CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This agreement made and entered into between
WILBERTO P. SACLOLO, of legal age, married and residing
at Bagong Kalsada, Naic, Cavite as LESSOR and ALYSA JIE
ATANGAN, of legal age, Single and formerly residing at
Naic, Cavite, as LESSEE.

1. That the object of Lease is a lot located at Ibayo Silangan

Naic, Cavite with an area of 324 square meters, more or
less, under TCT no. T-98671;
2. That the Lease is for one (1) year contract at a monthly
rental of eleven thousand pesos (Php 11,000.00)
monthly;
3. That the premises Lease have been found and received
by the lessee in good habitable and usable condition;
4. That the Lessee shall occupy the premises exclusively for
business purposes;
5. That the Lessee is expressly prohibited to sublet the
leased property to anyone;
6. That the cost of electricity, water, telephone other
incidental expenses during the incumbency of the Lessee
shall be paid for him and that the sanitation inside and
outside the premises shall also be the responsibility of
the Lessee;
7. That the Lessee shall be responsible for the observance
of sanity and electrical regulation required of imposed by
the City or National Government authorities regarding
the use and habitation of the leased premises and
further in case necessity of repairing and painting inside
and outside the premises shall be done, it shall be for
the account of the lessee;
8. Upon expiration of the term of this contract, the lessee
shall surrender and return to the Lessor the leased
premises in good condition as they were when occupied
by the lessee at the beginning of the contract period;

9. Should the lessee comply with the condition set forth in

this contract and found by the Lessor to be satisfactory,
the lease contract can be renewed subject to the
payment of additional amount based on the rate of new
rental rate laws

That in case of non-payment of the rental herein
stipulated for at least late of one month, or violation of
any condition of this contract the lease shall be
considered that the LESSEE vacate the premises;
11.
That the Lessee, shall pay the rental amount of two
(2) months deposit and (1) month advance, starting the
date of execution of this contact;
IN WITNESS WHEREOF, I have here unto signed my name to
