RESIDENTIALLEASEAGREEMENT

THISLEASE(theLease)datedthis23thofAugust,2016BETWEEN:

FranciscaGarcia

(theLandlord)

AND

YadiraCarrillo

(theTenant)

(individuallythePartyandcollectivelytheParties)

INCONSIDERATIONOFtheLandlordleasingcertainpremisestotheTenantandother
valuableconsideration,thereceiptandsufficiencyofwhichconsiderationishereby
acknowledged,thePartiesagreeasfollows:

LeasedProperty
1. TheLandlordagreestorenttotheTenantthehouse,municipallydescribedas8601
CopperRidgeAve.,LasVegas,Nevada89129(theProperty),foruseasresidential
premisesonly.NeitherthePropertynoranypartofthePropertywillbeusedatanytime
duringthetermofthisLeasebyTenantforthepurposeofcarryingonanybusiness,
profession,ortradeofanykind,orforthepurposeotherthanasaprivatesinglefamily
residence.
2. SubjecttotheprovisionsofthisLease,apartfromtheTenant,nootherpersonswilllive
inthePropertywithoutthepriorwrittenpermission,exceptfor:AlfredoPerezBerenice
CarrilloDyanaCarrilloFernandoCarrilloandJazmineRobles..
3. NoguestsoftheTenantsmayoccupythe`Propertyforlongerthanoneweekwithoutthe
priorwrittenconsentofthelandlord.
4. AreasonablenumberofpetsoranimalsareallowedtobekeptinorabouttheProperty.
If,atthesolediscretionoftheLandlord,thisprivilegeisabused,orifthepetscause
problemsorinterferewiththeuseandenjoymentofthePropertyforothertenants,the
landlordmayrevokethisprivilegeuponthirty(30)daysnotice.
5. SubjecttotheprovisionsofthisLease,theTenantisentitledtousetheparkingonor
abouttheProperty.

6. SmokingispermittedontheProperty.TheTenantwillberesponsibleforalldamage
causedbysmokingincluding,butnotlimitedto,stains,burns,odorsandremovalof
debris.
7. TheLandlordhassuppliedandtheTenantagreestouseandmaintaininreasonable
condition,normalwearandtearexcepted,thefurnishingsnotedintheinspectionreport
completedbeforetheTenanttookpossessionoftheProperty.
Term
8.ThetermoftheLeaseisaperiodictenancycommencingat12:00pmonAugust23,2016,
andcontinuingonamonthtomonthbasisuntiltheLandlordortheTenantterminates
thetenancy.

Rent
9.SubjecttotheprovisionsofthisLease,therentforthePropertyis$1,400.00permonth
(theRent).
10.TheTenantwillpaytheRentonorbeforetheFirstofeachandeverymonthoftheterm
ofthisLeasetotheLandlordat3119LenorSt.,LasVegas,NV891532233oratsuch
otherplaceastheLandlordmaylaterdesignate.
11.TheTenantwillbechargedanadditionalamountof$10.00perdayforanyrentthatis
receivedafterthelatteroftheduedateandtheexpirationofanygraceperiodunderthe
applicablelegislationoftheStateofNevada(theAct),ifany.

SecurityDeposit
12.OnexecutionofthisLease,theTenantwillpaytheLandlordasecuritydepositof
$800.00(theSecurityDeposit).
13.TheLandlordwillholdtheSecurityDepositataninterestbearingaccountsolelydevoted
tosecuritydepositsatWesternCreditUnionlocatedinLasVegas,NV.
14.TheLandlordwillreturntheSecurityDepositattheendofthistenancy,lesssuch
deductionsasprovidedinthisLeasebutnodeductionwillbemadefordamagedueto
reasonablewearandtearnoranydeductionprohibitedbytheAct.
15.DuringthetermofthisLeaseorafteritstermination,theLandlordmaychargetheTenant
ormakedeductionsfromtheSecurityDepositforanyorallofthefollowing:
a.repairofwallsduetoplugs,largenailsoranyunreasonable
numberofholesinthewallsincludingtherepaintingofsuch
damagedwalls
b.repaintingrequiredtorepairtheresultsofanyotherimproper
useorexcessivedamagebytheTenant
c.unpluggingtoilets,sinksanddrains
d.replacingdamagedormissingdoors,windows,screens,mirrors
orlightfixtures

e.repairingcuts,burns,orwaterdamagetolinoleum,rugs,and
otherareas
f.anyotherrepairsorcleaningduetoanydamagebeyondnormal
wearandtearcausedorpermittedbytheTenantorbyany
personwhomtheTenantisresponsiblefor
g.thecostofexterminationwheretheTenantortheTenants
guestshavebroughtorallowedinsectsintothePropertyor
Building
h.repairsandreplacementsrequiredwherewindowsareleftopen
whichhavecausedplumbingtofreeze,orrainorwaterdamage
tofloorsorwalls
i.anyotherpurposeallowedunderthisLeaseortheAct.

Forthepurposeofthisclause,theLandlordmaychargetheTenant
forprofessionalcleaningandrepairsiftheTenanthasnotmade
alternatearrangementswiththeLandlord.

16.TheTenantmaynotusetheSecurityDepositaspaymentfortheRent.

QuietEnjoyment
17.TheLandlordcovenantsthatonpayingtheRentandperformingthecovenantscontained
inthisLease,theTenantwillpeacefullyandquietlyhave,hold,andenjoytheProperty
fortheagreedterm.

Inspections
18.ThePartieswillcomplete,signanddateaninspectionreportatthebeginningandatthe
endofthistenancy.

TenantImprovements
19.TheTenantwillobtainwrittenpermissionfromtheLandlordbeforedoinganyofthe
following:
a.applyingadhesivematerials,orinsertingnailsorhooksinwalls
orceilingsotherthantwosmallpicturehooksperwall
b.painting,wallpapering,redecoratingorinanywaysignificantly
alteringtheappearanceoftheProperty
c.removingoraddingwalls,orperforminganystructuralalterations
d.installingawaterbed(s)
e.changingtheamountofheatorpowernormallyusedontheProperty
aswellasinstallingadditionalelectricalwiringorheatingunits

f.placingorexposingorallowingtobeplacedorexposedanywhere
insideoroutsidethePropertyanyplacard,noticeoranyotherpurpose
or
g.affixingtoorerectinguponornearthePropertyanyradioorTVantenna
ortower.

UtilitiesandOtherCharges
20.TheTenantisresponsibleforthepaymentofallutilitiesinrelationtotheProperty.

Insurance
21.TheTenantisherebyadvisedandunderstandthatthepersonalpropertyoftheTenantis
notinsuredbytheLandlordforeitherdamageorloss,andtheLandlordassumesnoliab
Ilityforanysuchloss.

AttorneyFees
22.IntheeventthatanyactionisfiledinrelationtothisLease,theunsuccessfulPartyinthe
actionwillpaytothesuccessfulParty,inadditiontoallthesumsthateitherPartymaybe
calledontopay,areasonablesumforthesuccessfulPartysattorneyfees.

GoverningLaw
23.ThisLeasewillbeconstruedinaccordancewithandexclusivelygovernedbythelawsof
theStateofNevada.

Severability
24.IfthereisaconflictbetweenanyprovisionofthisLeaseandtheAct,theActwillprevail
andsuchprovisionsoftheLeasewillbeamendedordeletedasnecessaryinorderto
complywiththeAct.Further,anyprovisionsthatarerequiredbytheActareincorporated
intothisLease.
25.TheinvalidityorunenforceabilityofanyprovisionsofthisLeasewillnotaffectthe
validityorenforceabilityofanyotherprovisionofthisLease.Suchotherprovisions
remaininfullforceandeffect.

AmendmentofLease
26.ThisLeasemayonlybeamendedormodifiedbyawrittendocumentexecutedbythe
Parties.

AssignmentandSubletting
27.TheTenantwillnotassignthisLease,orsubletorgrantanyconcessionorlicensetouse
thePropertyoranypartoftheProperty.Anyassignment,subletting,concession,or

license,whetherbyoperationoflaworotherwise,willbevoidandwill,atLandlords
option,terminatethisLease.

DamagetoProperty
28.IfthePropertyshouldbedamagedotherthanbytheTenantsnegligenceorwillfulactor
thatoftheTenantsemployee,family,agent,orvisitorandtheLandlorddecidesnotto
rebuildorrepairtheProperty,theLandlordmayendthisLeasebygivingappropriate
notice.

CareandUseofProperty
29.TheTenantwillpromptlynotifytheLandlordofanydamage,orofanysituationthatmay
significantlyinterferewiththenormaluseofthePropertyortoanyfurnishingssupplied
bytheLandlord.
30.TheTenantwillnotengageinanyillegaltradeoractivityonorabouttheProperty.
31.ThePartieswillcomplywithstandardsofhealth,sanitation,fire,housingandsafetyas
requiredbylaw.
32.ThePartieswillusereasonableeffortstomaintainthePropertyinsuchaconditionasto
preventtheaccumulationofmoistureandthegrowthofmold.TheTenantwillpromptly
notifytheLandlordinwritingofanymoistureaccumulationthatoccursorofanyvisible
evidenceofmolddiscoveredbytheTenant.TheLandlordwillpromptlyrespondtoany
suchwrittennoticesfromtheTenant.
33.IftheTenantisabsentfromthePropertyandthePropertyisunoccupiedforaperiodof
fourconsecutivedaysorlonger,theTenantwillarrangeforregularinspectionbya
competentperson.TheLandlordwillbenotifiedinadvanceastothename,address
andphonenumberofthepersondoingtheinspections.
34.AttheexpirationofthetermofthisLease,theTenantwillquitandsurrenderthe
Property
inasgoodastateandconditionastheywereatthecommencementofthisLease,
reasonableuseandwearandtearexcepted.

HazardousMaterials
35.TheTenantwillnotkeeporhaveonthePropertyanyarticleorthingofadangerous,
flammable,orexplosivecharacterthatmightunreasonablyincreasethedangeroffire
onthePropertyorthatmightbeconsideredhazardousbyanyresponsibleinsurance
company.

RulesandRegulations
36.TheTenantwillobeyallrulesandregulationsoftheLandlordregardingtheProperty.


LeadWarning
37.Housingbuiltbefore1978maycontainleadbasedpaint.Leadfrompaint,paintchips,
anddustcanposehealthhazardsifnottakencareofproperly.Leadexposureis
especiallyharmfultoyoungchildrenandpregnantwomen.Beforerentingpre1978
housing,lessorsmustdisclosethepresenceofknownleadbasedpainthazardsin
thedwelling.Lesseesmustalsoreceiveafederallyapprovedpamphletonlead
poisoningprevention.

38.Foranymatterrelatingtothistenancy,theTenantmaybecontactedatthePropertyor

GeneralProvisions
40.AllmonetaryamountsstatedorreferredtointhisLeasearebasedintheUnitedStates
dollar.
41.AnywaiverbytheLandlordofanyfailurebytheTenanttoperformorobservethe
provisionsofthisLeasewillnotoperateasawaiveroftheLandlordsrightsunder
thisLeaseinrespectofanysubsequentdefaults,breachesornonperformance
andwillnotdefeatoraffectinanywaytheLandlordsrightsinrespectofany
subsequentdefaultorbreach.
42.ThisLeasewillextendtoandbebindinguponandinuretothebenefitofthe
respectiveheirs,executors,administrators,successorsandassigns,asthe
casemaybe,ofeachParty.Allcovenantsaretobeconstruedasconditions
ofthisLease.
43.AllsumspayablebytheTenanttotheLandlordpursuanttoanyprovisionof
thisLeasewillbedeemedtobeadditionalrentandwillberecoveredbythe
Landlordasrentalarrears.

44.WherethereismorethanoneTenantexecutingthisLease,allTenantsare
jointlyandseverallyliableforeachothersacts,omissionsandliabilities
pursuanttothisLease.
45.Locksmaynotbeaddedorchangedwithoutthepriorwrittenagreementof
bothParties,orunlessthechangesaremadeincompliancewiththeAct.
46.TheTenantwillbechargedanadditionalamountof$25.00foreachN.S.F.
checkorchecksreturnedbytheTenantsfinancialinstitution.
47.HeadingsareinsertedfortheconvenienceofthePartiesonlyandarenotto
beconsideredwheninterpretingthisLease.Wordsinthesingularmeanand
includethepluralandviceversa.Wordsinthemasculinemeanandinclude
thefeminineandviceversa.
48.ThisLeaseandtheTenantsleaseholdinterestunderthisLeaseareandwill
besubject,subordinate,andinferiortoanyliensorencumbrancesnowor
hereafterplacedonthePropertybytheLandlord,alladvancesmadeunder
anysuchliensorencumbrances,theinterestpayableonanysuchliensor
encumbrances,andanyandallrenewalsorextensionssuchasliensor
encumbrances.
49.ThisLeasemaybeexecutedincounterparts.Facsimilesignaturesarebinding
andareconsideredtobeoriginalsignatures.
50.ThisLeaseconstitutestheentireagreementbetweentheParties.Anyprior
understandingorrepresentationofanykindprecedingthedateofthisLease
willnotbebindingoneitherPartyexcepttotheextentincorporatedinthis
Lease.
51.TheTenantwillindemnifyandsavetheLandlord,andtheowneroftheProperty,
wheredifferentfromtheLandlord,harmlessfromallliabilities,fines,suits,claims,
demandsandaccusationsofanykindornatureforwhichtheLandlordwillormay
becomeliableorsufferbyreasonofanybreach,violationornonperformancebythe
TenantorbyanypersonforwhomtheTenantisresponsible,ofanycovenant,term,or
provisionshereoforbyreasonofanyact,neglect,ordefaultonthepartoftheTenantor
otherpersonforwhomtheTenantisresponsible.Suchindemnificationinrespectofany
suchbreach,violationornonperformance,damagetoproperty,injuryordeath
occurringduringthetermoftheLeasewillsurvivetheterminationoftheLease,
notwithstandinganythinginthisLeasetothecontrary.
52.TheTenantagreesthattheLandlordwillnotbeliableorresponsibleinanyway
foranypersonalinjuryordeaththatmaybesufferedorsustainedbytheTenant
orbyanypersonforwhomtheTenantisresponsiblewhomaybeonthe
PropertyoftheLandlordorforanylossofordamageorinjurytoanyproperty,
includingcarsandcontentsthereofbelongingtotheTenantortoanyother
personforwhomtheTenantisresponsible.

53.TheTenantisresponsibleforanypersonorpersonswhoareuponoroccupyingthe
PropertyoranyotherpartoftheLandlordspremisesattherequestoftheTenant,
eitherexpressorimplied,whetherforthepurposesofvisitingtheTenant,making
deliveries,repairsorattendinguponthePropertyforanyotherreason.Without
limitingthegeneralityoftheforegoing,theTenantisresponsibleforallmembers
oftheTenantsfamily,guests,servants,tradesmen,repairmen,employees,agents,
inviteesorothersimilarpersons.
54.Duringthelast30daysofthisLease,theLandlordortheLandlordsagentswillhave
theprivilegeofdisplayingtheusualForSaleorForRentorVacancysignsonthe
Property.
55.TimeisoftheessenceinthisLease.
