DEED OF ABSOLUTE SALE

WITH ASSUMPTION OF MORTGAGE


KNOW ALL MEN BY THESE PRESENTS:
This Deed of Absolute Sale, made and entered this ____ day of August
2016, by and between:
SPOUSES ANTONINO DELA CRUZ AND MARILOU
S. DELA CRUZ, both of legal age, Filipino citizen,
and with residence address at Bo. Borol, 1 st, Balagtas,
Bulacan, and hereinafter referred to as the SELLER;
And
ALLAN V. SECERIO married to JOCELYN I.
SECERIO, of legal age, Filipino, single and with
residence address at No. 763, Matungao, Bulacan,
Bulacan, hereinafter referred to as the BUYER.
WITNESSETH: THAT
WHEREAS, the SELLER is the owner of certain parcel of land with all the
improvements existing thereon, situated at Bo. Borol, 1st, Balagtas, Bulacan,
and covered by TCT No. T-481968 of the Registry of Deeds of Meycauayan,
Bulacan, more particularly described as:
TRANSFER CERTIFICATE OF TITLE No. T-481968 (M)
A parcel of land ((Lot-9, blk. 4 of the subd., plan
(LRC) Psd-157011, being a portion of lot 2, described
on plan Psu-10161, LRC Rec. No. 13856), situated in
the Bo. of borol 1st, Mun. of Balagtas, Prov. Of
Bulacan, Is. of Luzon. Bounded on the NE & E pts 2 to
5 by Lot 5, III-6951 (The Roman Catholic Church); on
the SE., pts. 5 to 6 by lot 17 (Alley) blk. 5; on the SW.,
pts 6 to 7 & 7 to 1 by Road lot 5 & on the NW. pts. 1
to 2, by lot 8 blk.4, all of the subd., plan. Beginning
at a appoint marked 1 on the plan xxxxxxxxxxxx
containing an area of THREE HUNDRED TWENTY
THREE (323) SQ. METERS, MORE OR LESS,

WHEREAS, the SELLER has offered to sell and the BUYER has agreed to
buy the above-described parcels of land with all the improvements thereon
for the total price of TWO MILLION PESOS (P2,000,000.00).
NOW, THEREFORE, for and in consideration of the sum of TWO
MILLION PESOS (P2,000,000.00), the said SELLER does hereby sell,
transfer and convey, in a manner absolute and irrevocable, unto the BUYER,
his heirs and assigns the real property above described together with all the
improvements existing thereon, free and clear of all liens and encumbrances.
IN ADDITION, the SELLER shall pay the Capital Gains Tax and the
Documentary Stamp Tax relative to this transaction.

IN WITNESS WHEREOF, the parties have hereunto signed this DEED
