I am proud to say that we continue to have a strong presence in Guam both in

private and federal work, winning nine awards from the Guam Contractors
Association in 2013. In Hawaii we are working on a high-end mall in the
heart of Honolulu and a very strategic military base on the island, in addition
to our high profile healthcare projects. With the acquisition we made last year
in the western U.S., dck has been able to secure a number of new projects
within that region, making that transaction a great addition. As you can see,
regions are strategically important to our growth and so are the relationships
we have with our clients.
In the last few years, we have been focused on our clients and their needs.
Listening and providing the building solutions they requirewhether it is
a logistically challenging worksite, a budget that is tight, or identifying funding
solutions through our Capital Solutions groupwe are focused on providing
what the clients envision and building the structure they imagined. More
importantly we are happy to go where they take us.
My hope is that as you look through the pages to come, you will see and
read about our clients and their projects and witness our level of commitment.
I think you will also find this with our new website; I invite you to take

SUCCESS ON
ALL FRONTS
CADENCE
AT PLAZA
CENTRO
Cadence at Plaza Centro is a $21.3
million design-build project serving
University of Arizona students with
350,000 SF of student housing and
amenities located in the heart of
downtown Tucson.

The project consists of two buildings

separated by a main arterial road in
the downtown area. The first building was constructed atop of an existing City of Tucson four-story parking
garage. The garage was designed and
constructed with future considerations for student housing, which
meant that no structural modifications to the garage structure were required. A three-story wood framed
structure was constructed on the top
deck of the garage, creating the sevenstory structure.
The second building was built on a
former Greyhound bus station. After
removal of buried footing and stem
from the old structure, a 22,000 SF
podium was erected as the base for
five stories of wood framing, making
this building as unique as its counterpart.

Summit dck was identified and

short listed as one of the few general
contractors in the region capable of
producing a large-scale project on a
very fast-track schedule. dck was
awarded the project and commenced
with the design phase in March 2012,
partnering with Ankrom Moisan Architects and Capstone Development
to complete the design and secure
permits within four months. Construction began in July 2012 and was
completed in 13 months.

Mid-way through the project, Ownership decided to incorporate an extensive low voltage scope to the project
including security, access control,
internet, phone, and data. dck was
able to understand the Owners
needs and design accommodations
for all added wiring and equipment
including MDF and IDF rooms. This
$350,000 change was accommodated
with no added time.
The perseverance of the project team
amidst numerous last minute
changes, acute labor shortages and
difficult inspections were admirable
and included seven-day work weeks
towards the end. Success was exemplified by this team with their nevergive-up attitude regardless of the
roadblocks and obstacles placed in

front of them. The project was a success on all fronts: zero safety incidents, owner satisfaction, and on
or ahead of time performance
which produced a lot of happy
college students!

New Facility
For this first and only private hospital
on Guam, dcks involvement in the
very early stages of the planning/development helped to secure initial project
support, sponsorship, and financing.
dck was awarded the CM at Risk contract and provided design review leading to numerous value engineering
opportunities as well as changes based
on critical department adjacencies, patient safety, and optimal operational
efficiency. We were also involved in
medical equipment coordination and
medical technology planning and
implementation.

Progress continues on this six-story

state-of-the-art facility, which includes
patient suites with 120 beds, 15 dedicated emergency beds, 15 intensive
care rooms, 8 surgery suites, a birthing
center, and a neonatal intensive care
unit. Cancer treatment, medical imaging, cardiology and ophthalmology
clinics, and on site laboratory facilities
will revolutionize the way healthcare
is provided on the island.
Est. completion: 2014

The Queens Medical Center purchased this West Oahu hospital from
the St. Francis Healthcare System of
Hawaii in 2012 with plans to invest
over $70 million in renovations and
improvements to the 17-acre campus
with upgraded technology and surgical
equipment. dck pacific was awarded
this contract in May 2013 to provide
preconstruction and construction services to renovate the five-story hospital
and two floors of the Clinical Services

Peebles Hospital Internal Fit-Out
Works contract. dck was selected as
the CM at Risk to complete the interior renovation, including MEP and
medical equipment fit-out. dcks review of the management approach and
medical equipment fit-out and installation early in project schedule led to expedited delivery.

Upfront planning for long-lead items,

major medical equipment, and FF&E
and activities relating to facility licensure and accreditation supported this
dck award. As a fast-track project, our
early involvement was critical to developing the schedule and budget.

The hospital building involved

demolition and removal of old
equipment, and complete renovation
of the Emergency Department,
which is now three times larger, along
with the addition of an intensive care
unit as well as diagnostic imaging
and womens health services. Also
updated were all common areas,
nursing stations, and utility and
supply rooms. The Clinical Services
Center building includes various renovations including the pharmacy, sterile
processing department, IT support,
and new kitchen/dining are on the
fifth floor. Completed: March 2014

This six-story hospital (with mechanical penthouse) incorporates 168,700

SF of internal space with facilities for
patient care, surgery and recovery, and
ICU. While the building structure was
complete and the exterior skin mostly
complete when dck took over, a large
portion of the contract included demolition and rework of the MEP and fire
protection systems from a previous
contractor, along with all interior finishes and medical equipment installation.
This project represents dcks ability to
take over distressed projects and bring
them back to life and in this case it
was a much-needed resource in the
community. Completed: October 2013

ONE GOOD
PROJECT LEADS TO
ANOTHER
When Walgreens came into town looking for a design-assist contractor to build their first
flagship store in Hawaii, they visited dcks Hawaii regional office and two other local contractors.
dcks presentation to Walgreens demonstrated an understanding of not only the design-assist
process, but also how we would assist them in hurdling the challenges of design, permitting,
and constructability. This can do attitude impressed the Walgreens representatives, and dck
was selected to provide Pre-construction and Construction Services.

The Walgreens team was very happy

with the cooperative spirit demonstrated by dck on their Honolulu

store and mentioned the planning of

a new store in West Hollywood, California. This led to discussions with
another dck team in dcks Western
region being invited to submit a
proposal for the SMB20 Walgreens
project.
dck submitted a price proposal along
with a detailed project action plan
and was selected as the general contractor for the project. The scope
for the West Hollywood project is
very unique in that it includes a residential component. The project consists of a single level, below grade
parking garage with a 14,229 SF
Walgreens store and 2,533 SF Walgreens Up-Market on ground
level. A podium deck with two levels of wood framing will be constructed above the retail and provide
18 residential units and an amenity

area (Skye Park). Two additional

residential units will be constructed
on grade. Walgreens has a co-developer on the West Hollywood project,
Pacific Development Partners.
Phase I demolition was completed
on schedule and the design and permitting are being finalized to commence Phase 2 and mobilize
mid-April.
With other flagships stores and distribution centers in planning stages
for Walgreens in the U. S. and
Puerto Rico, dck worldwide is
hopeful on building this relationship. This is a perfect example of
teaming resources across the company and targeting a long-term
client.

Renderings courtesy of Architects Hawaii

After nine months of design meetings, constructability recommendations, and cost estimating with
Walgreens, Architects Hawaii, and
its consultants, Phase 1 of the new
store began construction. This
process, prior to construction,
enabled dck to keep the design
within the budget and save the
owner $4 million. The two-story
35,600 SF flagship store and threeand-a-half story attached concrete
parking structure is going up on
the busy corner of Keeaumoku
Street and Kapiolani Boulevard in
Honolulu, with subsequent phases
that may include additional parking
and office space on top of existing
tower to follow.

PROJECT EXCELLENCE RESULTS IN REPEAT WORK

dcks commitment to project excellence and building
solutions has been evident
to our clients, which in
the following two cases,
specifically resulted in
additional work.

BANKPACIFIC HEADQUARTERS
dck worldwide continued its work
for BankPacific in Guam by providing construction services for the
Phase II renovation of its Hagatna
headquarters. Earlier in 2013, dck
completed Phase I of the construction. This consisted of a complete
interior and exterior renovation of
the three-story customer services
buildingan annex to BankPacifics
main banking facility.

AGANA WATER TREATMENT PROJECT

dcks Guam region is finishing up
this fast-track, design-build Primary
Treatment Upgrades project in Hagatna for the Guam Waterworks Authority (GWA). The company was
chosen because of its very successful
completion of work at the GWAs
Northern District Wastewater Treatment Plant, a design-build upgrade
project dck completed in June 2013.
This upgrade project was necessary for
the GWA to consistently comply with
environmental requirements. When
complete, the plant will be capable of
minimizing the amount of pollutants
discharged to open waters. Additionally, the improvements will enable it to
handle the expected increase in flow
rate due to the planned expansion of
military operations in Guam.
The main challenge for dck was
implementing the installations while
the plant was in operation. Extra
precautions had to be maintained to
ensure that all areas of work were

Some would say the greatest compliment we could give would be to recommend
dck to other building owners and/or developers. That might be true, said Philip
J. Flores, BankPacific. However we would say we put our money where our
mouth was and hired dck again for the now ongoing renovation of our bank

In conjunction with RIM Architects,

dck has again provided a complete
interior and exterior renovationthis
time to BankPacifics main banking
facility, including a new teller line, new
offices, and floor-to-ceiling windows.
Particular emphasis was placed on
ensuring that the building is highly
energy efficient, including a highly
reflective silicone roof, a new highefficient zoned central cooling system,
and replacing all the exterior glass with
new energy-efficient insulated glass.
This headquarters project was even
more challenging since BankPacific did
not want to shut down its customer
operations during the renovation. The
dck crew performed their work at
night so BankPacific could remain
open for normal operations during
the day.

free from unsafe conditions. Due to

the experience that the project crew
had in the construction of the Northern District Waste Water Treatment

operating), the expected challenges in
this installation were not an issue,

TRANSIENT WOUNDED WARRIOR

LODGING AND PARKING STRUCTURE
It is a humbling experience just to be on the jobsite, said
one dck employee who recently visited the site. Just
thinking about what these men have been through and
have sacrificed to serve their country, and what lies ahead
for them, can be both overwhelming and uplifting. It is
an honor to be a part of a team that is working to help
improve the quality of their lives.
The jobsite referred to is the
Transient Wounded Warrior
Lodging & Parking Structure,
a $62.2 million design-build task
order that dck is executing as a joint
venture with Tetra Tech EC, Inc.
under our current GMAC (Global
Multiple Award Construction)
contract with NAVFAC.
The Transient Wounded Warrior facility is located in Bethesda, Maryland, at the Walter Reed National
Military Medical Center (WRNMMC). It includes a seven-story
lodge to provide adequate transient
housing to support military personnel being treated at the WRNMMC
whose severe injuries require an extended recovery/transition period
(three to six months on average) before they can be returned to their
unit or released to civilian life. The
lodge, which will be compliant with
the Americans with Disabilities Act,
will include 163 studios/suites, offices, recreation areas, kitchenettes,
community areas, mechanical and
equipment spaces, and spaces for rehabilitation. The parking structure

includes 470 stalls. dck broke

ground on this project in July 2012.
Designed to be at least LEED Silver
certified, the Wounded Warrior facility includes numerous LEED features, including photovoltaic panels
on the roof to generate electrical
power, a solar water heating system,
and a green roof space. Currently,
finishing activities are in full swing,
and dck anticipates turnover of a
portion of the lodge in June. Exterior site activities are also in
progress. The parking structure,
which still needs a few finishing
touches, has already been given to
the owner for his use.

dck HELPS
TO EXPAND
DEVRYS
CAMPUSES
dck worldwide has been working
with DeVry University. for the past
few years, assisting them with the
expansion of their various university
campuses located throughout the
Caribbean. Prior to construction beginning,
dck personnel have worked hand-in-hand
with DeVry to finalize the design, pricing, and
execution plan for each project. This has allowed us to provide a greater
degree of cost and schedule certainty to DeVry. Working on our third DeVry
project, dck looks forward to continued work with this client.
ROSS UNIVERSITY SCHOOL
OF MEDICINE EXPANSION
Dominica
The newest project that dck is executing for DeVry is the $13.4 million expansion of the Ross University School
of Medicine. Ross University has operated on the island of Dominica for 35
years, and both the island government
and school officials were excited to
break ground on this project to expand
the campus.

The main element of the expansion is

the Campus Center, a new three-story,
44,800 SF building to accommodate
academic, student, administrative, and
study space. In addition, there are
plans for a new Facilities Compound
and Warehouse that houses the central
operations of the Facilities Department
and Purchasing Department storage,
along with a new Prep School/Day
Care. Site work consists of driveways,
parking, and landscaping throughout
the site.

We are honored that DeVry has again selected us to deliver

a challenging, highly visible project on one of their Caribbean
campuses. The new Campus Center is located at the main
entrance to the campus and will be a showcase for many years
to come, said Gene Budler, dck VP of Project Development.

CAMPUS CENTER BUILDING,

AMERICAN UNIVERSITY OF
THE CARIBBEAN (AUC)
SCHOOL OF MEDICINE,
St. Maarten
dck recently completed the $18.6 million Campus Center project at DeVrys
AUC School of Medicine. This 72,000
SF project involved the construction of
two connected buildings, completed in
one phase, plus adjacent site improvements. Building 1 is a four-story, academic facility; Building 2 is a 420-seat,
lecture hall.

RENOVATIONS TO
ON-CAMPUS RESIDENCES,
ROSS UNIVERSITY,
St. Kitts
Earlier, dck renovated the on-campus
dormitories for the first-semester veterinary program students of DeVrys
Ross University in St. Kitts. This involved five buildings and a total of 120
rooms. Under this $4.5 million contract, dck installed a new conditioned
outside air system and new air handling units. We also upgraded the
structures with new roofing and windows to provide the dorms protection
against a Category 5 (greater than 155
mph) hurricane.

[dck is] the perfect example of a contractor who actively partners with the government to deliver
an outstanding project with a high emphasis on safety, on time and on budget for Sailors and
Marines! LCDR Angelique McBee, Resident Officer in Charge of Construction

TEAM-BASED APPROACH:
KEY TO SUCCESS AT MCAS YUMA
arine Corps Air Station
(MCAS) Yuma is home
of Marine Fighter Attack
Squadron 121, the first
operational F-35 squadron.
To support their missions, dck/TtEC
executed two concurrent task orders
totaling nearly $164 million: one to
construct utilities and communications infrastructure improvements
across MCAS Yuma, and the second
to perform the fast-track construction of two new 55,000 SF aircraft
maintenance hangars to accommodate five F-35 Joint Strike Fighter
aircraft.

The significance of this high-profile

project and the importance of completing the first hangar on time cannot be overstated. It was a top
priority for NAVFAC and U.S. DOD
officials. The Commandant of the
USMC was updated on the entire
F-35 program by a dedicated computer
on his desk. Also, well-publicized
cost issues associated with this new
generation aircraft mandated that delivery of the initial aircraft to MCAS
Yuma by the aircraft manufacturer
proceed on schedule, and that no
delays and excuses, including failure
to have the hangar on-line, would
be accepted.

ule and key milestones defined by the

Marine Corps Headquarters and U.S.
DOD. Under normal conditions, this
aircraft hangar would take over 18
months to build; however, dck accomplished this taskcompletion of
the first hangarin only nine
months to accommodate the delivery
and installation of high tech computer equipment for the F-35. This
and other critical schedule milestones were achieved because of a
strong partnering foundation agreed
to by all stakeholders in an initial
partnering workshop. Through constant communication and teamwork
with all parties involved, dck was
able to overcome numerous challenges, including:
working in an operating base with

six flight squadrons with over

2,000 Marines,
being adjacent to an operating air-

field with aircraft continuously

taking off and landing and preventing construction debris that
could damage aircraft engines,
working amicably with contractors

on five ongoing major capital construction projects on base,

working around multiple combat

operations training events.

The key to this projects success was
the development of a cooperative,
team-based approach, which was critical to meeting the aggressive sched-

in Charge of Construction, Site Activation Task Force, design teams, and

other prime construction contractors.
An initial partnering session was
attended by 62 people, including the
following entities: dck, base personnel, NAVFAC Southwest, the designers, Arizona Public Services, and
other contractor representatives
working on the base. The group
established goals that involved
schedule, documentation, safety,
teamwork, and impact to the base
and prepared a partnering charter.
This charter and the entire partnering process established key project
objectives and aligned all stakeholders to achieving those objectives,
which included delivering a hangar
facility meeting technical requirements, maintaining the critical project schedule, and working as a
unified team to resolve challenges
that arose as a result of the compressed schedules for design and construction. This alignment allowed
many challenges to be resolved
quickly and efficiently by front-line
personnel and other more significant
matters to be evaluated collectively
by stakeholder representatives
through a timely, well-defined
process. The ability to react quickly
and efficiently allowed high-cost construction activities to progress with
minimal down time and rework. It
also enabled dck to interact with

MAINTENANCE HANGARS:

contractors to effectively redirect
work to maintain overall construction progress.
The procedures established during
the first partnering meeting were
maintained throughout the duration
of the project. Periodic partnering
sessions were held to review the
charters goals, progress toward those
goals, challenges being encountered,
and actions required to resolve those
challenges.

THE END RESULT

dck is pleased to have successfully
delivered to NAVFAC Southwest,
and to the nation, this important and
challenging project. Some notable
achievements include:
We successfully achieved the re-

quired milestone date for the first

hangar of March 2012 and turned
over the second hangar in March
2013, on schedule.
dck received an Outstanding

rating from the Department of the

Navy for every one of its Award

recognizing outstanding
management practices and
effective management of
subcontractors, exceeding small
business subcontracting goals,
and successfully resolving major
issues and meeting schedule goals.
dck received four ROICC YUMA

STAR (Safety Through Awards

Building for the Children of Hawaii

Like parents preparing for a new
baby coming home, dck pacific
and joint venture partner,
Layton Construction, also had
to prepare for the construction
of the Neonatal Intensive Care
Unit & Pediatric Intensive Care
Unit (NICU-PICU) building for
Kapiolani Medical Center for
Women and Children.

The first phase of Kapiolani

Medicals Master Plan began
in 2011 with construction of an
18-story parking garage performed

by dck. An eco-friendly garage,

the project received LEED Gold
certification and features electric
car charging stations, open spaces to
increase natural air flow and lighting,
and photovoltaic panels on the roof
that power 48% of the buildings
electrical requirements. A double
helix design enables a vehicle only
eight revolutions to reach the top
level and to park in one of the
992 stalls.
Next, construction of the $130
million NICU-PICU facility began
with a make ready package
accomplished over a period of nine
months. This included underground
utility relocation, demolition of the
existing six-level parking garage, and
preparing pedestrian walkways.

Work on the 193,000 SF NICU-PICU

project by Layton/dck began in February 2014. The new five-story hospital will include a NICU with
70 beds, PICU with 14 beds, and 12
med-surge beds. An entry courtyard
and lobby, meeting rooms for
education and training, clinic
support services, outdoor dining
lanai, and shell spaces for future
Emergency, Radiology, and Clinics
completes the facility. In total the
NICU-PICU facility will take
approximately 25 months to
complete. Scheduled for opening
in late 2016, the project anticipates
a LEED silver certification from
U.S. Green Building Council.

BUILDING A RELATIONSHIP
ON COMMON GROUND
For a company whose strategy it is to grow relationships and win
contracts through repeat business and sole source negotiation with
owners we work with on a long-term basis, dck worldwides work with
The Taubman Company is the perfect fit for dck as we move forward.

aubman, high-end mall

owner/developer with headquarters in Bloomfield Hills,
Michigan, is expanding its presence
all over the globe and was looking
for a partner to grow with them.
Taubman and dck have set out to
build togethernot only new highend mall developments, but also a
relationship comprised of a culture
based on safety, quality, and project
excellence.

dck has been supporting Taubman

on three major mall development
projects currently underway. From
Sarasota to Waikiki Beach to San
Juan, up to 1,900 dck staff and craft
are working on three high-end,
state-of-the-art shopping centers totaling more than $790 million.

Pretty good; but how good can it

get? Taubman is planning new retail centers in Florida, Tennessee,
and California. As the relationship
between our two companies continues to grow, allowing employees to
build trust, learn working styles,
and work in the best interests of
each other and the projects, it
can only get better from here.
Taubman has very high standards
for safety, project controls, and
project management as does dck.
As we work together, we all learn
and grow as a team, which allows
us to continually improve our
efficiency and processes to use on
the next project, says Frank
Falciani, Taubmans Account
Manager and Managing Director
of dck FWF.

THE MALL AT UNIVERSITY

TOWN CENTER,
SARASOTA, FLORIDA

dck is general contractor for a portion of this $315 million state-of-theart, 880,000 SF, two-level enclosed
shopping center, which will feature
a Saks Fifth Avenue, Macys, and
Dillards, along with over 100 other
stores and restaurants. The project,
which is being developed jointly by
Taubman and Benderson Development, began construction in late
2012 and is expected to have a large
impact on the Sarasota region. dck
is managing over 30 prime subcontractors that are working on the site,
and there are between 310 and 350
tradesmen daily. Work on tenant
spaces commenced in Q1 2014, and
grand opening will take place in
October 2014.

INTERNATIONAL MARKET
PLACE REDEVELOPMENT,
WAIKIKI, HAWAII
The new International Market Place
(IMP) projecta development a
long time in cominghas been
touted as a revitalization project that
will create thousands of local jobs,
bolster tourism, and provide revenues to support the work of
Hawaiis largest private hospital,
The Queen's Medical Center. dck is
excited to be part of this effort, currently assisting The Taubman Company as the projects general
contractor. dck currently has a project team of approximately 40 personnel, along with a projected 500
staff and craft workers at the projects peak.
dck was initially awarded a pre-construction services contract for the
IMP, located on a six-acre block in
the heart of WaikikiHawaiis main
tourist hub. The development will
consist of approximately 850,000 SF
of building area. Existing properties, including the current International Market Place, are being
demolished and redeveloped into a
new three-level retail, dining, and
entertainment complex. This $230
million complex will have a total of
390,000 SF of commercial space, including a seven-story structure that
will consist of several retail levels
and five levels of parkingproviding
convenient parking for both visitors
and locals.

THE MALL OF SAN JUAN,

PUERTO RICO
Taubman awarded dck this
distressed project after working
together on the two other mall
projects and experiencing first-hand
the professionalism and resources
of dck and its ability to successfully

assume responsibility
for the mall project as
general contractor.
When dck took control
of the project, thorough
our dck/Bird joint venture, foundations for one
of the three garages were in place,
some of the precast concrete was
fabricated but not erected, and minimal sitework was done. dck/Bird is
aggressively tackling the schedule to
have the mall completed for the
2015 tourist season. There are a
total of 81 contracts for the project
and currently 750 craft workers onsite. This number will reach over
1,000 at the peak in order to get the
work in place necessary and keep
the schedule on track.
The mall is centrally located to serve
two-thirds of Puerto Ricos population and is less than two miles from
the Luis Munoz Marin International
Airport. The $238 million, twolevel, 640,000 SF enclosed mall, features a 138,000 SF Nordstrom and
100,000 SF Saks Fifth Avenue. It
will also include 100 more specialty
stores and restaurants and is the
first upscale mall on the island and
the first and only location in Puerto
Rico for both Nordstrom and Saks.
The project will also include a hotel
and casino, developed by New Century Development, Inc.

Taubman has
very high
standards for safety,
project controls,
and project
management
as does dck.
As we work together,
we all learn and
grow as a team,
which allows
us to continually
improve our
efficiency and
processes to use
on the next project,
says Frank Falciani,
Taubmans Account
Manager and
Managing Director
of dck FWF.

WORK CONTINUES AT
ANDERSEN AIR FORCE BASE
The dck-ecc pacific guam team,
our joint venture with ECC, has
been hard at work since the Summer
of 2012 with the building of a new
$30 million air freight terminal
complex at Andersen Air Force Base
in Guam. This design-bid-build
contract, awarded by NAVFAC
Marianas, is a firm-fixed-price task
order under our previously awarded
DB MACC (design-build multiple
award construction contract.)
The project involves construction
of a 32,640-SF single-story building,
another 13,720-SF building, fire
protection and other systems, parking, landscaping, truck-loading area,
and more than 7,000 square feet of
alterations to an existing building.

Another building was demolished to

make way for the new terminal.

One of the more complex aspects of

this project is the MEC/UXOor

unexploded ordnancework that is
necessary on the site. The project
team encountered over 35,000
potential MEC/UXO anomalies
when only 5,600 were originally
estimated for the project site,
said dck-ecc Project Manager
Mike Stout. dck-ecc partnered with
NAVFAC Marianas to come up
with a more efficient process of
unearthing, and removing the
anomalies. The MEC work was

building is underway, with structural work about 75% complete.

THREE AIRPORT PROJECTS AIRBORNE

At Honolulu International Airport,
one of the busiest airports in the
U.S., dck pacific is constructing
three contracts totaling over $85
million. The projects mark the
beginning of the State of Hawaiis
New Day Work Projects to
improve airport facilities to create
a secure, efficient, and safe environment for the millions of people that
pass through the complex, and to
provide jobs to stimulate the States
economy. At its peak, more than
225 workers will man these projects.

18

Encompassing an area of 27.66

acres, the three projects are located
adjacent to the Inter-Island Terminal. All work is being performed
simultaneously by dck. Construction began in August 2013 with the
demolition of the former Aloha
Air cargo building involving
the removal of approximately
240,000 CF of building structure
and foundation, and relocation of
an existing Sprung (tension fabric)
Structure. At the same time, heavy

equipment began the sitework for

the $6 million New Employee
Parking Lot involving the demolition and removal of existing paving,
with construction of new concrete
and pervious concrete pavement to
follow. When completed in 2014,
the new employee parking lot will
have the capacity to accommodate
over 700 vehicles.
The largest contract is the designbuild construction of a 270,000
SF facility for Hawaiian
Airlines (HA), the largest Hawaiibased airline. The fabric structure is
the largest Rubb USA has designed
and built. It will house either five
Hawaiian Inter-Island jets simultaneously or two Inter-Island jets and
the Airbus A350. The $77 million
maintenance and cargo facility consolidates HAs cargo operations and
aircraft maintenance and integrates
support offices and customer service. Relocating HAs operations to
this new building allows for the
demolition of their existing facilities

SKYWATER AT TOWN LAKE

After a lengthy pre-construction
period, construction commenced on
Skywater at Town Lake (previously
known as The Argo at Town Lake)
with official groundbreaking ceremonies held on June 18, 2013. The
project is a 605,000 SF mixed-use
development providing 328 apartment units atop a ground level parking garage. The development
includes future retail space, bike
shop, business center, coffee shop,
and leasing office along the north
frontage. Two pools will be built
into the top of the podium deck.

Skywater at Town Lake is located in

the City of Tempe, Arizona, across
from the Tempe Town Lake. The location influenced the design of the
project in numerous ways, including
a fourth-floor clubhouse with a view
patio overlooking the lake. In keeping with the waterfront theme, the
project features eight 90-ft. sails

with LED color change lighting to

present a nautical look. The sails are
steel framed with pre-finished aluminum reflective composite panels
and valued at approximately $1 million. dck has worked with the architect, Todd & Associates, on
nearly 20 projects.

A POWERFUL COMBINATION OF HOTELS

PRODUCES SOME FRIENDLY COMPETITION
his Marine Avenue hotel campus
combines two of the most powerful hotel brands with a 147-room
Hilton Garden Inn and a 172-room
Residence Inn by Marriott. The overall
site was designed for three hotels, and
dck is currently in the early stages of
pre-construction on the third hotel,
which will be a Homewood Suites.

Project construction began in April

2013 in North Redondo Beach, California, where the citys edge meets the
405 Freeway at Marine Avenue. The
Marine Avenue Hotels were turned
over to the owner in May 2014.
Two different hotel flags on one site
created a unique challenge for this
project, affecting both the pre-construction and construction phases,
said David Burton, dck Vice President/Project Executive. The pre-construction period was over a year long,
and the dck team coordinated with
the architect to make sure that both
Hilton and Marriott standards were

being met in the design as well as that

any value engineering options were in
compliance with franchise standards.
The lengthy pre-construction presented modifications and upgrades to
the individual programs for both franchises. Additionally, due to the extensive pre-construction duration, dcks
pre-construction team was constantly
updating and monitoring costs due to
price escalation at the time with market conditions continually in a state of
flux.
Another unique aspect of this project
is that both hotels have prototype custom designs with personalized location
accents, incorporating the Redondo
Beach pier, beaches, sunsets, etc., in
the artwork.
During the construction phase, the
challenge comes with working not
only with the Hilton and Marriott
franchise reps but the developer as
well, who is our client. The project
team says there was a light-hearted

and friendly competition between

the two franchises to see which hotel
progressed faster!
