According to Huntington Beach
Chrysler Dodge Jeep Ram, they
spent an entire afternoon shopping
with 50 underprivileged children at
the Huntington Beach Walmart. There, they to help make the afternoon even more of a success.
Pete Shaver, the dealer principle, brought his
shopped for warm clothes. The dealerships staff
also partnered with the Boys and Girls Club with family, and many of the staff members followed
65+ volunteers. Walmart also provided extra staff suit by bringing their family members to volunteer.

is starting to take its toll on the restaurant
industry, where cheap-to-produce and
easy-to-mark-up soft drinks have long
been a cash cow.
A recent report by the NPD Group found
that over the past five years, Americans ordered 4% fewer beverages at restaurants
a whopping 2 billion fewer servings.
The apparent culprit: Americas love affair
with healthier options, such as bottled
water, coffee, and so-called sports
drinks, which have also been cutting into
profits at corporate icons like Coca-Cola
and PepsiCo.
In fact as far as soda goes, the 2 billion
number doesnt tell the whole story.
The kinds of beverages that saw
orders fall including carbonated soft drinks and
milk, which account

for about half of all beverage orders actually registered a decline of 4 billion orders over the past half decade according
the study, which was reported in QSR
magazine, a trade publication for the fast
food and fast-casual dining industries.
The development cant come as welcome news for the restaurant industry. Outlets like McDonalds and Wendys have
come to rely heavily on their sometimes
loss-making dollar menus which offer
enticing prices for food on the assumption
that diners will round out their bill by tacking on orders for highly profitable items
like french fries and soda.
Fast food chains are backing away from
the dollar price tag with new ploys like
combo deals and McDonalds all-day
breakfast. The hope is that even if
youre staying away from
soda, maybe you will
order a latte with your
Egg McMuffin.

TSA: Stop Touching

hen I joined the United States Marine Corps in
August 1970, I took an oath to the Constitution.
I take that oath more seriously today than I did then.
Although I was young, it was a solemn commitment
which I will never regret. The orders sending me to
Viet Nam never came, but we were all prepared to give
our lives in defense of our country.
Therefore, it is not easy for me to take issue with an
agency that purportedly helps keep the American people safe. Nevertheless, I have come to the conclusion
that the TSA - Transportation Security Administration
- as it presently operates is rolling the dice with our
safety on commercial flights.
I fly about 250,000 miles a year, which gives me
considerable experience with security checks. Americans have come to view these invasive encounters as

anyone's body, especially a ten year old girl.


Although TSA agents seem to go above and beyond
in searching innocent Americans, a Department of
Homeland Security Inspector General probe released
in May showed that they missed 67 out of 70 tests carried out by special investigators. That is a 96% failure
rate. One undercover investigator got through security
with a fake bomb strapped to his back. In other words,
they see things that are not there and miss things that
are. That same IG report said that 73 airline workers
were found to have terrorist links.
It is time to start identifying people with terrorist intentions instead of making the American people suffer
for the sake of political correctness. Here is what citizens should demand.
First, Congress must investigate TSA, especially the
effectiveness and calibration of the machines that are

the price we pay to keep airplanes from being highjacked or blown up. In fact it is smoke and mirrors the facade of security with no substance behind it.
Every time I go through the "see you naked" machine it identifies hot zones that require further search.
Those zones always seem to include the groin area.
Some men might find it flattering and a little funny
that this sensitive region of the body makes metal detectors ring and x-ray machines flash red. However, in
the age of Islamic terror, there is nothing flattering or
funny about it. When the machine shows "something"
near untouchable areas of the body, even though nothing is there, an agent has to run both hands to the top
of your thighs, across the front of your pants outside
and inside, making contact with your most private
zones. Women have a little different physiology, but it
can't be any fun for them either.
Because I detest these assaults on my person, I was
motivated to apply for my Known Traveler Number.
That is a number assigned by TSA to those who file
an application, go through a background check, pay
an $85 fee and interview with a TSA agent at one of
their designated offices. My application was approved.
I had my precious KTN. I could breathe a sigh of relief. No more airport gropings, or so I thought. As it
turns out, even after getting your coveted number, you
can be "randomly selected" for the full body screening.
The week after I was approved as a Known Traveler,
I was randomly selected for a full body screening and
the nightmare began all over again. Apparently even
"known travelers" aren't known well enough.
It is the understatement of the millennium to say
that the screening machines are poorly calibrated.
Law abiding citizens are treated like terrorists and
asked to endure humiliating searches because the
machines show "something." Kevin Payne had to
watch his ten year old daughter subjected to a two
minute pat down because of a false positive for explosive material on some liquid the girl had in a
pouch. Instead of retesting the liquid, they immediately began groping the child. She said, "I was very
scared. I had no idea what was going on. I was confused and felt like screaming and running out of
there." Two minutes is a long time to feel all over

being used to identify dangerous substances.


Second, machines which consistently give false positives should be replaced. Perhaps a new kind of machine needs to be used because the ones we have are
not working.
Third, TSA agents must be trained to profile for
five characteristics: 1) Is the person a Muslim? 2) Is
the person of Arab, African or Middle Eastern origin? 3) Has the person traveled to the Middle East
or a country which harbors terrorists? 4) Has the individual visited websites or social media that spew
terrorist propaganda? 5) Is the person between the
ages of 18 and 30?
This is not racism or "Islamophobia." It is common sense. It's about time the TSA got its hands out
of our underwear and politicians got their heads out
of the sand. The agencies charged with protecting
our homeland security should cooperate and share
information with TSA to identify and apprehend terrorists, and leave the rest of us alone.

service, will take requests for rides through an app (available only
through Apple for now)

"One of the areas of concern that


we have is particularly young
women coming out of clubs and
bars," Commissioner William
Bratton said during a radio interview on WNYC. "They're by
themselves and intoxicated getting
into a cab ... and we've seen an increase in assaults in those instances. So we're encouraging
women to adopt the buddy system."
Some women who spoke to The
Associated Press about taxi safety
said Bratton's suggestion smacked
of sexism.
"It's the idea that somehow we
have a hand in this," said Jamie
Lopez, 20, who works in retail and
often takes cabs late at night because she finds them safer than the
subway. "It's not the victim's
fault."
At a news conference Monday,
city politicians and women's rights
advocates demanded more concrete measures to combat cabbie
rapes. One proposal would require
taxis and car services like Uber to
have a back-seat panic button that
could summon the police to a passenger in trouble.
"We want to ensure that when
we're working with our police department, we're not encouraging

that you arrive at your destination


safely."
Police said the suggestion was
simply a safety measure for women,
who are overwhelmingly the victims
of such assaults.
The NYPD noted that the 14
reported rapes of women in cars
for hire was out of 164 reported
"stranger rapes," and among
1,439 total reported rapes last
year. The figure is small, considering there are 440,000 yellow cab rides and up to 120,000
Uber rides in the city every day.
It's actually far more likely for
a driver to be attacked; at least
three were killed in New York
last year alone.
But instances of attacks by
drivers have grabbed international headlines in recent
months. In India, an Uber driver
was sentenced to life in prison
for raping a passenger. A driver
in London was sentenced to 8
months for sex assault. In New
Orleans, a cab driver was sentenced to five years for rape.
In New York, most of the
cases last year involved women
out at restaurants and bars late
at night who hailed a taxi alone
to go home.
In one case, prosecutors said,

neighborhood, locked
the doors, pulled over,
climbed into the back
seat with her and raped
her. The driver pleaded
not guilty to rape and
other charges.
Another woman was
attacked by a driver
who displayed an Uber
sign, only to discover
he wasn't a member of
the popular ride-hailing app.
New York has by far
the largest fleet of forhire cabs in the country, with more than 86,000
licensed vehicles; including
taxis, Uber vehicles and livery cabs. All for-hire vehicles
must be licensed, and the
rules are stricter for Uber drivers in New York than anywhere
else in the country.
Bhairavi Desai, president of the
National Taxi Workers Alliance, a
driver advocacy group, said a few

attacks should not poison the profession. But she worries that the
market has been flooded with the
rise of the ride-hailing app industry, and that not all of the new
drivers operate with professionalism.
Uber spokesman Matt Wing said
technology is a core piece of how
the company improves safety, noting that app discloses the driver's
name and overall rating before a
rider gets in, tracks every trip with
GPS, and allows riders to share
their trip with friends and family
in real time.
Another woman who spoke to
the AP about cab safety, Brittany
Blonkvist, 25, an advertising exec
at Vox Media, said she doesn't fear
taxis, but she worried about how
distracted some women are by
their phones.
"They have no idea whether
they're going home or someplace
else," she said. "I pay attention
when I get in."

Boras Classic as the 32-team field was unveiled
Monday.
The event brings together 16 of the top high
school baseball programs in Northern and Southern California, and allows teams to compete for
a de facto California state championship.
This years tournament starts with the Northern
section, hosted by Elk Grove (Calif.) High from
March 21-24. The following high schools are
slated to compete for NorCal supremacy: Elk
Grove, Saint Francis, Oak Ridge, Yuba City,
Davis, Clovis West, Stockdale, Junipero Serra,
Turlock, Maria Carillo, Archbishop Mitty, Heritage, Saint Marys, Vintage, Los Gatos and
Tracy.
Some of the top prospects in the northern
bracket include righthander Jared Horn (Vintage),
outfielder Jeremy Ydens (Saint Francis), Ryan
Kreidler (Davis), Jarron Silva (Saint Marys)

College Athletes
In a recent piece in The New York Times,
Joe Nocera proposed a salary cap for DiviBy Jordan Kobritz sion I football and mens
basketball
teams along with individual player
salaries.
After elaborating on his salary proposal
Nocera ends with the statement, Thats
my idea for paying college athletes. If
youve got a better one, Id love to hear it.
We can argue about it on Twitter. Unlike
Joe, Im not a tweeter so heres my response: I dont believe we should pay college athletes so theres no need to debate the
specifics of a salary cap.
That doesnt mean I support the corrupt system that permeates college athletics today.
Too many institutions use and abuse studentathletes and then discard them like yesterdays
newspaper. Academics are a farce even at supposedly top tier institutions like the University
of North Carolina, and recruiting is a cesspool
(see the University of Louisville).
While coaches are guaranteed $7-8 million per
year on long-term contracts heres looking at
you, Nick Saban and Jim Harbaugh many student athletes go hungry. A majority of schools refuse to pay the full cost of admission, even though
the NCAA voted two years ago to give them that option. Furthermore, most scholarships are limited to one year, although again, theres no prohibition against guaranteeing four-year commitments.
The argument that a student-athlete should be satisfied with a scholarship because thats all a band member or a debater gets is disingenuous, if not ludicrous.

Debate teams and school bands dont generate the same amount of income as a
football team. Nor does playing the tuba or debating an issue create the
same health risks as playing linebacker or point guard.
Noceras proposal raises a number of issues, some of which are impossible to overcome; others will make lawyers rich for generations.
Salary caps violate antitrust laws, unless theyre negotiated by bargaining agents, i.e., unions. The only reason for unions of studentathletes is if institutions dont live up to their moral responsibilities,
such as guaranteeing health insurance and other benefits as discussed
above. Noceras suggestion would also create issues with Title IX
because he limits salaries to football and mens basketball players.
Rather than paying student-athletes we should commit to treating
them fairly and more humanly. That means guaranteeing them six
years to complete their education and subsidizing the full cost of
attendance or, in the alternative, removing all limits on working
and earning income. Athletes, particularly football players,
should receive more extensive, long-term health benefits. And
all student-athletes should be allowed to generate revenue from
activities off the field of play including endorsements, sponsorships, autographs and image rights, similar to the Olympic
model (a concept Nocera also supports).
So there you go, Joe. Theres no need to debate team salary
caps or individual player salaries in collegiate athletics because we shouldnt be paying student-athletes. Thats my position. Whats yours?

Beachcombers have been finding much
more than shells on beaches this year. In
fact, the beach has seemed more like a
grocery store or museum, with everything
from cans of coffee to rocket parts washing ashore. We've compiled a list of the
strangest things found on beaches so far
in 2015.

1. COFFee CAnS, RAMen


nOODLeS AnD MORe
In December, residents of Florida's
coast walked outside to find wine, pet
food, paper towels and thousands of cans
of Bustelo coffee dotted throughout the
sand. The beach was turned into a veritable grocery store of items when containers
fell off a cargo barge in the waters from
Cape Canaveral to Palm Beach.
2. A BOMB
In August, a family on a beach outing
in Wales were shocked to find out the

creature that once lived to be about 60 feet
long. Rain and high tides from Hurricane
Joaquin brought the fossils ashore.

5. GIAnT PURPLe SeA SLUGS


In June, slimy purple blobs the size of
a human heart washed ashore in California. The strange creatures are actually
known as sea hares. El Nio's warmer
water encouraged them to make a beeline
to the shore.

4. A PReHISTORIC MeGALODOn
TOOTH
In October, a beachgoer in North Carolina found a fossilized tooth from a prehistoric shark. Six inches long and about

In September, a Los Angeles beach was
closed down after medical waste washed
ashore and water samples came back
showing high bacteria levels. Hypodermic needles, tampon applicators and condoms were all found on the beach after
heavy rains caused a malfunction in one
of the pumps of nearby Hyperion Treatment Plant.

9. TAR BALLS
In May, mysterious black oil
clumps washed ashore at
Manhattan Beach in California. The dangerous tar balls
caused the beach to close for cleanup. Officials were unsure of whether the tar balls
came from an oil spill or a local refinery.

10. HUMAn-SIzeD CHUnkS


OF ICe
In March, massive chunks of ice began
appearing on the coast of Cape Cod National Seashore in Massachusetts. The
mounds of ice looked like icebergs and
some were bigger than humans. CBS
Boston's chief meteorologist Eric Fisher
called it a "once-in-a-generation" event.

11. RARe SeA SeRPenT


In December, a slimy and venomous
sea snake washed onto Huntington Beach
in southern California. The yellow-bellied
sea snake was dead when a coastal
cleanup crew discovered it, but alive its
venom has the power to paralyze. It's believed that El Nio's temperature changes
could have lured the snake north to hunt
fish and eels."

3. ROCkeT WReCkAGe
In May, Kevin Eichelberger was on a
Bahamas getaway when he discovered
debris from a SpaceX rocket on the beach.
The Falcon 9 rocket had successfully delivered supplies to the International Space
Station and a failed landing caused it to
explode and crash into the ocean. The debris had GoPro cameras on it but Eichelberger didn't find any data.

6. A ReALLy exPenSIVe yACHT


In March, lifeguards at the North Island
Naval Beach in Coronado, California
found a 45-foot yacht washed up on the
beach after a flash storm. The $200,000
luxury boat was sunk after sand began to
fill up the staterooms.

8. CReePy OARFISH
In August, a rarely-seen fish
washed up on the beaches of
Santa Catalina Island off the
coast of California, a startling
sight for beachgoers. The dead
fish was 15 1/2 feet long and
officials estimate it probably
weighed as much as 200
pounds. It did not have its tail
- sometimes oarfish shed their
tails to save energy - but would
have been around 24 feet long
with it. Scientists hypothesized
that earthquakes could be the
reason why the oarfish washed
up on the beach, while others
posited it may have been because of El Nio's warm water
currents.

What you need


1 pkg. (4 oz.) BAKER'S Unsweetened Chocolate
3/4 cup butter or margarine
2 cups sugar
4 Eggland's Best eggs
1 cup flour
1 pkg. (11 oz.) KRAFT Caramels
1/3 cup whipping cream
2 cups PLANTERS Pecan Halves, divided

owner, was born in Manchester, New Hampshire. A professional photographer, Blake was also the first woman in the state
to earn her pilots license, which she received in 1928. Blake left
45,000 photographic negatives of New Hampshire industries,
schools, the MacDowell Colony and the Cathedral of the Pines.
She left $4.5 million for scholarships to benefit students in the
cities of Milford, Hollis and Wilton.

Make It
Heat oven to 350F.
Line 13x9-inch pan with foil, with ends of foil extending over sides. Spray
foil with cooking spray. Microwave chocolate and butter in large microwaveable bowl on HIGH 2 min. or until butter is melted. Stir until chocolate is
completely melted. Add sugar and eggs; mix well. Stir in flour until blended.
Spread half the batter into prepared pan.
Bake 25 min. or until top is firm to the touch. Meanwhile, microwave
caramels and cream in medium microwaveable bowl on HIGH 2 min. or until
caramels begin to melt; stir until caramels are completely melted. Stir in 1
cup nuts.
Spread caramel mixture over brownie layer in pan; cover with remaining
brownie batter.
(Some caramel
mixture may peek
through.) Sprinkle
with remaining
nuts. Bake 30
min. or until top is
firm to the touch.
Cool in pan on
wire rack. Lift
brownies
from
pan with foil handles before cutting
into squares.

Why do many green
groups oppose the
Trans-Pacific Partnership
(TPP) governing trade in the Pacific?

The Trans-Pacific Partnership (TPP) is an international


agreement that seeks to unite the economic interests of 12
countries that border the Pacific Ocean by lowering trade tariffs and establishing an international trade court to settle disputes. TPP emerged as a West Coast equivalent to the
proposed Trans-Atlantic Trade and Investment Partnership,
designed to ease trade restrictions between the U.S. and Europe. But TPP has progressed much faster thanks to the willingness of Pacific

nations to play ball.


International negotiators released a draft of the TPP agreement in October 2015 and are awaiting approvals from par-

ticipating governments. However, despite the theoretical advantages of more fluid international trade, the current draft
has several complications that could lead to a variety of problems for participating nations and others, meaning its implementation is far from a sure thing at this point.
Green leaders criticize the Obama administration and negotiators from other countries for keeping early talks on the
formation of the TPP closed to observers and media. Many
individuals and public interest groups requested access to the
discussions, fearing that the agreement would unfairly favor
large corporations. However, those appeals were ignored and
the drafted document revealed what many feel was a prioritization of corporate interests over health and environmental
concerns. Without any enforceable guarantees for environmental protection, the TPP
could actually significantly
contribute to global warming
through increased exportation
of U.S. fossil fuel supplies.
Additionally, differences
in national policies regulating chemical use, artificial
fertilizers and seeds from genetically modified organisms (GMOs) have yielded
an agreement that encourages minimal protection.
The non-profit Public Citizen points out that existing
U.S. regulation of pesticide
and GMO labeling on
packaging could be challenged in the international
court as trade barriers.
Another point of contention is the distinct advantage given to foreign
corporations under the
current TPP model. Overseas firms would
be able to sue the U.S. government over new policies that
disrupt the companys expectations.

ument, which fails to mention how it will protect from overharvesting of limited natural resources. Green groups point
out that, while the TPP accounts for nearly a third of global
fish harvest, there are no provisions to protect against overfishing. The draft also barely mentions enforceable safeguards of endangered species products, such as elephant

Yet another issue critics say is woefully ignored is social
justice. With free-trade opening up, even more American jobs
would be sent overseas to reduce costs. Economists estimate
that five million U.S. jobs could shift oversees under the TPP,
resulting in serious pay cuts for American workers. Meanwhile, the richest 10 percent would profit at even higher rates,
adding to an already drastic U.S. wealth inequality.
Clearly, the current draft of the TPP agreement needs a lot
of work before Congress should even consider it. Those opposed to the current version of the TPP can voice their dissatisfaction by signing onto the Stop the Trans-Pacific
Partnership petition on MoveOn.org, or by urging your representatives in Congress to vote against it altogether.

Yet most of the worlds finest wines are produced by small, unassuming, and largely ignored
grape growers. Unlike the big brands, these vignerons produce wines that reflect the regions
and vineyards in which the grapes are grown.

tempted to interpret recent news that
gun deaths now equal the number of
car deaths in the United States as
some sort of macabre milestone. But
when comparing the ways Americans die, the latest batch of statistics
from the Centers for

has taken on new urgency in light of
President Obama's executive actions
taken on Tuesday.
There were 33,736 traffic deaths
and 33,599 total firearm deaths in
2014, the latest year for which full
data is available a difference of
137.
It didn't happen in 2014 because
gun deaths didn't rise as quickly as
anticipated in the CDC's 10-year av-

erage and because car deaths didn't


fall as quickly as projected. And the
missed convergence doesn't merely
delay the inevitable until next year's
figures arrive. Firearm deaths have
plateaued over the past three years,
while early estimates show traffic
fatalities will increase by 8 to 14
percent, the sharpest year-over-year
rise in more than six decades. It's
possible the lines won't cross for the
foreseeable future.
A 137-death difference aside,
you still might be tempted to interpret the numbers to mean the
likelihood of dying in a
motor-vehicle crash is approximately the same as
dying at the hands of a gunman. In the abstract, that's correct. But none of the 33,736
killed in motor-vehicle crashes
intended to die when they departed on their morning commutes or stepped off the curb to
cross the street. The total number of gun deaths reported, however, includes those who used
firearms to commit suicide.
Suicides comprised 71.6 percent
of the total number of firearm
deaths in 2014. If you remove those
21,334 deaths from the comparison
and only examine unintentional
deaths, you get a far different idea
of your chances of dying in a traffic
crash versus at the hands of a gunman. Evaluate those 33,736 motorvehicle deaths against the 12,265
non-suicide gunshot deaths those
that include homicides, "legal interventions" (as the CDC calls them),
accidental shootings, and undetermined deaths and it would appear
that traffic fatalities, in sheer num-

ber, are a much greater blight upon


America than non-suicide gun
deaths.
That's not what you'd expect, of
course. Traffic deaths get scant attention, usually relegated to the inside pages of a local newspaper
unless they're particularly unusual.
But our narrow focus on how people
die has led us astray from the sheer
number of people dying via one
method or the other, and as such,
distorted our perception and response to the threats.
Terrorism, for example, caused
zero deaths on US soil in 2014, according to CDC figures, and only
three deaths in the five-year
stretch between 2010 and 2014.
Yet the Department of Homeland
Security's budget reached $59.9
billion in 2014. The National
Highway Traffic Safety Administration, the federal agency charged
with keeping motorists safe, received $819 million.
Lest you think gun deaths and
motor vehicle crashes are vying for
the dubious title of top cause of unintentional fatalities in America, that
distinction belongs to drug overdoses, which killed a whopping
42,032 Americans in 2014, mostly
from prescription pain medications,
according to the National Safety
Council. "The United States is in the
midst of a prescription painkiller
overdose epidemic," the CDC said
in a recent report.
Gun violence is a scourge that
merits much attention and debate,
but when watching the nightly news,
remember that car crashes and overdoses are just as tragic, if less heralded, killers."

of our tolerance of bloodshed from
car crashes and gun violence.
Call it a quibble, but the headlines
aren't quite accurate. Motor vehicle
deaths still exceed firearm deaths,
according to the CDC's annual Mortality In The United States report.
Not by much. But considering experts have long projected a moment
when trends of lower car deaths and

higher gun deaths intersect for the


first time in US history, it's important to note they haven't actually
crossed yet.

FHA Mortgage
Insurance

ver the last few weeks Ive been


reminded of just how many people with FHA loans simply do
not understand how their mortgage insurance works. The most
common misconception is that the mortgage insurance automatically
goes away after theyve had the loan for five years. This is simply not
true.
Loans issued through the Federal Housing Administration (FHA) are
fully insured and backed with the full faith and credit of the US Government. Because of this, these loans feature lower
interest rates than are available on other loan programs. Considering that underwriting guidelines
on these programs are also more accommodating, its easy to see why FHA loans have enjoyed much popularity and success.
These benefits of FHA financing do come
at a cost though, and that cost is the mortgage insurance (MI) which accompany
these loans. Although homeowner (and
homebuyers) understand this tradeoff, they
all look forward to the time when this
temporary expense can be eliminated. Understanding how the
removal of this insurance
works is key.
Unlike their conventional
counterparts, FHA loans are not
eligible for removal of mortgage insurance as soon as the balance of the
loan reached 80% of the propertys value.
There is more to it. There are two criteria that
must be met in order to remove the MI.
First off, FHA requires that the principal balance of the loan must be
reduced to 78% of the propertys value before the loan is eligible to

remove the mortgage insurance. The extra 2% that the FHA requires compared to the
80% of conventional loans is not that significant. What is significant
however is that the FHA will not consider appreciation in determining
the equity calculation. In other words, the balance of the loan must be
at 78% of the value assigned at the time the loan was originated. Any
appreciation thats accrued in the years since will not be
given credit when applying for the removal of mortgage
insurance. For individuals whose homes have appreciated 10% or more since acquiring the loan, this can be
significant.
Second, FHA loans also have a minimum time
frame before the mortgage insurance is eligible
for removal. For FHA loans originated prior to
June 3, 2013, that minimum timeframe is 5
years. After June 3, 3013, the FHA pushed the
minimum time requirement up to 11 years for loans
with 10% equity or more. For loans with less than
10% equity at the time of origination, the mortgage insurance is permanent and cannot be removed.
Understanding how the removal of mortgage insurance works on FHA loans is critical to determining whether to refinance and get out of the
mortgage insurance now, or stay with the current loan and wait it out until the mortgage insurance falls off naturally. The key is
remembering that one must meet both criteria before the MI can be removed, and also remembering that equity will be
determined by the original value not the current value.
Many homeowners who have had an FHA loan for 2 years or more
will find that property appreciation combined with current low interest
rates could likely make a refinance a financially wise decision.
