DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This AGREEMENT, made and entered into, a sole proprietorship
owned and operated by = Filipino, of legal age, widow and a resident of
Zapatera, Cebu City, hereinafter called the SELLER.
-and, of legal age, married and a resident of Pitalo, San Fernando, Cebu,
hereinafter called the BUYER.
WINTESSETH- THAT:
WHEREAS, the SELLER is the legitimate registered owner of a motor
vehicle specifically described as follows:
WHEREAS, the BUYER has offered to purchase the subject vehicle from
the SELLER and the latter has agreed to sell the same to the BUYER.
NOW THEREFORE, for and in consideration of the sum of FIFTY
THOUSAND PESOS (PHP 50, 000.00), the receipt whereof is hereby
acknowledged in full and to its entire satisfaction, the SELLER have sold,
ceded, transferred and conveyed and, by these presents, do hereby sell,
cede, transfer and convey unto and in favor of the BUYER, his heirs,
successors and assigns, the subject motor vehicle free from any and all liens
and encumbrances of whatsoever kind and nature.
SELLER hereby warrants full title and ownership over the subject
vehicle; AND, BUYER hereby acknowledges receipt over the physical and
material possession of the subject vehicle and agrees to be fully responsible
thereon, including for the transfer of the ownership to his name.
IN WITNESS WHEREOF, the parties hereto have hereunto affixed their
respective signatures this ____________________ at the City of Cebu,
Philippines.

DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:
This AGREEMENT, made and entered into by ERINIE EUGENIA C.
PARAN ABARQUEZ residing at Lower Calajo-an, Minglanilla, Cebu
hereinafter called the SELLER.
-andSPS. PTR BASSANIO P. ENRILE and HELEN ENRILE, of legal ages,
married with each other, Filipinos with addresses at Lower Calajo-an,
Minglanilla, Cebu, hereinafter called the BUYERS.
WITNESSETH:

WHEREAS the SELLER is the legitimate owner of a parcel of land

namely: Lot No. 8132-C, located at Calajo-an, Minglanilla, Cebu
containing an area of NINE HUNDRED SIXTY EIGHT SQUARE METERS
(968 sq. m.) SQUARE METERS more or less under Tax Dec. No. 0128006-003972.
That, for and in consideration of the agreed purchase price of FIVE
HUNDRED THOUSAND PESOS (Pph 500,000.00) PESOS, Philippine
Currency, the SELLER does by these presents sell, transfer and convey in a
manner absolute and irrevocable unto the BUYERS, his heirs and assigns.
That the SELLER became lawful owner of the said property as the title
by inheritance from her parents;
That the SELLER warrants valid title of the aforesaid property and the
same is free from all liens and encumbrances and peaceful possession and
ownership of the herein buyers over the above-d escribed property from any
claims by third persons.
That the SELLER hereby warrants absolute ownership of the subject
property and binds himself to defend the BUYERS, their heirs, assigns and
successors-in-interest against any and all adverse claims by any persons
whomsoever.
That the above-described property is not tenanted nor subject to
Contract of Lease and not having been registered under Spanish Mortgage
Law, nor under Act No. 496, the parties herein have agreed to register this
instrument in accordance with the provision of Act No. 3344 as amended.
That the provisions of Art. 1623 of the New Civil Code of the Philippines
has been complied with before the perfection of this contract.
IN WITNESS WHEREOF, the parties hereto have hereunto set their
hands at the City of Cebu Philippines, on this __ day of October 2015.
