an epidemic on its hands .

With
little to no barriers for entering
into the business, we are a profession that is riddled with stereotypes.
Common opinions of real estate
agents range from: selling real estate is a
hobby, not an actual career, or that many
of us are realtors because we dont really
need to work. Realtors are consistently
ranked at the bottom of lists of respectable professions.
The truth as I see it is buying and
selling real estate is high risk, and there
is still a need for real estate agents in the
marketplace. However, real estate agents
often miss the mark in understanding
what information consumers crave. Some
people hire real estate agents because
they want help and others want agents
who will communicate regularly.
A common complaint I hear from
the public is that their agent signed a
contract to list their home and then
they disappeared. While much of our
communication, such as feedback from
a prospective buyer or another agent, or
online reporting can be automated - clients still want to hear from their agent
regularly. Consumers crave communication about what their agent is doing to
market their home.

The real estate industry has unfortunately gained a reputation that makes
consumers leery of us. Clients need to feel
comfortable turning over their information
to a real estate agent without fear that the
agent wants something more from them.

Its a shame the real estate industry
has given the public reason to believe real
estate agents are overpaid. Experienced
professional agents are skilled marketers,
are familiar with local demographics and
know how to position a home to reach
the greatest number of potential buyers.
Experienced agents continually study
their market and negotiate well. I would
argue that an agent who is skilled and
does their job well is underpaid.

Clients demand information that is
relevant and beneficial to them. Consumers do not care how busy you are or how

you just finished writing your twelfth offer


of the day and didnt have time for lunch.
Consumers want news that they can use.

At the end of the day, we deal with people. People experience emotions, and not
all real estate transactions produce positive
feelings. When unpleasant situations occur,
clients want to feel that their agent cares
about their well-being and is available to
help them, no matter the situation.
When agents handle multiple sales
a year, its easy to become desensitized.
When one performs the same tasks on a
daily basis, what may be considered just
another transaction to us, is often life
changing for the person on the other end.
We must not look upon our transactions
as a commodity. To do so makes us part of
the problem, not the solution. We must commit to bringing value to every transaction and
treating everyone with respect and dignity.

tiful environment in which they


live. They often feel that they do not
need any adjustments to that design plan when
they place that home on the market. There is a
difference between design and staging. Design
refers to how you live and staging describes the
process necessary to sell.
Designing creates environments to meet individual needs. The designer considers how that
family prefers to live in their space and focuses
on their personal tastes. Think of this as taste
specific. If you find yourself saying, I like or I

want, you are engaged in living, not selling.


Staging focuses on arranging furniture, art,
lighting and accessories to market what you are
selling- features, function, flow and lifestyle.
The house has to speak for itself, since the
homeowners will not be there to point these
out. Anyone who enters the space has to be able
to see every selling feature without explanation. Staging also needs to adapt the property
to entice a large number of potential buyers. To
be successful, the taste specific characteristics
should be altered.
Even when homeowners know what should happen, they often interject their personal, specific taste

into the finishes they select to prepare the property.


As a result the seller feels they updated the house,
but in reality may have created more obstacles.
Finishes remain with the house when you leave.
Consider if it is worth it to spend money on personal
choices that do not go with you, just to turn away
buyers or receive a lower offer.
As long as you continue to treat your property as your own, you will own it. When you are
ready to sell it is time to think of your house as
an investment. Yes, you may need to update but
do it wisely. Get advice from experts who know
what sells. Save the taste-specific choices for your
new home.

estate investors do their investing for
various reasons. Some see a house as
a place to hang their hats for years and
years, while others look at properties as
nothing more than investments.
Buying a home with the intent to
fix it up and resell it is called a fix and
flip. In such situations, investors buy
homes at below-market prices before
refurbishing the homes with the goal
of recouping their initial investment
and then some when the homes are
ultimately put back on the market.
Flipping has become popular for both
expert remodelers and novice investors.
RealtyTrac, the nations leading
source for comprehensive housing
data, noted in its Year-End and Q4
2015 U.S. Home Flipping report that
5.5 percent of all single family home
and condo sales during the year were
flipped properties. This marked an
increase from the same time the previous year.
Investing in a fixer-upper requires
a leap of faith and a vision of what
the home can look like in the future.

Turning a real estate lemon into

worse time to turn from land


development to home building.
But circumstances kind of forced his hand.
I got into the green home building
business about eight years ago, Wilson
said of his company, Paul Allen Green
Built Homes. Thats when the real
estate market got extremely challenging
here. I had a large project that I built
for a large national company and they
decided they were not going to close on
the huge project that was sold to them.
So I was in an awkward situation.
Having been a land developer for
years, Wilson said he thought it would
be easy to make the transition to
developing homes. I figured this wont
be hard, he recalled. Ill just build it out
with my own homes.

That, of course, was a little easier said


than done, until he got some pretty good
advice from his daughters. Its really
interesting, my two daughters, both
graduates from the University of New
Mexico, encouraged me to investigate
green building, which I was not open to
at all, Wilson said. The reason I wasnt
open to it is I didnt really realize that
it was a defined, engineered standard. I
didnt want to get into anything that had
some sort of political or social ideology
attached to it.
As a businessman, he said, the idea
was to build proper homes that were
practical and profitable. So Wilson
delved deeper into the issue with his
daughters.
As a commercial guy, you want to

make sure things are substantive and
real, Wilson said. They were young,
late 20s and 30s at the time. But I really
respect their opinion. Thats why we
send our kids to school, right? When I
asked them why was green important
to them, I was really curious about
what their mindset was. And they
said its important because its going
to be good for the buyer and good for
the community. That was enough to
encourage Wilson to investigate further.

They offer a very compelling value,
he said of the green-built homes. We
went into some product development
discussions. Once I started investigating
it, I looked very hard at the national
green building standards. And that it is
an engineered building standard that is

the only standard that has been adopted


and approved by all 50 states in the
United States. That green standard is
actually its not a builders standard.
Its actually a builder-science standard.
It was put together by the American
National Standard Institute, which is an
engineering body that creates standards
for all kinds of engineering across North
America.
Wilson found that the exacting
standards were just what he was
seeking. They wrote those standards,
he said. Theyre rigid. Theyre complex
and they work. It was not just a
gimmick to sell homes, Wilson said.
So, when I really looked at the benefits,
its healthy for the customer, he said.
It saves them money. Its built with
quality materials because it has to have
projected life spans so the home will

daughters turned out to make all the
difference. We sold 100 houses in
our first year in the middle of a terrible
decline, Wilson said. And we just
took off.
Now, almost 500 homes later, the
project at Saltillo and Anasazi Ridge
on the far Westside, is almost sold
out, with less than 30 lots remaining.

You start to look at the operating
costs for people and project it
over the life of the home, thats
wonderful, he said. You look at
the utility savings and everybody can
wrap their brain around being a good
boy scout or good girl scout and save
resources, save money.
The company has even partnered
with U.S. Federal Credit Union,
which takes the energy savings into
the account during loan qualifying,
allowing buyers to get more house
for their money.
And Wilson also makes sure
that the engineering standards are
included as part of the deed and the
title policy so that information is
included when the home is resold,
giving it a competitive advantage
over other sellers. These are the
only kinds of homes we build,
Wilson said. And the only kind of
home we will ever build.
