OUTLINE SPECIFICATIONS
I. SITE WORKS
A. GENERAL CONDITIONS
1. All parts of the construction shall be finished with first class workmanship, to the fullest
talent and meaning of the plans and these specifications, and to the entire satisfaction of
the Architect/Engineer and the Owner.
2. The construction shall conform to all the requirements of the National Building Code, as
well as the local rules and regulations of the Municipality/city of Baao, Philippines.
B. CLEARING THE SITE
1. The building site shall be levelled according to the plans and cleared of rubbish, roots
and other perishable and objectionable matters to a suitable subgrade.
2. All such unsuitable materials shall be removed from the building site and spread
uniformly over the areas adjacent to the proposed building, or otherwise disposed of as
may be directed by the Architect or Engineer in charge of the construction.
C. STAKING OUT THE BUILDING LINES
1. The building lines shall be staked out and all lines and grades shown in the drawing
established before any excavation is started. Batterboards and reference marks shall be
erected at such places where they will not disturb during the excavation of the building.
D. EXCAVATION
1. All excavations shall be made to grade indicated in the drawings. Where the building site
is covered with any kind of fill, the excavation for footings should be made deeper until
the stratum for safe bearing capacity of the soil is reached.
2. Whenever water is encountered in the excavation process, it shall be removed by bailing
or pumping, care being taken that the surrounding soil particles are not disturbed or
removed.
E. BACKFILLS
1. After concrete for foundations is hard enough to withstand pressure resulting from fills,
the materials removed from excavations shall be used for backfill around them.
2. Backfill and fills shall be placed in layers not exceeding 150 mm in thickness and each
layer shall be thoroughly compacted by wetting, tamping and rolling.

F. DISPOSAL OF SURPLUS MATERIALS

1. Any excess material remaining after completion of the earthwork shall be disposed of by
hauling and spreading in nearby spoil areas designated by the owner. Excavated
material deposited in spoil areas shall be graded to a uniform surface.
II. CONCRETE WORKS
A. GENERAL
1. Unless otherwise specified herein, concrete work shall conform to the requirements of
the ACI Building code. Full cooperation shall be given other trades to install embedded
items. Provisions shall be made for setting items not placed in the forms. Before
concrete is placed, embedded items shall have been inspected and tested for concrete
aggregates and other materials shall have been done.
B. MATERIALS
1. All concrete works shall be done in accordance with the standard specifications for plain
and reinforced concrete as adopted by the government. Cement to be used shall be
(ASTM C-1 50) portland cement or any equivalent brands more readily available in the
locality. Alternative cements so selected must meet the requirements of Portland and
approved by the Architect or Engineer in charge of construction.
2. All concrete shall be mixed thoroughly until there is a uniform distribution of the cement
and aggregates, and should be deposited as nearly as practicable in its final position,
care being taken to avoid segregation of the aggregates.
3. Water to be used for mixing concrete shall be clean and free from injurious amount of oil,
acids, alkalis, salts and other organic materials.
4. Fine aggregates shall consist of natural sand, or of inert materials with similar
characteristics, having clean, hard, tough, durable, uncoated particles. The shape of the
particles shall be generally rounded of cubicle and reasonable free from flat or elongated
particles. The stipulated percentages of fines in the sand shall be obtained either by the
processing of natural sand or by the production of a suitably graded manufactured sand.
5. The coarse aggregate for concrete shall consist of crushed rock of durable and strong
qualities, or clean and hard gravel. Size of the coarse aggregate to be used shall vary
from 20mm to40 mm (3/4 to 1-1/2)
C. PROPORTIONING OF CONCRETE
1. The following proportions of concrete mixtures shall be used for the various parts of the
building:
Columns and footings
Concrete hollow block
Footing
Reinforced concrete beams
Reinforced concrete slab
Concrete slab floor on fill

Class A shall be a mixture of 1 part cement, 2 parts fine aggregate and 4 parts coarse
aggregate by volume, plus enough clean water to make the mixture into a pliable paste.

Class B concrete shall be a mixture of 1 part cement, 2-1/2 parts fine aggregate and 5
parts coarse aggregate by volume, plus enough clean water to make the mixture into a
pliable paste.
Class C concrete shall be a mixture of 1 part cement, 3 parts fine aggregate and 6 parts
coarse aggregate by volume, plus enough clean water to make the mixture into a pliable
paste.
D. FORMS
1. All forms of concrete works shall be properly braced or connected together so as to
maintain the correct position and shapes of the concrete members. Forms shall be
constructed sufficiently tight to prevent bulging and seepage of water.
2. Forms shall not be removed until the concrete has attained sufficient strength to support
its own weight and any loads that may be placed on it. Side forms of beams and girders
may be removed earlier than the bottom forms but additional posts or shoring must be
placed under the beams or girders until they have attained their strength.
E. CONCRETE SLAB FLOORS ON FILL
1. Concrete slabs on fil shall be poured on a gravel bed of not less than 100m thick. Each
concrete slab course to be poured shall not be more than one meter wide, and each
course shall be poured alternately to the indicated floor finish.
F. STEEL REINFORCING BARS
1. All steel reinforcing bars to be used in this construction shall consist of round deformed
bars with lugs or projections on their sides to provide a greater bond between the
concrete and the steel. All steel reinforcing bars to be used are 10, 20, 12, and 16 mm
diameter steel bars.
2. All steel reinforcing bars shall be accurately placed and secured against displacement by
tying them together at each bar intersection with Gauge no. 16 galvanized iron wire.
3. The steel reinforcing bars indicated for footings, columns, slabs, beams, girders ad other
concrete members shall all conform to the number, size and spacing as indicated in the
drawings or schedule of steel reinforcements.
4. No metal reinforcement shall be installed in place unless it is free from rust, scale or other
coatings, which will destroy or reduce the bond with concrete.
G. CONCRETE HOLLOW BLOCKS
1. Concrete hollow blocks to be used in this project shall be10 x 20 x 40, and 20 x 20 x 20
cm CHB.
2. All concrete hollow blocks to be used for walls shall be at least 150mm thick.
3. The concrete hollow block walls shall be laid, and the cells filled with cement mortar
consisting of 1 part Portland cement and 3 parts sand by volume. They shall be
reinforced with round deformed bars 10mm diameter, spaced not more than 0.80m on
centers, bothways.
4. All exposed surfaces of concrete hollow block walls shall be finished with the specified
materials indicated on the elevation drawings.
5. The mixture of cement plaster for concrete hollow block wall finishes indicated in the
drawings shall be 1 part cement, 1 part lime and 3 parts sand.

III. CARPENTRY AND JOINERY WORK


A. LUMBER
1. Lumber used in this project shall be well seasoned, thoroughly dry and free from loose or
unsound knots, shakes or other imperfections impairing their strength or appearances.
2. All concealed lumber shall be sprayed with anti-anay or bukbok liquid. Surface in contact
with masonry and concrete coated with creosote or equivalent.
3. Kind of lumber; all unexposed lumber for framings shall be of Apitong. Door jambs shall
be of Apitong or Tanguile.
B. WORKMANSHIP
1. Execute rough carpentry in best, substantial, workmen like manner. Erect framing true to
line, levels and dimensions, squared, aligned, plumbed, well-spliced and nailed, and
adequately braced, properly fitted using mortise and tenon joists.
2. Secure work to grounds; otherwise fasten in position to hold correct surfaces, lines and
levels. Make finished work flat, plumb and true.
IV. ARCHITECTURAL FINISHES SCHEDULE
A, TILE WALL AND FLOOR FINISHES
1. The toilet and bathroom floors shall be finished with ceramic tiles.
2. The walls of the toilets, bathroom, top of kitchen cabinets, and laundry tub, and their
adjacent walls shall be wainscoted with 200X200 mm (8X8) ceramic tiles.
3. Interior and exterior corners of tiled floors and walls shall be provided with the necessary
tile moldings.
4. All tiles for floor, walls and moldings shall be free from laminations, serrated edges,
chipped-off corners and other defects, which would adversely affect their appearance
and strength. All joints between tiles and moldings shall be filled with white cement and
then carefully wiped.
5. Before the tiles and moldings are laid in place, they shall be thoroughly soaked in water if
recommended by the manufacturer. Mortar to be used in setting the tiles and moldings
shall be a mixture of 1 part cement and 2 parts sand in volume.
C. WALLING
1. All walls shall be plaster finish.
D. CEILINGS
1. All ceilings, except T&B, shall be of X 4 X 8 marine plywood.
E. DOORS AND DOOR FRAMES
1. Doors and door frames shall conform to the sizes, designs and kind of materials shown in
the detail of doors, schedule of doors or as per the bill of materials.
2. All wooden doors shall be hung on at least 3 pieces of 102mm X 102mm (4X4) loosepin bearing template hinges.
3. Door locksets to be used be installed 1024 mm from the finished floor line.
4. Provide yale door closers for all swing exterior doors.

F. WINDOWS
1. All windows shall be steel windows casement/awning, and fixed type.
2. Steel windows to be used in this project shall conform to the size and designs shown in
the detail drawings or schedule of steel windows or as per the bill of materials.
V. ROOFING
1. The roof shall be covered with GA. 26 pre-pointed roofing sheets as shown on the plans.
The roofing sheets shall be secured to the purlins with 6mm dia. (1/4 dia.) GI rivets and
Gauge no. 26 plain GI straps cut long enough for bending around the specified size of
purlins. The straps shall each be at least 25mm wide with corners chipped off at the
riveting ends.
2. Ridge rolls, hip rolls and valleys to be used shall be those compatible with the pre-painted
long span roofing sheets. They shall lap the roofing sheets at least 250mm. The ridge
rolls, hip rolls, and valleys shall be riveted to the roofing sheets, in addition to the rivets
engaging the GI straps in securing the roofing sheets to the purlins.
3. All roofing sheets adjacent to the concrete hollow block and other masonry walls, shall be
provided with Gauge no. 26 plain GI flashing to extend up to the top and over to the
other side of the wall. All rivets shall be placed at the top of the corrugations of the
roofing sheets to prevent water from standing around the rivets.
VI. STORM DRAINAGE
1. All downspouts from the roof gutters shall end in concrete catch basins, to which 6 dia.
Reinforced concrete drainage pipes shall be connected leading to the street gutter
fronting the building.
VII. PLUMBING WORKS
1. All plumbing works for this project shall be done in accordance with the approved plans
and under the direct supervision and control of a licensed sanitary engineer or master
plumber.
2. Piping shall be properly graded or pitched to ensure easy circulation, drainage and
prevent water hammer and noise.
3. The plumbing installation shall conform with the provisions of the National Plumbing Code
and the rules and regulations enforced in the locality.
4. Piping for drain, waste and vent shall be done using uPVC push-on system. For the inhouse water supply installation, Sanimold by moldex products uPVC pipes and fittings
shall be used.
5. Where a sanitary sewer system of sewage disposal is not in operation in the locality, a
standard septic vault shall be constructed as shown in the drawings.
VIII. ELECTRICAL WORKS
1. The electrical installation shall be done in accordance with the approved plans and under
the direct supervision and control of a licensed professional electrical engineer or master
electrician.
2. All electric works and materials shall conform to the provisions of the latest edition of the
Philippine or National Electric code, with rules and regulations and ordinances of the

local enforcing authorities of Municipality of Baao and the requirements of the local
power company.
The electrical wiring shall be installed thru coilable PVC electrical conduit, fittigs and
appurtenances that conform with ISO dimensions.
The type of electrical services to be supplied to the building shall be 230 volts AC, single
phase, 3 wires solid neutral 60 hertz.
There shall be only one service drop from the nearest APEC pole to the proposed
building. Electric wires for light and power shall not be smaller than 2.0mm2 (AWG no.12)
600V insulation.
Electric materials to be used for the electric installation shall be as follows:
Flush wall switches, convenience outlets other wiring devicesa. Provide as indicated in drawings, the switches and receptacles with proper
cover plates. Switches shall be of the quiet-matic type, National or approved
equal.
b. Receptacles shall be duplex with proper cover plates, rated 10 Amp. Min. 250
V.A.C., Eagle or approved equal.
c. Lighting outlet at ceiling shall be provided with 4 octagonal box GA, 18 min.
Connections from fixtures to boxes be made by using TW wire CHB in flexible
conduit.
Wires/conductors- shall be Phelp dodge, Duraflex, Far East Wires or approved
equivalent.
Light fixturesa. All lighting fixtures shall be furnished by oner and installed by the contractor.
Detail of fixture design when not standard shall be shown in the Architectural
Drawings.
b. Fluorescent fixtures if any shall be complete set with lamps and ballast of high
quality, Philips G.E. Philec or approved equivalent.

7. The spare circuit shall be provided with an empty PVC pipe, size 19mm dia. which would
extend at least 300mm above the ceiling line. The grounding wires shall be identified
and all wires shall be color-coded for easy identification.
8. The panelboard shall be provided with a circuit directory.
IX. PAINTING WORKS
A. SCOPE
1. Consists of furnishing all items, articles, materials tools, equipment, labor scaffoldings,
ladders, methods and other incidentals necessary and required for the satisfactory
completion of the work.
2. It covers complete painting and finishing of wood, plasters, concrete, metal or other
surfaces exterior or interior of building.
B. GENERAL
1. All paint materials shall meet the requirements of paint materials under classification
class A as prepared by the Institute of Science, Manila, use Davies or equivalent.
2. Painting and surface finishing shall be interpreted to mean and include sealers, primers,
fillers, intermediate and finish coats, emulsions, varnish, shellac, stain or enamels.

3. All paint and accessory materials incorporated in of forming a part thereof shall be subject
to the prior approval and selection for color, tint, finish or shade by the Architect.
4. In connection with the Architects determination of color or tint or any particular surface,
the depth of any color or tint selected or required shall in no instance be a subject for an
additional cost to the owner.
5. Painting of all surfaces, except as otherwise specified shall be three coat work, one
primer and a finish coat.
6. The painting contractor shall supply all tabor, paint materials, tools, staging and
equipment necessary, and shall perform all painting and finishing work as shown in the
schedule of painting and finishing work for this project.
7. The painting contractor shall store his materials in one place in the building to be kept
neat and clean, care being taken in the storage of paints, oils, etc. to prevent danger of
fire. Oily rags shall be kept in metal containers and shall be removed from the building
every end of the working day.
8. Upon completion of the painting works, the painting contractor shall remove any paint
spots from all finished work. He shall present his work to the project owner or
architect/engineer in-charge of construction, free from blemishes and rubbish generated
by his workers.
9. It shall be the painting contractors responsibility to protect his work and those of other
contractors during the time his work is underway. He shall be responsible for any
damage to the work or property of others caused by his employees or by himself.
10. Before any paint is done, all surfaces shall be cleaned, smoothed and freed from dust,
dirt, grease, mortar, rust and other foreign substances. All parts where paint remover has
been used shall be washed off with paint or lacquer thinner. All paints shall be spread
evenly and carefully.
11. All paint and paint materials shall be delivered to the building site in unbroken packages,
bearing the marks of the specified brand. No adulteration of specified paints with other
brands shall be allowed.
C. PREPARATION OF SURFACES
1. For bricks, concrete, cement or concrete blocks; cut out scratches, cracks abrasion in
plaster surfaces, openings and adjoining trim as required. Fill flush adjoining plaster
surface. When dry, smooth and seal before priming coat application.
2. Tint plaster priming coat to approximate shade of final coat. Touch up sanction spots in
plaster or cement after first coat application, before applying second coat, to produce
even result in finish coat. Secure color schedules for rooms before priming walls.
3. In case of presence of high alkali conditions, neutralize surfaces by washing with zinc
sulphate solution (3 pounds to a gallon of water). Allow to dry thoroughly, brush free of
crystals before priming.
4. Prime with mixture of equal parts by volume of L & S Portland cement paint and 5244
improved Alkali proof seal or its equivalent as may be approved by the architect.
5. Brush one or more finish coats of L & S thinned if necessary with minerals spirits or
turpentine.
X. FIRE CODE REQUIREMENTS

1. All interior wooden structures shall be applied with resist-A-Flame Fire retardant solution
applied as per manufacturers specifications. All other requirements as of the fire code of
the Philippines as far as they relate to this project shall likewise be complied with.
This set of Specifications covers 8 pages.
