The$San$Joaquin$Apartments$build,$located$at$University$of$California$Santa$Barbra$consists$of$
the$construction$of$two,$six$story,$buildings.$The$estimate$for$these$apartments$is$based$on$33$
divisions,$but$is$presented$so$that$the$divisions$are$grouped$into$the$categories$of$Structural,$
Electrical,$Mechanical/Plumbing,$Building$System,$and$Site$Work.$
$
For$each$of$these$groups,$the$counting$software$used$was$On$Screen$Takeoff$and$the$provided$
electronic$plans.$After$the$counting$was$finished,$each$of$the$items$were$cost$using$the$RS$
Means$database.$Some$Items$were$grouped$together$due$to$their$similarity$to$each$other$when$
inputted$into$RS$Means.$

The$Initial$parametric$estimate$for$this$apartment$was$computed$using$RS$Means$to$be$
$17,130,915.67.$
$
From$each$group,$the$cost$without$adding$a$10%$error$contingency$and$the$general$
requirements$was$$13,383,500.$Making$the$total$final$cost$of$the$apartments$to$be$
$16,194,030.$

On$Screen$Takeoff$Software$was$used$to$count$each$individual$device,$as$well$as$the$lengths$of$
conduit$and$wiring$required$to$accommodate$these$devices.$Pricing$for$lighting$fixtures$was$
determined$by$matching$fixtures$up$to$the$nearest$comparable$fixture$that$had$available$
pricing.$Feeders$and$conduits$for$panels,$transformers,$and$gears$were$determined$by$studying$
the$power$risers$diagram$and$the$feeder$schedule.$On$Screen$Takeoff$3$Software$was$also$used$
to$count$individual$items$as$well$as$learning$details$of$all$that$was$required.$Cable$tray$lengths$
were$determined$on$the$software$and$conduit$lengths$were$determined$using$judgment$of$
whether$there$would$be$stubeups$out$of$the$wall$to$the$cable$tray$or$run$back$to$the$nearest$
communications$room.$

included.$This$section$also$includes$all$domestic,$sanitary,$and$storm$piping$and$valves$and$
fixtures$associated$with$plumbing$including$lavatories,$water$closets,$and$sinks.$The$boilers,$
pumping$systems,$and$controls$for$the$liquids$are$also$included.$

Method:$
$
On$Screen$Software$was$used$to$count$the$number$of$individual$items$and$lengths$of$ductwork.$
Then,$assuming$ducts$are$made$of$24$Gauge$metal,$and$using$the$provided$conversion$charts,$
unit$weights$of$each$of$the$different$perimeter$sizes$of$the$ducts$was$found$and$then$multiplied$
by$the$respective$lengths$into$gross$weights$to$input$into$RS$Means.$Some$items$were$
condensed$into$just$one$line$item$based$on$their$similarity$to$other$fixtures$of$their$type,$such$
as$overall$output$and$size,$such$as$diffusers,$registers,$grills,$and$fans.$Additionally,$the$majority$
items$were$researched$further$based$on$the$given$model$in$the$schedule$to$ensure$the$closest$
match$possible$to$the$line$items$in$the$estimating$software.$On$Screen$Software$was$also$used$
to$count$the$number$of$fixtures$and$lengths$of$piping$of$each$size$and$function.$Some$fixtures,$
such$as$lavatories$and$sinks$of$similar$sizes$were$condensed$into$just$one$line$item$based$on$the$
similarity$of$other$fixtures.$

Once$the$main$representative$information$about$Mechanical/Plumbing$has$been$provided,$in$
the$following$section$it$is$going$to$explain$how$the$solution$has$been$obtained.$
$
1. On$Screen$Software$was$used$to$measure$the$lengths$of$all$the$different$conducts$and$
was$all$used$to$count$all$the$equipment$used.$Using$HVAC$Ductwork$Conversion$Chart,$
the$Galvanized$Ductwork$Total$Price$was$estimated.$
2. With$circular$sections,$the$length$was$measured$in$LF.$The$diameter$of$the$ductwork$is$
given.$Using$the$chart$given,$compare$the$diameter$in$inches$with$the$gauge$assumed$
(24).$This$will$then$give$the$pounds$per$foot.$You$take$this$number$and$multiply$it$by$the$
length$measured.$
3. Insulation$for$the$ductwork$also$needs$to$be$estimated.$This$measured$in$SF.$
4. Some$items$were$condensed$into$just$one$line$item$based$on$their$similarity$to$other$
fixtures$of$their$type,$such$as$overall$output$and$size,$such$as$diffusers,$registers,$grills,$
and$fans.$
5. On$Screen$Software$was$then$used$to$measure$the$pipes,$drain$fittings,$valve$
assemblies,$and$devices$installed$in$a$building$for$the$distribution$of$water$for$drinking,$
heating,$and$washing.$
6. The$pipes$were$measured$linearly$and$had$different$material,$such$as,$cast$iron,$steel,$
copper,$and$PVC$schedule$40.$
7. All$other$material$used$was$counted$individually$and$put$into$RS$Means$to$find$the$cost.$

1. Electrical$power$cables$are$fed$through$a$4"$diameter$grey$PVC$pipe$used$for$buried$
electrical$only.$The$utility$company$transformer,$placed$somewhere$on$the$property,$to$
the$building$where$it$is$fed$to$the$main$panel$distribution$for$the$building$will$be$
measured.$The$measurement$will$stop$when$is$hits$the$spot$next$to$the$building.$The$

measurement$will$be$in$lineal$feet$for$this$distance.$Then$take$that$measurement$and$
see$if$there$is$a$spec$for$the$depth$of$excavation$(since$is$was$not$found,$a$depth$of$3ft$
was$used).$$
2. Take$the$depth$of$3$feet$down$and$figure$out$how$many$cubic$yards$there$are$in$a$1efoot$
length$by$a$3efoot$depth.$This$will$give$the$cubic$yards$excavated$for$a$1efoot$lineal$
distance.$This$will$be$multiplied$by$the$total$distance,$which$will$give$the$amount$that$
needs$to$be$excavated$in$cubic$yards.$$

Plumbing$is$a$little$different;$there$will$be$2$pipelines$that$will$have$to$dealt$with.$Supply$water$
and$sewer$water$(sanitary).$

1. The$distance$from$the$municipal$water$supply$line,$which$is$usually$located$in$the$
parkway$near$the$street,$to$the$just$inside$the$building$by$2$feet$will$be$measured.$(That$

2. The$diameter$of$this$pipe$is$given$in$the$specs$on$the$1st$plumbing$drawing$page.$(It$is$

Schedule$40.)$
3. The$frost$line$depth$then$needs$to$be$found$for$the$location$of$the$building.$$
4. Now$add$1$foot$to$that$depth$and$this$is$the$distance$down$in$feet,$then$take$that$a$
figure$a$cubic$yard$measure$for$that$depth$by$a$1efoot$length$and$that$is$how$to$get$the$
cubic$yards$for$excavation.$
5. The$next$pipe$is$for$sanitary$sewer$from$the$building$to$the$connection$near$the$street.$
Looking$at$the$drawings$it$shows$the$location$at$the$building$for$the$supply$and$sewer$
line$connections$and$go$from$there$to$the$street.$That$size$pipe$should$be$4"$PVC$
Schedule$40$coming$out$of$the$building$and$increasing$to$6"$or$larger$from$the$building$

2. The$foundation$was$measured$and$was$totaled$up$into$cubic$yards$of$concrete$and$all$
the$rebar$that$was$used$in$the$foundation$was$counted.$
3. Next$measure$and$calculate$the$concrete$floor$slab$at$grade$and$also$add$in$the$steel$
reinforcing$mesh$and$any$rebar$used$in$the$slab.$
4. Also$look$for$any$concrete$footings;$these$are$pads$that$support$either$steel$columns$or$
concrete$columns.$

5. Then$take$a$look$at$the$2nd$floor$slab$to$the$last$floor$slab$to$see$if$they$are$the$same$
size$as$the$ground$floor$slab$and$if$they$are$then$multiply$by$the$number$of$floors,$which$
will$cover$all$the$floors.$(Add$that$to$your$concrete$total$cubic$yards)$
6. Use$the$square$footage$to$figure$out$the$steel$decking$sheets$that$are$used$to$span$the$
beams$and$pour$the$concrete$on$to.$
7. Look$at$the$roof$and$see$what$holds$that$up,$see$if$the$roof$beams$are$Ke$Style$joists$of$
some$other$type$of$steel$beams.$
8. Find$the$steel$structural$drawing$sheet$and$count$all$the$beams$and$columns$and$any$
other$steel$items$such$as$HSS.$Steel$is$sold$by$the$pound,$which$will$be$converted$into$
tons.$Use$that$total$to$find$the$right$price$in$RS$Means.$$

derived$from$paper$copies$of$the$plans.$Some$of$the$Fire$Life$Safety$aspects$were$not$
represented$properly$in$RS$Means$and$so$a$custom$line$item$was$created$based$on$RS$Means$
and$market$value$of$the$item.$Other$items$not$represented$in$the$plans$were$based$on$market$
value$prices$for$the$line$item.$If$prices$for$a$specified$item$were$not$available$on$RS$Means$or$
online$then$a$comparable$item$was$used$in$its$place$for$the$line$item.$

counted$and$that$was$translated$to$RS$Means$as$best$as$possible.$Changes$to$those$
values$were$made$based$on$what$was$missing$or$needed$to$be$added$to$those$
detectors.$Market$values$were$also$taken$into$account$for$these$prices.$
4. Fire$Life$Safety$plans$were$the$main$source$of$my$line$items$and$so$were$the$Fire$Alarm$
plans.$Some$aspects$were$inferred$from$Low$Voltage$plans$and$Architectural$ceiling$
plan.$
5. Wiring$and$conduit$for$the$alarms$were$included$in$this$estimate.$
6. Exit$signs$and$items$utilized$by$fire$fighters$like$the$KnoxeBox$were$included.$

fixtures were matched up with the closest type
that pricing could be found for.

Method

The estimating software Blue Beam was used as well as


print outs of plans to do item counts. Blue Beam was
primarily used to measure lengths where as item counts
and general scope was derived from paper copies of
the plans. Some of the Fire Life Safety aspects were not
represented properly in RS Means and so a custom line
item was created based on RS Means and market value
of the item. Other items not represented in the plans
were based on market value prices for the line item. If
prices for a specified item were not available on RS
Means or online then a comparable item was used in its
place for the line item.
