CONTRACT OF LOAN WITH REAL ESTATE MORTGAGE

This AGREEMENT entered by and between:


BANK OF THE PHILIPPINE ISLANDS, a corporation organized
and existing under the laws of the Philippines, with principal place of
business at 1212 Paseo de Roxas Avenue, Makati City, (hereinafter referred
to as the "CREDITOR-MORTGAGEE");
and
MICHELLE A. VALE CRUZ, of legal age, Filipino, with residence
at Unit 1717, Jazz Residences, Makati City(hereinafter referred to as the
"DEBTOR-MORTGAGOR").

WITNESSETH; That WHEREAS, the CREDITOR-MORTGAGOR is a banking and


financial institution which regularly grants loan applications from its valued
clients;
WHEREAS, the DEBTOR-MORTAGOR is one of the successful
grantees of the said loan application;
WHEREAS, the CREDITOR-MORTGAGOR had extended a loan to
the DEBTOR in the amount of FOUR HUNDRED THOUSAND PESOS
(P400,000.00) LOAN the full amount of which is acknowledged to have
been received by the DEBTOR-MORTGAGOR.
WHEREAS, pursuant to the receipt of the said LOAN, the DEBTORMORTGAGOR promises to pay the LOAN to the CREDITOR in monthly
installments, in the amount of P35,333.33 starting on May 27, 2016 until
May 27, 2017 and failure to make good any installment shall render the
entire obligation due and demandable;
WHEREAS, in addition to the DEBTOR-MORTGAGORs promise to
pay, the former has also agreed to secure the payment of the LOAN;
NOW, THEREFORE, for and in consideration of the foregoing
premises and as security for payment of the aforesaid obligation, the
MORTGAGOR has transferred and conveyed, and by these presents transfer
and convey by way of MORTGAGE, unto the MORTGAGEE, his/her heirs,
successors or assigns the aforesaid parcel of land situated at San Antonio,
Cavite City, and more particularly described as follows:

Registry of Deeds for Cavite
Lot 20 Blk 54 of consolidation subdivision plan (LRC) Pcs-13265,
being a portion of the consolidation of Lots 4751-A and 4751-B
(LRC) Psd-50533, Lot 3, Psd-100703, Lot 1, Psd-150980, LRC Rec.
Nos. Nos. N-27024, 51768, 89632, N-11782, N-13466, and 21071
located at 187 Del Rosario St., San Antonio, Cavite City.

IN WITNESS WHEREOF, the parties hereto have caused these presents to


be executed on the date and at the place first above set forth.

AFFIDAVIT OF GOOD FAITH

purpose of securing the LOAN specified and defined in this instrument and
for no other purpose; that the LOAN is a just and valid obligation; and that
this Mortgage is not entered into for the purpose of fraud.
