.
Filling in sunken slab with vermiculite concrete over the water proofing treatment:
1.Ensure the surface as leak proof and allow for Installation of pipes & Pipe fitting by the specilized agency without
damaging the treatment carried out earlier.
2. Preparation of surface and protecting the laid pipes and fittings including grouting the holes made for pipe &
inserts and make sure that the grouted portions are Water tight.
3. Water to be stored (Ponding) for 48 Hours for testing of Leakage and rectify the treatment if any leakage found.
Filling with vermiculite concrete maintaining a bulk dry density not less than 450 Kg/cum or Brick bat coba by
laying half bricks set in cement mortar 1:3 and the joints filled with cement mortar 1:3 and the mortar admixed with
Normal setting integral Waterproofing compound with 2% by weight of cement ratio and finish the surface neatly.
Filling concrete shall be by light spraying of water for the next 48 hours or to be cured for the next 48 Hours.
Treatment on top of vermiculite concrete in sunken area - Toilets
1.Preparation of surface by mechanical upgrading to remove all loose mortar, laitance, oil, grease including
washing the surface.
2.Check the surface to ensure that the Honey combs in the concrete and surface of the concrete in order to bring
the surface neat and uniform prior to commmencement of the treatment.
Step 1 : Apply first coat of Ready to use two component acrlic polymer modified cement based flexible
waterproofing slurry coating mixed in the ratio of 1:2 (one part of slurry : 2 part of cement) and allow the coating
for Air drying for a period of minimum 4 hours.
Step 2 : Apply Second coat of Ready to use two component acrlic polymer modified cement based flexible
waterproofing slurry coating mixed in the ratio of 1:2 (one part of slurry : 2 part of cement) and allow the coating
for Air drying for a period of minimum 4 hours.
Step 3 : Apply final coat of Brush Topping with Ready to use two component acrlic polymer modified cement
based flexible waterproofing slurry coating mixed in the ratio of 1:2:2 (one part of slurry : 2 part of cement : 2 part
of sand) and allow the coating for Air drying for a period of minimum 6 hours.
Step 4 : Lay protective plaster layer with Cement Mortar 1:4 - 12mm thick admixed with Normal setting integral
Waterproofing compound with 2% by weight of cement ratio over the final coated surface.
Step 1 to 3 will yield a maximum thickness of 2 mm. Coating shall be cured by light spraying of water for the next
48 hours. Top coat of plaster shall be rough finished in order to receive the tile base / fixing material.

Miscellaneous Works:
Providing plinth protection with precast RCC slab in concrete 1:2:4 using course graded aggregate of 20 mm and
down size, slab size of 600 mm x 600 mm x 50 mm thick with 10 mm x 10 mm corner splay, top finished smooth,
while wet and laid with a nominal slope over a sand bed of 75 mm thick including necessary excavation wherever
nevessary and pointing the joints with cement mortar 1:3, 12 mm thick necessary formwork and nominal
reinforcement. The end slab shall have 115 mm thick RCC retaining wall at the edge 300 mm height. The
exposed faces of wall shall be plastered with cement mortar 1:4 - 20 mm thick. The rate include necessary
formwork, curing and nominal reinforcement etc.

Description
Supply and fix Handrail with Galvanised M.S.pipe for staircase at all levels fabricated with 50 mm dia - 16 gauge
pipe as verticals and 32 mm dia -16 gauge as intermediate verticals bent to any shape and profile, and fixed to a
height of 900 mm from finished floor level. All pipes should be bent to shape as per drawing and welded with top
horizontal pipe having 1 row of MS pipe 63 mm dia - 12 gauge at top and 2 rows of 25 mm dia - 16 gauge at
middle. Rate shall include for providing MS base cups, making pockets in existing RC / Masonry surfaces, fixing
MS plate of size 100 x 100 - 6 mm thick with 14 mm dia. 75 mm long of Hilti make anchor fasteners and grouting
the pockets with CC 1:2:4 and make the surface to the original position etc. complete all as directed. Rate shall
include for necessary tools & Plants, Painting with 2 coats of Synthetic Enamel paint over a coat of Zinc
phosphate primer etc complete.
Note: Horizontal plan length of 63 mm dia. Pipe only will be Measured as handrail. Verticals will not be Measured.
Providing and fixing 150 mm dia., PVC (6 kg/sq.cm class) pipe of approved make as water down take pipe with
all accessories and joints according to manufacturer's specifications and as directed.
Providing and fixing in position while casting concrete slab concealed galvanised M.S box 75mm dia. made of
18 gauge M.S sheet for fan hooks with projected hooks made of 12mm dia. M.S bar with provision for taking
conduit pipe inside including painting exposed surfaces with 2 coats of first quality synthetic enamel paint all
complete as per drawing and as specified.
Providing and fixing clamps made out of m.s rod 16 mm dia. & 1 mtr. long bend to shape as directed including
sufficient anchorage under roof slab for fixing fans & false ceiling suspenders and painting exposed portions with
one coat anti-corrosive paint and two coats of synthetic enamel paint of approved make and shade, all complete
as directed.
Supplying and fixing 40mm dia. and 150mm or more long G.I. spouts in sun shades including painting two coats
of first quality synthetic enamel paint of approved make and tint all as per specification and as directed.
