DECLARATION-CUM-INDEMNITY

I, Shital Suresh More, an Adult, Indian Inhabitant, having address at


________________________________________________________________
____________________ do hereby solemnly declare and state as under: 1.

M/s. J P Infra (Mumbai) Pvt. Ltd., (hereinafter referred to as the


Developer) is developing a larger piece of land more particularly
described in the First Schedule hereunder written (hereinafter referred to
as the said property).

I say that being an Occupant of Structure No.296 (As per the Annexure-II
issued by the Competent Authority), I have on _______ entered into an
Deed/Agreement/MOU with the said Developer i.e. M/s. J P Infra
(Mumbai) Pvt. Ltd. (also hereinafter referred to as the Purchaser) with
regard to the structure more particularly described in the Second Schedule
hereunder written. I/We say that in the Annexure II, the said structure is
declared as non-eligible.

Whatever is stated in the said Deed/Agreement/MOU by me is true and


correct to the best of my/our knowledge.

I state that whatever has been stated in the said Deed/Agreement/MOU is


valid and binding on me.

I state that the full consideration has been received by me. Now I have no
share, right, title, interest or claim in the said structure or any part thereof.
The said structure will absolutely belong to the said Purchaser and the
said Purchaser has full power and absolute authority to deal with the
same.

I further place it on record that I have handed over the vacant and
peaceful possession of the said structure to the said Purchaser.

I have also willingly and of my free will executed the Letter of possession
in favour of the Purchaser.

I say that I have no legal heir/family and I have been staying in the said
structure. I hereby agree to indemnify and keep indemnified saved
harmless at all times hereafter, the Purchaser and its successors and
assigns and all persons claiming through it against all proceedings,
claims, demands, costs, charges, expenses and damages, which may be
brought upon, made against the Purchaser or its successors and assigns
or they or any of them may sustain or incur by or by means of any person
who shall or may have claim or make any claim or demand to the said
structure or any claim is made by any person on account of surrendering
the said structure in favour of Purchaser or if any obstacles are created or
any claim is made by any other person or persons in the said structure or
any claim if preferred for getting any permanent alternate accommodation
in lieu of the structure or any of the aforesaid representations are found to
be incorrect or false or untrue.
The First Schedule Above Referred To:
ALL THAT piece or parcel of land or ground situate, lying and being at

Village Malad (East), Taluka Borivali, Mumbai Suburban District, bearing Survey
No.267, Hissa No.1/1(pt.) CTS No. 610(pt.) of Village Malad (East) situated at
Opp. Gokuldham, Gen. A.K.Vaidya Marg, Malad (East), Mumbai 400 097 within
the Registration District and Sub-District of Mumbai City and Mumbai Suburban.

The Second Schedule Above Referred To:


Structure bearing No.296 (As per Annexure-II issued by the Competent
Authority) admeasuring about 14 x 17 sq. ft. (Carpet area/ built up area)
consisting of ground + mezananine floor and indicated on plan annexed herewith
in red colour boundary lines, standing on part of land bearing CTS No. 610(pt.) of
Village Malad (East), situated at Sanjay Gandhi Nagar Rahivasi Sanghatna, Opp.

-: 3 :Gokuldham, Gen A. K. Vaidya Marg, Malad (East), Mumbai 400 097 Taluka
Borivali, within the Registration Sub District and District of Mumbai City and
Mumbai Suburban.
