CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:


This AGREEMENT OF LEASE made and entered into by and between:
The LESSOR, REYNA E. ALEGRIA, of legal age, married and with resident address at Caelian St.,
Leon, Iloilo, Philippines.
and
The LESSEE, MA. ZUL C. PADIOS, of legal age, married and with resident address at Brgy.Oluangan,
Leon, Iloilo, Philippines.
WITNESSETH:
That the LESSSOR hereby leases unto the LESSEE, and the latter hereby accepts in lease from the
former, of A&Y Space Rental Stall No. 3 located at N/Cor. Camposano-caelian St. Poblacion Leon, Iloilo with an
area of five (5) by three (3) meters, more or less, under the following terms and conditions:
1. TERM. The term of the lease is ONE (1) YEAR, commencing from May 1, 2016 and expiring on
May 1, 2017;
2. RENTAL. The monthly rental shall be THREE THOUSAND PESOS ( Php 3,000.00 ) Philippine
Currency. Upon signing of this contract, the LESSEE shall pay the LESSOR TWO (2) months rental in advance
covering the months of May 1, 2016 to July 1, 2016. Succeeding monthly rentals shall be paid in cash to be paid
by the LESSEE at the resident of the LESSSOR on or before the 13 th day of each and every month, plus three per
centum (3%) surcharge per every day of delay for payment of rentals made after the 1 st day of the month due.
It is expressly agreed and understood that the payment of the rental herein stipulated shall be without the necessity
of express demand and without delay on any ground whatsoever.
3. DEPOSIT. The LESSEE shall pay Two (2) months deposit upon the commencement of the contract:
SIX THOUSAND pesos (Php 6,000), Philippine Currency, to guarantee the payment of any future damage to the
leased premises, alterations without consent, unpaid utilities and other obligations to third parties by the LESSEE
during the term of the agreement, which deposit shall bear no interest. Unless applied to said damages, alterations,
unpaid utilities and other obligations to third parties, said deposit shall be returned to the LESSEE within sixty
(60) days after the termination of this agreement: Provided, however, that the deposit cannot be applied to unpaid
back rentals owed by the LESSEE prior to expiration of this agreement. In case of deficit on the amount of
deposit for the damages, repairs, unpaid utilities and other obligations, the LESSEE shall be liable for the said
insufficiency. Furthermore, if the LESSEE vacates the premises before the expiration of the period of lease, the
total amount of the deposit and advance rentals shall be forfeited in favor of the LESSOR.
4. The LESSEE hereby expressly agrees and warrants that the leased premises shall be used by her
exclusively for the following purpose, to wit: PADIOS DIGITAL PRINTING SERVICES; and the said
LESSEE is hereby strictly prohibited from using said premises for any other purpose or business without prior
written consent of the LESSOR.
5. ASSIGNMENT and SUBLEASE. The LESSEE shall not directly or indirectly sublease, assign,
transfer, convey, mortgage or any way encumber her right of lease over the leased premises or any portion hereof
under any circumstances whatsoever; any contract that may be made in violation of this clause shall be null and
void. It is expressly understood and agreed by the parties that the personal character of the LESSEE as herein
below represented and the nature of the occupancy of the leased premises as above restricted, constitute and are
the special consideration and inducement for the granting of this lease by the LESSOR; consequently, any
violation, direct or indirect, of any of the stipulations hereof shall automatically and unequivocally terminate this
contract of lease from the time such violations OMITS.
6. After this lease has terminated for any reason whatsoever, the LESSEE continues the occupation of
the premises with the consent of the LESSOR, said extension of lease shall be understood as running from month
to month only, under the same terms and conditions herein stipulated, and may be terminated by either party by
means of a written notice served upon the other party atleast thirty (30) days in advance prior to the date of such
termination.
7. The LESSEE hereby expressly acknowledges that the leased premises are in good and tenantable

condition and agrees to keep the same in such a good and tenantable condition. Any provision of law, present or
future, or any stipulation in this agreement to the contrary notwithstanding, the LESSEE hereby agrees and bind
itself to undertake at its exclusive expense, all repairs, necessary or otherwise, such as may be required to
maintain the same in good state of repair. It is expressly agreed and understood, however, that the LESSEE shall
not start or proceed with any repair work nor in any case introduce improvements or make any alterations in the
leased premises without the prior written consent and approval of the LESSOR; and the parties agree that all
improvements or alterations of whatsoever nature such as may be made thereon shall, upon completion thereof,
form integral parts of the leased premises and shall not be removed therefrom but shall belong to and become the
exclusive property of the LESSOR, without any right on the part of the LESSEE to the reimbursement of the cost
or value thereof.
8. The LESSEE shall pay for and defray at its exclusive expense, the consumption of water, electric
light, telephone or other utility services in the leased premises; all repairs in the utility service system therein shall
be made by the LESSOR but for the exclusive account of the LESSEE.
9. The LESSEE shall not paint, make alterations or changes in the electrical plumbing installations
within the leased premises, without prior consent of the LESSOR.
10. The LESSEE shall not claim any loss or damage on account of necessary work that the LESSOR may order to be
done in the building, and which in any way interrupt its use of the premises leased.
11. The LESSEE shall comply with any and all laws, ordinances, regulations of the NATIONAL or
MUNICIPAL Government authorities arising from or regarding the use, occupation and sanitation of the leased
premises. Failure to comply with said laws, ordinances, regulations or orders shall be at exclusive risk and
expense of the said LESSEE.
12. The LESSEE shall not bring into or store in the leased premises, any inflammable or explosive
goods or materials nor any article which may expose the leased premises to fire or increase the fire hazard of the
building or any other article which the LESSOR may prohibit.
13. The LESSEE shall comply with all sanitary rules and safety regulations which may be promulgated
from time to time by the LESSOR and shall keep and maintain the leased premises in clean and sanitary condition
and dispose of all rubbish only thru the means and places indicated by the LESSOR for the purpose.
14. The LESSEE expressly agrees to strictly abide by all the regulations which may be given by the
LESSOR from time to time for the tenants of the building in general.
15. The LESSOR or its duly authorized representatives shall have the right to inspect the leased
premises at any reasonable hour of the day.
16. The LESSEE shall not put up, paint or inscribe any signboard in or outside the leased premises nor
any portion of the property of the LESSOR, without previous written consent of the latter.
17. The LESSEE shall be responsible at all times for all acts done its agents or employees and other
persons entering the leased premises insofar as the enforcement of the provisions of this contract is concerned.
Any damage or injury to the leased premises due to the fault of the LESSEE, its agents, employees or any
servants or third persons who may be gained access to the leased premises shall be repaired promptly by the
LESSEE at its exclusive expense. The LESSOR, however, shall not be responsible for any loss or damage which
the LESSEE may sustain in the premises, due to any cause whatsoever.
18. The LESSEE shall not use the leased premises for dwelling or sleeping purposes.
19. No partitions, dividers, shades, awnings, blinds, or windows guards shall be installed or used in the
premises without the prior written consent of the LESSOR.
20. The LESSOR shall not be liable for the presence of any insects, in any, in the leased premises. The
LESSOR shall not be liable for the failure of water supply and/or electric current.
21. Any violations in the above terms and conditions will produce IPSO FACTO the rescission of this
contract of lease.
22. EXPIRATION OF LEASE. Upon the expiration of the lease contract, as herein provided, the LESSEE will
promptly deliver to the LESSOR the leased premises with all the corresponding keys and in as good condition as
the same is now, ordinary wear and tear expected devoid of movable furnitures, articles and effects of any kind.
Non-compliance with the terms of this clause by the LESSEE will give the LESSOR the right, at the latter's

option, to refuse to accept the delivery of the premises and compel the LESSEE to pay rent therefrom at the same
rate plus Twenty Five (25) % thereof as penalty until the LESSEE shall have complied with the terms
hereof. The same penalty shall be imposed in case the LESSEE fails to leave the premises after the expiration of
this Contract of Lease or termination for any reason whatsoever.
23. RENEWAL CLAUSE. The LESSEE shall notify the LESSOR at least Thirty (30) days before the
expiration of the contract of its interest for the renewal of the contract. The LESSOR shall give precedence to the
LESSEEs interest. In case of renewal, another contract shall be executed with different terms and conditions as
may deemed necessary.
24. ATTORNEYS FEES. In case the LESSOR resorts to judicial action base upon or connection with
lease contract, the LESSEE hereby agrees to pay attorneys fee equivalent to twenty five (25%) of the total
amount involved or claimed by the LESSOR as against the LESSEE plus all court expenses and/or costs of
litigation.
25. COURT VENUE. All Court actions from this contract of lease shall be filed only in the Courts of
Iloilo City to exclusion of all other courts.
IN WITNESS WHEREOF, the parties hereto gave set their hand this ________ in Leon, Iloilo,
