Building: Two Story Horse Barn known named Thorntree Farms


Location: Alexandria, Kentucky
Uses:
First floor Horse Barn & Conference and Office Suite
Second floor - Residential space for farm manager

Assignment Objectives:

INTA111

The student will apply that understanding of basic programming, research, and space
planning to complete both a light commercial and residential design solution for the
client.
Understand and implement the concept of universal and barrier-free design alternate
space planning solutions for kitchen and bath areas.
Demonstrate professional standards of responsibility, ethics, accountability, and
effectiveness.

Design or Residential Planning.

Requirements:
You will be working on this two story project with light commercial applications on the first
floor and residential applications on the second floor throughout the entire term. Each week you
will have new information and details that will include individual assignment expectations and
deadlines. You must incorporate changes and corrections each week in preparation for
submitting the completed final project by the end of Week 6.

Project Description:
You have been selected by a client to create the perfect multi-use design for a two story building.
The client, Ms. Piper Stevens, wants you to provide the interior space planning for the gutted
structure. You will be provided details on your clients needs and preferences along with the
parameters of the building and the business occupying the first floor. Then, you will be creating
a space planning concept for two floors based upon the research and programming phases of the
design process. The supporting infrastructure, stairs and elevator has been located on the basic
plan and cannot be changed.
Using the detailed information on your project, including square footage, photographs, client
profile and minimum requirements provided, you need to create the space planning solutions for
two floors including an alternative and barrier-free plan for the kitchen and bathroom on the
residential floor.
Planning:
Ms. Piper Stevens owns a small but successful thoroughbred horse farm in northern Kentucky.
Thorntree Farms is the home of the 2009 Kentucky Derby winner who has earned over 2
million dollars in his stellar career. The barn and grounds are open for public tours every
Saturday.
Ms. Stevens has impeccable taste and is not at all interested in the ordinary or predictable for any
aspect of her life. She is hiring you to design the interior of the historic barn on her property.
Note all ceilings on the first floor are 14 feet AFF.
For the first floor of Thorntree Farms Ms. Stevens needs two to three horse stalls 12x12
minimum size with furniture grade finish on the exterior of the stalls. In other words, she wants
everything in the barn to have the appearance of a luxury home. A tack room should be located
near the stalls.
Also on the first floor, your client needs a professional office suite to meet with horse brokers
and house the business functions associated with raising thoroughbred horses. It will have a
small conference room, office, kitchenette, public restroom with a single toilet and sink, and
office supply storage.
Separation is required between the area with horses (stalls and tack) where the public tours occur
and the office suite for HVAC, acoustic, and sanitation reasons. All spaces on the first floor
need to be ADA compliant.
She has hired one of the top farm managers in the country, John Hanson, and wants to make his
residence on the second floor of the barn as comfortable as possible. This space should have all
the amenities of a high-end home including an exercise space and luxurious bathroom. The
gourmet kitchen needs to feature a six burner range, counter depth refrigerator and prep sink.

Furniture will be selected for a small office, small conference room, Master Bedroom,
Dining room and Living Room. You will select the appropriate furnishings for the space.
These selections should support your design concept and suit your clients preferences.
Suggested quantities and pieces needed:
Office desk, lateral file cabinet, bookcase, supply storage, lighting, trophy display,
executive desk chair, and two guest chairs.
Conference Room table and seating for 6 and display space for trophies and horse-racing
memorabilia.
Master Bedroom: Queen bed, Dressor and 2 Nightstands
Dining Room: Table to seat 6 and 6 chairs.
Second Floor Living Room Functional furnishings appropriate to a high end home (you
select and propose the quantities and pieces for this space).
