Possible Challenges Affecting this Assignment

In order to achieve the objectives of this assignment as listed above, it is necessary to highlight the
possible problems which could prevent the successful attainment of the project objectives. They include
the following:

Delays
Budget overruns
Incompetent Contractors
Poor quality of Construction and materials
Poor communication among stakeholders
Conflicts between stakeholders
Poor designs ETC

The epi-center or crux of these challenges lies in inadequate consultation, and coordination between
project strategic partners. In carrying out our assignment for the provision of Consultancy services our
methodology and work plans are itemized and shown below.
Methodology for Performing This Assignment
In preferring our methodology in carrying out the assignment, we have adopted certain aspects of the
RIBA plan of work and added some elements we have utilized in all our projects in order to prevent the
challenges highlighted above. A typical RIBA plan of work conntains the following key stages

Inception (A, B),

Design (C, D,)
Pre-construction (F, G, H)

The four (4) initial key stages are further broken down into 11 sub-processes; Inception (A),
Feasibility (B), Outline Proposals (C), Scheme Design (D), Detail Design (E), Tender
Documentation (G), Tender Action (H), Project Planning (J), Operations on site (K) and
Completion (L).

Here, the project begins with Inception and the development of the project brief. The feasibility studies
and Site/soil investigations are completed next. The outline proposals (C) and Scheme Design (D) stages
are initiated next and after this there will be a Strategic Value Management Session This session will
enable the project team to gainfully assess outline proposals and determine if such captures the core values
of the Client at a minimum cost. Furthermore, it will also provide the opportunity for other team members
2

to get a full grasp of the Clients needs and values on the project. As a result during this stage, the initial
project estimates will be produced in order to provide the means for checking the actual value of the
outline proposals.
The development of the design is completed during the Detail Architectural Designs (E) and other Design
information will be completed. This will lead to the preparation of Bill of quantities. The use of BIM
software or Autocad 2013 will enable ease in transferring copies of the drawings among team member and
also to provide the means of producing accurate Bill of Quantities.
The preparation of invitation of Contractors for prequalification will take place and suitable tenderers will
be invited to participate in the Tendering process. Careful analysis of submitted bids will be done and
recommendations made to the Client on suitable Contractors for the works will also be submitted to the
Client. Concurrently, a new Planning phase will take place (J) along with the production of Value/Risk
management plans will be produced. This will enable the stakeholders to monitor the project core values
and risks inherent on the project.
