PROJECT DESCRIPTION:
The project site is currently developed with One Maritime Plaza, an approximately 523,521-gross-squarefoot (gsf), 398-foot-tall, 25-story office building. The building, historically known as the Alcoa Building,
was constructed in 1967. One Maritime Plaza sits adjacent to landscaped publically-accessible courtyards
on a raised plaza level, which are located to the east and west of the building. The building includes an
approximately 5,000-sf ground-floor lobby and an approximately 11,000-sf open-air plaza-level lobby,
connected by a mezzanine level. The ground level is approximately 11 feet tall, the mezzanine level is
approximately 10 feet tall, and the plaza level is approximately 20 feet tall. Pedestrian access to the
buildings plaza level is provided through internal escalators, elevators, and stairs at the ground level,
and by four sets of approximately 7-foot-wide external stairs that run along the east and west sides of the
building from the ground level to the plaza level. The stairs are accessible from Clay Street (the southeast
and southwest stairs) and Washington Street (the northeast and northwest stairs). Plaza-level access to
the building is provided by four approximately 10-foot-wide pedestrian sky bridges at Clay Street (the
southeast and southwest sky bridges) and Washington Street (the northeast and northwest sky bridges).
The proposed project would replace the existing Clay Street faade at the ground, mezzanine, and plaza
levels with new glass walls and stone cladding. The glass wall would be approximately 15 feet tall along
the Clay Street frontage and would include a roughly 100-foot-wide glass canopy. On the ground level,
the project proposes to widen the 15-foot-wide sidewalk along the Clay Street frontage to 21 feet wide, by
demolishing the outer six feet of building faade and installing new concrete pavers. The street-side edge
of the sidewalk would not change location. The southeast and southwest external stairs would be
widened to 14 feet and improved with new concrete treads. The approximately 4,100 sf of lobby space
surrounding the internal escalators would be enclosed. The existing 1,300 sf of commercial space would
be refurbished. On the Plaza level, the project would install new glass walls, which would enclose
approximately 7,530 sf of lobby space and approximately 4,600 sf of office space. The proposed project
would locate approximately 300 sf of commercial space within the newly enclosed lobby. The existing
concrete and brick walkways along the buildings plaza-level frontages would be replaced with exterior
concrete walkways and interior stone pavers. Collectively, the proposed project would enclose
approximately 16,230 gsf on the ground and plaza levels and result in an approximately 539,751-gsf
building. Interior improvements, including new flooring, ceilings and lighting, are included in the
proposal. No excavation is proposed.

The project is being studied by the Planning Departments Environmental Planning Division to determine
its potential environmental effects. No environmental documents have been issued for this project. Public
comments concerning the potential environmental effects of this project are welcomed. In order for your
concerns to be fully considered or to ensure your receipt of future environmental review documents for
this project, please contact the staff identified above by April 7. This notice is routinely sent to
community organizations, tenants of the affected property and properties adjacent to the project site, and
those persons who own property within 300 feet of the project site. Anyone receiving this notice is
encouraged to pass on this information to others who may have an interest in the project.
Environmental review provides information on physical environmental effects and does not make
recommendations on the project itself. Other review or approval actions may be required for the project.
These actions may involve further public notification and public hearings. If you have comments on the
proposed project that pertain to matters other than physical environmental effects, please note the file
